Maintain the entire hotel facility: including the physical building structure; all electrical,
mechanical, HVAC systems and related equipment in accordance with a planned preventive
maintenance program. Ensure all areas are maintained to the high standard expected by our
guests.
Conduct regular walk-around, visually assessing the safe and efficient maintenance and operation
of the physical structure of the hotel ,swimming pool& Beach , all electrical, mechanical, HVAC
systems and any other related equipment. Verify completion of all routine maintenance on public
places, meeting rooms, ballrooms, outlets, back of the house spaces and external areas. Verify
completion of all repairs, replacement and renovation
Involving on all sustainable development action to get ISO 14001 Certification

Our hotel water supply line is in bad condition, daily 2 or 3 water leak complaint ( sometimes
using Jublee clip for stopping the water leak temporarily

Manama area balance tank overflow channel leak

Presently there is no actual PPM , Just filling the sheet giving to Dalkia & no proper recording system

a)Guest room :- most of the room grouting & silicon are in bad shape
b)Furniture need to be repolished
c)Minibar not working properly
d)Guest room & Restaurants Toilet W/C mechanisam not working properly
e)Hot water not reaching in guest room (some rooms minimum 5-7 minute will take to reach )
f)Sweet- & Brackish Main water tank cleaning -5 tank
g)Reverse Osmosis membrane not working
h)No sprinkler for fire fighting
i)Dry riser for fire fighting
j)No Auto chemical dosing system for swimming pool
k)Chilled water line valve corroded & damaged valve
l)Heater calorfier preventive maintenace yearly basis not doing
m)No safety data sheet & PPE

There is no proper documentation

Recommendation
At any cost minimum one 350 ton capacity chiller need to buy to avoid past
experience , or will install admin, Restaurants & reception split or package units to
reduce load.
New chiller required Electricity supply & other modification required

1)Arrange with Dalkia team & define the actual fault & remedy
2)Consider long term solution
3) Solution , they have to address the complaint within certain time period
with help of DUNHAM_BUSH main dealer whenever required

Water leak
1) visual inspection check status of all valve and make list and
replace the valve if required
2) quarterly valve excise means close & open excise ( planning to
implement after replacing corroded valves)
3)check all pipe status ( maximum possible areas)
4)start to replace the pipe monthly basis ( depends on occupency,
effecting area etc)
5)avoid jublee clip method and prefer permanent method whenever
water leak
6) VFD reset & change the program depends on the situation, Presently
adjusted and control the leak

Swimming pool Manama area balance tank overflow
channel pipe water leak
1) contacted to Koohiji (one of the spealized company to rectify
the leak )
they visited the site on 22/10/2014 and they will arranging suitable
camera with help of their German dealer, expecting to get
conformation before 12 /11/2014 (In 2014 December I could
arrange the company with Robert snake camera found the leak &
solved, presently there is no leakage in the swimming pool)
2) Looking for alternative solution ( break the floor and fixed the
leak within certain period , contacting to Dalkia or other related
contracting company) Temporary stop the leak inserting flexible
pipe
3) monitor swimming pool daily water consumption

1) Hotel equipment list merge with Dalkia PPM number
2) PPM Plan will revise based on Accor PPM plan
3)Will implement Effective PPM December,2014 Onwards
4) Keep separate self for PPM document
Energy saving
1)Daily basis water, electricity analysis ( sub meter reading daily basis and check
consumption area by area) Monthly basis and yearly basis on going
2) Covert to LED light in guest room , public areas ( every month guest room 10
% )
3) staff awareness of water & Electricity consumption through ISO training
poster, bulletin and team briefing ( coordinating with training
manager & Other h/K, F/o and Security)
4) Random check of Guest room , meeting rooms with Security,H/K and F/O to
ensure utilities are switched OFF in vacant rooms
5) monitoring usage of chillers as per occupancy & season
Note:- I could save water & Electricity 4% compare to 2014

Hot water not reaching in guest room( minimum 5-7 minute to take
hot water reaching in some guest room)
1) Fixing insulation on pipe (wherever insulation is exposed )
2)circulation pump efficiency to be checked time by time
3) All area Pressure regulating valve (PRV) need to check & service
Done, Monitoring & log all guest, still no more complaint

1)All Engineering Check list ( daily 3 shift check list, swimming pool
chemical treatment, chiller log, daily Electricity, water, gas, sub
meters, Malfunctions details & guest complaint) 2) All AMC company
separate file, EMS file, Gate pass, staff details, Catalogues of
equipments, keys, Staff external & Internal training, incident report etc
Other Issues to solve
Guest room
1) Furniture need to repolish:- planning to start December,2014
2) Grouting silicon is in a bad condition :- Panning to start December,2014
3) Minibar not working properly:- Placed order for Minibar PCB 20 Nos& then
will summit more PCB for Minibar, most of the minibar having trouble in PCB only
(Now all minibar are working condition)
4) WC flush mechanism not working properly, corroded the cover:-
planning to replace parts & cover ( Gasket and parts order )

  • 7. 7 Recommendation W Water leak 1) visual inspection check status of all valve and make list and replace the valve if required 2) quarterly valve excise means close & open excise ( planning to implement after replacing corroded valves) 3)check all pipe status ( maximum possible areas) 4)start to replace the pipe monthly basis ( depends on occupency, effecting area etc) 5)avoid jublee clip method and prefer permanent method whenever water leak 6) VFD reset & change the program depends on the situation, Presently adjusted and control the leak
  • 8. 8 Recommendation Swimming pool Manama area balance tank overflow channel pipe water leak 1) contacted to Koohiji (one of the spealized company to rectify the leak ) they visited the site on 22/10/2014 and they will arranging suitable camera with help of their German dealer, expecting to get conformation before 12 /11/2014 (In 2014 December I could arrange the company with Robert snake camera found the leak & solved, presently there is no leakage in the swimming pool) 2) Looking for alternative solution ( break the floor and fixed the leak within certain period , contacting to Dalkia or other related contracting company) Temporary stop the leak inserting flexible pipe 3) monitor swimming pool daily water consumption
