The median sales price for single-
family, re-sale homes in San
Francisco set a new high in August.
Year-over-year, the median sales
price was up 31.4%.
Home sales slumped 45% from July,
and they were off 47% year-over-
year. Year-to-date, home sales are
down 6.4%.
The median price for lofts/condos also
set a new high last month. It was up
19.7% year-over-year.
Condo/loft sales were down 17.7%
from July, and they were down 6.9%
year-over-year. Year-to-date,
condo/loft sales are up 2.8%.
Multiple offers continue to be the
norm. The sales price to list price
ratio, or what buyers are paying over
what sellers are asking remains in the
triple digits: 110.8% for homes and
104.8% for condos/lofts.
Sales momentum…
for homes fell 8.3 points to +4.2.
Sales momentum for condos/lofts was
down 0.5 of a point to +6.5.
Pricing momentum…
for single-family homes rose 2.5
points to +11.1. Pricing momentum for
condos/lofts rose 1.6 points to +7.2.
