The tourism sector is one of the main sectors of activity of the Portuguese
economy, however, the today tourist demand is LIVING Portugal, what
means looking for unique experiences from gastronomy to the housing
itself.
Attent to the growing demand for tourist accommodation in villas,
apartments, B & B, boutique-hotels and charm hotels, LW developed
marketing services that boost the touristic rental.
OUR APPROACH
One of the main challenges in touristic rental management is to position
each property in several specialty portals.
Advertise is easy and anyone can upload information on booking.com
portal or any other portal and expect that some of the thousands of people
who visit these portals find your property and make a reservation. At the
end of the year you will have made some money, but fell far short of the
potential profitability that you can get.
The experience and dedication of the LW staff ensure you a greater
visibility to your properties, rising in the ranking of search engine portals.
We work with several portals promoting touristic accommodation and we
ensure to our clients a service that provides a higher exposure.

CONDITIONS
Hiring marketing services for the touristic rental market requires the
celebration of a contract to provide services on a non-exclusive basis, for a
period of 12 months.
Services included :
• International and national promotion
• Booking management
• Values collection
Not included services :
• Laundry and cleaning
• Check-in and check-out
• Insurance and local accommodation
legalization to competent authorities
AGENCY COMMISSION: 15%
Note: Special offers and welcome packs are responsibility of the owner.
LEGISLATION
1. Local accommodation registration and Home Activity
Provide temporary housing, services for remuneration, is considered local
accommodation, and it need to be register as such. The registration is
made ​​through application to the Mayor of the area where the property is
accompanied by the following documents:
• Document proving the legitimacy of the applicant;
• Disclaimer, passed by a qualified technician, proving that the electrical, gas and
water-heating installations, meet the legal standards;
• Property plant that indicates which units of the accommodation affect the desired
activity;
• Urban land passbook.
In case of approval, the City Council shall register the local accommodation and may,
within 60 days after entry of application, perform an inspection to verify the
requirements compliance.
2. Owning a complaints book
All service providers are required by law to hold a Complaints Book. To obtain it you
will be required some documents to submit the activity performed:
• Copy of the permit or declaration that the establishment is licensed;
• Copy of identification card.
It can be purchased at the following locations:
• National Press Casa da Moeda,
• Consumer General-Direction;
• Regulatory authorities and control bodies competent market professionals and
associations representing the sectors of activities.

TOURISTIC RENTAL The tourism sector is one of the main sectors of activity of the Portuguese economy, however, the today tourist demand is LIVING Portugal, what means looking for unique experiences from gastronomy to the housing itself. Attent to the growing demand for tourist accommodation in villas, apartments, B & B, boutique-hotels and charm hotels, LW developed marketing services that boost the touristic rental.

Advertise is easy and anyone can upload information on booking.com portal or any other portal and expect that some of the thousands of people who visit these portals find your property and make a reservation.   • 9. LEGISLATION 1. Local accommodation registration and Home Activity Provide temporary housing, services for remuneration, is considered local accommodation, and it need to be register as such. The registration is made ​​through application to the Mayor of the area where the property is accompanied by the following documents: • Document proving the legitimacy of the applicant; • Disclaimer, passed by a qualified technician, proving that the electrical, gas and water-heating installations, meet the legal standards; • Property plant that indicates which units of the accommodation affect the desired activity; • Urban land passbook. In case of approval, the City Council shall register the local accommodation and may, within 60 days after entry of application, perform an inspection to verify the requirements compliance.
  • 10. 2. Owning a complaints book All service providers are required by law to hold a Complaints Book. To obtain it you will be required some documents to submit the activity performed: • Copy of the permit or declaration that the establishment is licensed; • Copy of identification card.
