on 12-month moving averages to
eliminate monthly and seasonal
variations.
This is an extraordinarily tough
market for buyers. It's important to be
calm and realistic. If you don't know
what to do or where to begin, give me
a call and let's discuss your situation
and your options.
The median sales price for single-
family, re-sale homes in San
Francisco fell 3.6% from June. Year-
over-year, the median sales price was
up 10.7%.
The average sales price for homes
was up 15.2% compared to last July.
Home sales fell 12.6% from June, and
they were off 2.9% year-over-year.
Year-to-date, home sales are up
0.4%.
The average price for lofts/condos in
San Francisco fell 6.9% from June,
but rose 3.4% over last July. The
median price was off 3.5%, but was
up 4.8% year-over-year.
Condo/loft sales were down 9.5%
from June, but were up 6.1% year-
over-year. Year-to-date, condo/loft
sales are up 3.5%.
Multiple offers continue to be the
norm. The sales price to list price
ratio, or what buyers are paying over
what sellers are asking remains in the
triple digits: 108.6% for homes and
106.9% for condos/lofts.
The ratio has been over 100% for
homes since December 2012 and for
condos since February 2012.
Average days on market, the time it
takes from when a property is listed
for sale to when it goes under
contract, was twenty-eight for homes
and twenty-nine for condos/lofts.
Sales momentum…
for homes fell 4.0 points to +12.5.
Sales momentum for condos/lofts was
down 0.3 of a point to +6.7.
Pricing momentum…
for single-family homes rose 1.4
points to +8.6. Pricing momentum for
condos/lofts rose 0.3 of a point to
+5.7.

  • 1. Our momentum statistics are based on 12-month moving averages to eliminate monthly and seasonal variations. This is an extraordinarily tough market for buyers. It's important to be calm and realistic. If you don't know what to do or where to begin, give me a call and let's discuss your situation and your options. The median sales price for single- family, re-sale homes in San Francisco fell 3.6% from June. Year- over-year, the median sales price was up 10.7%. The average sales price for homes was up 15.2% compared to last July. Home sales fell 12.6% from June, and they were off 2.9% year-over-year. Year-to-date, home sales are up 0.4%. The average price for lofts/condos in San Francisco fell 6.9% from June, but rose 3.4% over last July. The median price was off 3.5%, but was up 4.8% year-over-year. Condo/loft sales were down 9.5% from June, but were up 6.1% year- over-year. Year-to-date, condo/loft sales are up 3.5%. Multiple offers continue to be the norm. The sales price to list price ratio, or what buyers are paying over what sellers are asking remains in the triple digits: 108.6% for homes and 106.9% for condos/lofts. The ratio has been over 100% for homes since December 2012 and for condos since February 2012. Average days on market, the time it takes from when a property is listed for sale to when it goes under contract, was twenty-eight for homes and twenty-nine for condos/lofts. Sales momentum… for homes fell 4.0 points to +12.5. Sales momentum for condos/lofts was down 0.3 of a point to +6.7. Pricing momentum… for single-family homes rose 1.4 points to +8.6. Pricing momentum for condos/lofts rose 0.3 of a point to +5.7.
