In this document we present GEV Service proposal in alignment with the standard purchase 
procedure for a Golden Visa property in full specific detail. 
There may be exceptions, depending on each situation that will be addressed in due course.

Acquisition of Real Estate has to be done by the applicant and should be acquired prior to 
initial permit request, free from any charges, loans or mortgage, with the sole exception of the 
possibility of encumbering the property (e.g. mortgage) in such a manner that the minimum 
amount of €500,000 of the initial investment is not encumbered. 
A property can be sold during the residency period, but a new one has to be bought at the 
same time, since residency permits will be granted for as long as the investment threshold of 
€500,000 is maintained. 
After the 5th year, once the permanent golden visa residence card is obtained, the property can 
be sold.

PRIOR FISRT VISIT 
 Valid Passport or another valid travelling document which must be valid for at least 1 year 
 Schengen Visa allowing entry and permanence in national territory 
 Criminal record certificate for the last year of the country of residence 
 Signed application enabling consultation of the Portuguese Criminal Records by SEF 
 Proof of means of income by the applicant or aggregate 
 Proof of address at the home country (eg. Bank statement) 
 Marriage certificate for wife and husband of the applicant

FISRT VISIT 
 Appoint Fiscal representative 
 Fiscal number in Portugal 
 Open an account in a local financial institution where money should be transferred to 
 Valid health insurance from an Insurance Company authorized to operate in Portugal 
 Powers of attorney for house purchase and Golden Visa purpose 
 Affidavit, signed by the applicant, undertaking the responsibility of fulfilling the requirements 
correlated to the investment activity conducted in national territory 
 Payment of the applicable fees for the issuance of the residence permit 514,80€* when taking 
the biometrical data (we recommend to do it as customer saves a trip) 
 House selection and reservation 
 Transfer of money for first instalment

AT THE TIME OF HOUSE PURCHASE AND AFTER 
 Due diligence of the property documents by Lawyers 
 Signature of Promissory contract by legal representative 
 Transfer of funds by local Financial Institution to the Seller 
 Signature of Public deed 
 Financial Institution statement to confirm that the required amounts have been 
transferred to Portugal 
 Immigration authorities Golden Visa application 
 Certificate issued by the Real Estate Register, which in case of promissory contract must 
include where legally feasible its registration in that department 
Note: Once instalments paid reach €500,000, the applicant can immediately apply for Golden Visa, even if Public Deed is not signed

We offer a tailor-made service, that includes: 
FISRT VISIT 
 PERSONAL TREATMENT 
 We will pick up our clients from the airport. 
 Upon request we will arrange hotel accommodation with corporate rates. 
 Upon request we will manage transport facilities, including rent-a-car with corporate rates and 
additionally, if requested a private driver speaking English. 
 We will assist clients while they are searching their property and dealing with the Golden Visa 
related issues.

Note: Hotel, rent-a-car and driver costs are directly paid by the client, unlet otherwise agreed
 PAPERWORK 
 We suggest a Fiscal Representative (legal requirement) to the Client. 
 We assist the Client at the Bank, in order to open account and take out health insurance. 
 We supervise the issuing of the bank certificates for the Golden Visa application. 
 We assist the Client and set the bridge with recommended Lawyers in order to ensure 
professional service issue of powers of attorney, purchase and sale agreements, dealing with 
Foreign Office, due diligence on the property, ownership certificates issued by the Real Estate 
Registry Office, etc.. 
 We accompany the Client to Local Authority, when necessary.

 REAL ESTATE ADVICE AND PERSONALIZED SUPPORT 
We are independent. We advise our clients in the selection of the best properties and purchase 
conditions, based on our knowledge of the Real Estate market. 
 We offer a tailor made service and make a selection of properties, according to Client’s profile that are 
submitted to the Client for analysis. 
We take the Client to visit the properties. 
We help the Client to get the best mortgage conditions, over the €500,000 required. 
 Once the client decides for the property, we establish the connection with Lawyers and Bank in order 
to proceed with the payments until the signature of the public deed.

FOLLOWING VISITS OR ONCE CLIENT HAS MADE THE FIRST PURCHASE 
 FOLLOW-UP SERVICES – Acting on behalf of the Client while he/she is not in Portugal, namely with: 
 We assist the Client with the purchase of new properties. 
We make the connection with lawyers. 
We establish the link with the Fiscal representative. 
We advise on the companies that will deal with property maintenance, utility contracts. 
We select an Agency that will search tenants. 
 We represent Clients’ interests in the relationship with tenants. 
We will help the Client finding the best international schools, universities and degrees for the 
family. 
We help with Social Security and National Health Service Center enrolment , applicable to People 
who move to Portugal.

Mónica Santiago (General Manager Portugal), 9 months experience with Golden Visa and former Senior 
(world) Partner at Mercer Consulting, has a 25-year career throughout Europe as Board Member of 
Insurance Companies and Pension Fund Management Companies.
