Brief Synopsis
My career has been very diverse and enabled me to understand all aspects of the construction industry as a
client, consultant and a contractor. I am able manage all aspects of buildings from foundations through to
Interior Design, and long term facility management. I have expertise in the full spectrum of buildings and
mixed use developments incorporating 5 star hotels, high rise office and residential towers, large scale
shopping malls, palaces and large scale conference facilities. I have also managed large scale infrastructure
projects.
I have worked with the highest level of clients including the Saudi Arabian Royal Family and have dealt with
and presented to the most senior executives of government offices.
I work in a structured manner but also pride myself in the ability to think laterally, be innovative, highly

Project and Design Management
I have been the Project Director for major projects leading the design process from pre-concept through
concept, schematic and detailed design to construction drawings for all disciplines including interior design,
infrastructure and landscaping. I have then managed the construction to completion and handover to the
client/facilities management team. Within this process I have led the planning, quality and quantity
surveying teams to provide a complete design and construction package with BoQs and achieve the project
management objectives of time, cost and quality.
I have managed major international consultants for all disciplines as well as local consultants where there
has been a transfer from the international to local expertise to gain the maximum benefit to the project
ensuring that the best design is achieved and the local code requirements are met.
I have managed projects using standardised PM forms and reporting structures as well as having set up a
full scale software system called Prolog. Whilst the software driven system is more efficient, both provide
regular concise reporting to the management and client team on the progress and cost of the project,
identifying potential risks before they arise and providing effective change management.
Accurate project planning is critical at the design stage to set up the overall programme within the client’s
timescale and can often affect the construction systems included in the design. This can be taken to Level
10 to assess the labour and materials required on a daily/weekly/monthly basis. With proper value
engineering, life cycle costing analysis and risk analysis an economic design and construction can be
attained.
My experience in Facilities Management also ensures that this is properly identified and incorporated into the
overall design and construction to minimise the cost-in-use for the project.

Career History
President – Construction
Pioneer Urban Land & Infrastructure Ltd (www.pioneerurban.in) Jan 2013 - Present
Pioneer Urban is a medium size developer in Gurgaon, India. The primary development is a 76 acre site in
Gurgaon comprising some 22 high rise residential towers (10 at 30+ storeys), 12 medium/low rise
commercial buildings with another 11 buildings such as schools, EWS buildings, STPs, clubhouses, etc.
Summary: Roles and Responsibilities
When I joined the company the project was well under construction for 18 of the high rise buildings and 4
yet to start. Pioneer had decided that with the project so far behind with the contractors then engaged that
they would take over the contracts and build it themselves. My role was therefore to develop our sister
construction company (Urban EcoInfra Co. Ltd) and to do it by adopting modern international construction
systems, techniques and methodology and to create an aggressive programme to completion.
The modernisation has included the purchase of new plant and machinery such as System Formwork for
slabs, columns, shear walls and retaining walls; jump form systems for the cores; concrete boom placers to
increase productivity and maximise the efficiency of the Jump form; tower cranes; and specialist material
handling machinery. Laser levelling and total station surveying have been introduced.
The local construction materials, technology and methodology are a challenge to a modern construction
company and it has been necessary to introduce the modern techniques, materials and methodology that I
have been used to in the Middle East to improve productivity and/or quality.
Both quantity surveyors and planners are developing the BoQs and programmes to contractor levels for
Urban EcoInfra to be able to predict the labour and materials for the next day/week/month.
I have a design team of 16 comprising architects, structural Engineers, landscape architects and MEP
Engineers and the team functions as the Project Managers and Client Representatives with some 11 external
consultants. I also have 7 planning engineers, 6 Quantity Surveyors and 10 Quality Engineers directly
responsible to me. I have introduced Project Management software (Prolog from USA) to provide effective
and controlled project management. I have completely restructured the Design Process to bring it into line
with international norms and helped lead a change of the procurement process for design and construction
within Pioneer.
Currently we are about to embark upon design using BIM and 3D drawing with Revet and 4D and 5D for the
integration of programming and BoQs.
Two new buildings are about to start design and we have been considering steel frame instead of RC.

Confluence Project Management Company was awarded the PMC role for the new IREO Sector 58 project in
Gurgaon, India for IREO. The development is a large mixed use commercial and residential complex.
Although still part of Confluence, IREO wanted all project staff to be directly employed by IREO.

The project was in the Detailed Design stage and I managed it through to the tender/GFC stage. The role
for Confluence was for full project management and construction management. I had 15 staff on the team
including two PM’s who are tradesmen and whose role is to train staff on modern construction and finishing

methods. Ultimately during construction the team was to be approximately a 100 strong, full construction
management team.
The quality of construction in the Delhi area is poor and it is the client's vision to raise the bar in the quality
of construction, finishing, construction technology and methodology, and Health and Safety. With Grade A
consultants from the UK, Hong Kong and USA the project will be the Clients centrepiece in their
development portfolio. A significant element of our role is to introduce “international” construction methods
and innovation into the project.
When I left the project was about to go to tender for the civil works, facade and sewage treatment plants.
The construction is compounded by having the raft foundations 5m below the water table. In this area of
India this is relatively uncommon and finding contractors that can carry out this work was difficult.
Buildability was a big issue to the client. There were some significant challenges in the construction that
were unusual in Delhi and therefore a degree of client education was required so that they understood what
was required.

