HISTORY
Awangsa Bina Sdn Bhd, incorporated in the
year 1993 started from humble beginnings
of small to medium sized construction trade
works.
Awangsa Bina Sdn Bhd is a construction com-
pany specializing in commercial, residential,
and industrial building, as well as civil engi-
neering projects.
From 2004 onwards, they ventured into Main
Builderâs Work through the awarding of main
contracts for various construction work by
their esteemed clients.
At the meantime, they pursued in the imple-
mentation of Quality Management System
and that was successfully attained in 2007.

3. PROFILE
Over the years, they have broad-
ened their management focus into
a green business model for the sus-
tainability of the built environment
and consistently maintaining the
health and safety of their business
operations.
In 2010, they started pursued
in the implementation of Envi-
ronment Management System
and Occupational Safety and
Health Management System. They
achieved the accreditation in 2011.
The integrated management system,
QESH (Quality, Environment, Safety
& Health) Management System is in
place to propel Awangsa to greater
heights.
Basically, Awangsa Bina Sdn Bhd are
the main contractor, they undertake
the whole main building, the M&Es,
infrastructure works for the whole
completion of the building. Then for
their pay master means the devel-
oper, the cover this project, they un-
dertake the contract to construct the
building.

9. Roles and Responsibility
- Main contractor must undertake the ten-
der
- They need to participate in the tender to
do the pricing and go for tending interview.
- They will get the job after the tender is
confirm by client
- After they get the job, QS is responsible
to procure with the site contractor, engi-
neer and workers who carry out the work.
- Main contractor do not do most of the
works, they will sub their work to the spe-
cialist or sub-contractor to do the work as
well.
Q&A Throughout the Interview
How he deal with cost management?âWe tender have
our own budget. We will take quotation from different
contractors, sub-contractors and compare the price but
most probably we are choosing the lowest one. We also
need to check on their specification, their scope of work
which give a cheaper price to prevent unfair competitionâ
How he deal with cost planning and reporting?âFor cost-
ing out in our site, we certify the payment to sub-contrac-
tor, we certify how much we need to pay every month
and our account will quote that payment into a system.
Therefore, inside the system we can capture the catch in
and the catch outâ

10. What is the difference compare with Sunway Geo Residences
?
âBungalow is landed property. This is high rise. Even the ma-
chinery involve like the tower and concrete bum is different. In
the landed, we donât have this kind of machinery while the high
rise building has a more complicated machinery. The scope of
work of sub-contractor is also different.â
What is the biggest challenge you face through this 2 proj-
ects?
âSunway is a big company and they are quite strict on quality
issue, whereas Cencerto has a longer time frame and very chill
with project due date, but they also have strict quality require-
ments. Another thing is the time issue. There is a time frame, so
everything is quite tight in submitting the tender.â
