CONTEXT OF ARCHITECTURE
In development in architecture involves
 Site
 Feasibility and financing
 Marketing
 Design and construction
 Operation
 Development can be highly regarding business but
has great risk factors.
 The developer is the key of development process, fuel
and engine.
 The developer initiates the process
 Hire the experts (including architects)
 Sign all contracts
 Take final responsibility of all decisions
Site selection
 Zoning
Applicable local jurisdiction(town, city, country)
Use and size of building..max building height, required
parking, set back restrictions
 Utilities
Storm and sanitary sewers, gas, electricity and telephones
 Technical factors
Soil, topography, drainage affects, acoustical factors, micro
climate and orientation
 Location
 Important considerations, visible and easily accessible,
neighborhood and amount of traffic (auto and pedestrian)
 Aesthetics
Landscape conditions, existing and proposed are
important aspects
Community
Reaction of community to the proposed project.
Traffic, noise
 City services
Police, fire department , refuse collection, local schools
 Cost
Land cost within a range
Determining feasibility and obtaining
financing
 After selection of suitable site proposed
development project make sense from the

 Considering the more details in technical

 Finally the creation of schematic design.
Design and consideration
 In early stages number of alternative designs for
the site are produced and most viable are chosen
for schematic and preliminary drawings.

 From the time site has been selected the
developer has been marketing the project by
attempting to find tenants or buyers.
 Aspects of many decisions (site, location,
landscaping, building design)can be significant in
attracting tenants or buyers.
 Leisure time completion is important for the
success of project.
Building operation
Longest period in the life cycle of the building
It may be from twenty to more than hundred year.
Fully occupied
Tenants paying rents
Owner is paying project expenses such as
Water
Sewer
Gas
maintenance
And administrative costs.