The Abu Dhabi Office won the Najmat Project on Reem Island owned by Reem Developers. The project is
for the infrastructure development of Najmat which is approximately 1.8km2 of land occupying around 20%
of Reem Island in Abu Dhabi. Confluence replaced the previous Project Managers in July 2009. The project
then was only 35% to 40% complete. The project had been mismanaged and needed restructuring with
proper controls and direction for a completion in March 2012.

Summary: Roles and Responsibilities
As the Project Director, with 14 Confluence staff on site, my role was to create a new regime that requires a
revamp of the consultants organisation and methods of working and at the same time bring the project back
on target with proper time, cost and quality management. Safety management is also a huge task with a
local Main Contractor and a Chinese Marine Contractor having no regard to following the rules.
The project has around 4.7M m2 of GFA and is effectively a small town with high rise offices, commercial,
retail and mixed use complexes, hotels, apartment buildings, villas, a school, hospital and public services
facilities together with community amenities such as parks, a marina and canal, man made beaches,
landscape and streetscape. The population for this development will eventually reach 80,000.
A significant part of my responsibilities, apart from managing the team, is to get actively involved with the
Master Planning consultant in the planning of Phase 2 and 3 of the development roll out. This was in
disarray when Confluence took over the Project Management and required micro managing to get it
approved by the Client.
A major overhaul of the cost management was also required and I had a Senior Commercial Manager and a
Commercial Assistant to provide this.
Phase 2 and 3 of the development required the production of major RFPs for Master Planning services,
Landscape and Streetscape, Cost Consultancy, Specialist design for specific amenities around the marina and
canal. Renegotiation of the Consultants contract and the Main Contractors contract was required to reflect
the large difference between the original and current Master Plans. Restructuring of the District Cooling was
also necessary to reduce costs in the overall infrastructure.
Unusually for Project Management companies, Confluence also provided Plot Coordination for the 164 plots
being sold by Reem Developers (who only provide infrastructure and had not up until then built buildings).
For this we had in the team, a plot coordinator and an assistant, who liaised with and guided the third party
developers through the vagaries of approvals from UPC and other Authorities.
Outside of my Project Management function I also led, on behalf of Reem Developers, the strategic
management of Reem Island wide facilities such as waste management, sewage treatment, water resources,
estate management and FM, and Community Services Charges including billing, Island governance and
liaising with the legal team that will deal with Strata Law when it is introduced.

Hines Abu Dhabi LLC (www.hines.com) Oct 2008 – May 2009
Hines is one of the largest privately owned real estate owner developers in the world with some 400M m2 of
real estate either owned or under direct management. They opened in 2007 in Abu Dhabi as the MENA
group within the European operation.
Summary: Roles and Responsibilities
My role included detailed design analysis for Due Dilligence on new and existing developments.
A project in Jordan was a masterplan for a 1.8km2 development of a prime land in Amman and
included a new but existing Army GHQ with 112,000m2 GFA to be converted to a Class A commercial
office development.
Within the existing GHQ complex was an underground bunker earmarked by the client as low income
storage space. Seeing that the whole complex was nuclear proof and had complete state of the art ICT
network with a connection the FLAG international data superhighway within the site, I recommended
and it was accepted by the client to put together a business opportunity led by myself for a major
company in Jordan to establish a national/international facility for data disaster recovery, mass data
storage, call centers, e-government, ICT training and multi ISP operation. This would put Jordan as a
major international ICT player and an ICT hub for the Middle East.
A design review of new mixed use development incorporating a 500 key 5-star hotel, office complex
and an auditorium/exhibition hall in Abu Dhabi.
The outline specification of a new 320 villa compound in Riyadh. This included the villa specification
for materials and standards to be achieved and the specification of the site infrastructure including
sustainability measures.

Tourism Development and Investment Co (www.tdic.ae) Jan 2007 – Oct 2008
TDIC is an owner developer company that specialises in the development of Tourist Destinations within Abu
Dhabi on behalf of the Abu Dhabi Tourism Authority. Whilst it is wholly owned by the ADTA it operates as a
private company.
TDIC is currently engaged in developing major projects such as the 27km2 Saadiyat Island, the 84km2 Sir
Bani Yas Island as part of the Desert Islands project, the desert fort resort Qasr Al Sarab and numerous
hotels. These projects and others can be seen on the TDIC website www.tdic.ae
Summary: Roles and Responsibilities
I was responsible as the Owners Representative for the Saadiyat Island and Desert Islands Projects. I was
also responsible for the setting up of a new Joint Venture to create a Facilities Management Division within
TDIC for which I was the TDIC Representative as General Manager. A large element of the work was around
the management of the various design teams urban planners, architects, consultants, specialist designers
and advisors to ensure the ultimate result meets the design intent. This also involved significant
presentations of the projects to the various government offices to outline the implications of the
developments.
The government’s proposed development of the western region raised serious implications for transportation
within Abu Dhabi from just a tourism perspective. Extend this into the rest of the emirates and it became
clear that a domestic air service was necessary. TDIC, led by myself, entered into discussions with DoT and
ADAC to provide an air link between Abu Dhabi (city) with Sir Bani Yas Island, Sila (on the Saudi border) and
the Liwa Oasis. This would was discussed as a likely start of a regional and national facility.
Saadiyat Island is a 27km2 island only 500m off the Abu Dhabi city coast. The development is over 15 years
and incorporates major road infrastructure connecting the Dubai expressway to the heart of Abu Dhabi,
inclusion in the 400kV electrical national network, large scale sewage treatment systems and water

reticulation. This was all integrated into the overall masterplan for the island which will become the pre-
eminent tourist destination in Abu Dhabi
Desert Islands is a AED 3 Billion development consisting of 8 islands 250km west of Abu Dhabi City. The
principle island, Sir Baniyas (87km2) is a national animal tourism destination combined with eco-tourism
where the island will become 100% sustainable from renewable energy and water technology.
The Facilities Management Division. I could see that TDIC as an owner developer needed a FM Company to
look after all the hard and soft maintenance and operation of the TDIC owned and managed properties
including buildings, roads, parks and general infrastructure. The company took this up and I set up the initial
start up of a JV with Theis from Australia. This role was to incorporate the evaluation of designs for
compliance with TDIC requirements including sustainability, life cycle costing and audits of existing facilities.

Al Khozama Management Company (www.kff.com) August 2000 – Jan 2007
Al Khozama Management Company Ltd is a real estate management company that buildings totalling some
400,000m2 including the Al Faisaliah Complex, in Riyadh. This comprises the Faisaliah Tower, Faisaliah Hotel
(Rosewood Group), the Prince Sultan Grand Hall, Faisaliah Residences, Faisaliah Mall, Al Khairia Office
Complex, Al Khozama Hotel and Al Khozama Centre.
Summary: Roles and Responsibilities
I was the Project Manager for the Consultants during the construction of the Faisaliah Center which was
handed over to the client in May 2000. I joined Al Khozama Management Company, the real estate company
for the King Faisal Foundation, in August 2000 to head up the Facilities Management of the Faisaliah Center
and their other existing portfolio.
I had 115 staff and a maintenance budget of SR11M per annum and an energy budget of (SR 25M/yr).
Some of the key functions that I have been responsible for are as follows;
Responsible for all Engineering and Maintenance of the mixed commercial and retail complexes and the
Owners Representative monitoring the maintenance of the Rosewood Hotels operation.
Developing the following Energy Saving systems including;
Misting Air Cooled Chillers – Produced a saving of 12-15% of the complex’s chiller consumptions
Chilled Water Systems – Provided effective control of night setback temperature control
Lighting Systems – Developed the systems to use the latest low energy lamps and control criteria
Developed and manufactured the specialist lighting for the Globe Restaurant dining areas in the
Faisaliah Tower.
I also developed and managed the following businesses for the Al Khozama Management Company at Al

(1997). The project team comprised Foster & Partners and Buro Happold (the lead consultant during the
construction) with myself leading the team which peaked at 35 professional staff, from Architects, Structural
and MEP Engineers, Commercial Managers and site supervision staff.
The Al Faisaliah Complex is 250,000m2 of space in Riyadh, consisting of:
Faisaliah Tower, 267m high with 30 storeys of Grade A offices, a golden globe at nearly 200m above
ground containing 3 floors of restaurants and surmounted by functioning communications decks.
This was the first skyscraper in Saudi Arabia.
Faisaliah Hotel operated by the Rosewood Group. A deluxe 5 star+ 224 key hotel.
Faisaliah Residences comprising 100 apartment units managed by Rosewood Hotels
Prince Sultan Hall (also operated by Rosewood Hotels) and which is a 4000m2 multi-purpose
banquet hall with a 900m2 dedicated banquet facility, which together can cater for a Royal Wedding
of up to 2000 guests.
Faisaliah Mall with over 150 retail units and was the first western style retail mall to be built in Saudi
Arabia.
The Faisaliah Tower had a 24m high ground floor lobby, 30 occupied floors, 8 technical floors in the
tower section, 3 floors of restaurants in the high level globe, 2 technical floors below the lobby, 2
basements and 6 open communication floors at the very top of the building. At 267m above the road
level it was the equivalent of 50+ storeys.
