10. EPCS gives considerable thought to the design of the
modern commercial and corporate workplaces. We
apply Thought Leadership to every project and
collaborate closely with our clients to understand
and develop their continually-evolving aspirations
and emerging trends.
Commercial and Corporate Architecture and
Interior Design is about more than just providing an
environment in which people come to do work.
Instead, it is about creating a ‘Sense of place’
for companies and their employees that suits their
needs, defines both their professional and personal
values and that allows them seamlessly to
transition between both.
We seek to move beyond a simplistic transfer of
brand into design and building; instead we work
together with our clients to extract the essence
of their brand into spaces that are a functional,
engaging and effective expressions of their
corporate identity and values.
EPCS' internationally experienced Team believes
that good commercial and corporate design is
delivered by professionals that have an intrinsic
understanding of the cultural, environmental,
social and commercial needs of our clients and
end-users to deliver working environments that
motivate, stimulate and encourage people to
perform to their maximum potential.
Commercial and Corporate environments that are
intelligent and flexible workspaces can add real
value, the design of these environments require
a balanced and considered approach if they are
going to energise a business by promoting its
unique corporate identity, encouraging team
interaction and instilling a sense of pride in
the business.
EPC has worked with a wide range of corporate
clients, from global multinationals to smaller niche
organisations looking to further shape their
corporate design and business vision. We are
positively engaged with our clients, from concept to
procurement, in order to understand how they
function and anticipate the innovations required to
create relevant and enduring work environments.
EPCS’s approach to the design of commercial and
corporate spaces is a transformative processes; no
matter the size of a client’s organisation, certain
elements remain consistent across our projects;
achieving the best commercial use of space,
ensuring maximum flexibility, connectivity, comfort
and safety that engages with and enables the end-
users.
We recognise that as businesses’ and brands
become more sophisticated, companies are
increasingly choosing to treat their office
environments as a logical and seamless extension of
their brand and its values. Understanding and
reflecting this diversity, through architectural and
interior design is therefore essential for ensuring
that these spaces deliver a businesses’ aspirations.
We respond to the needs of clients, developers
and building users, creating cost-effective
solutions that make the spaces leasable, saleable
and ultimately attractive.
EPCS creates spaces that offer seamless transitions
between work and life for the end-user. We
establish environments that people feel excited
about going to in the mornings, knowing that they
are being supported in being productive, motivated
and profitable.

12. EPCS Values
Empathy, Trust, Empowerment, Challenge, Team
and Improve. These are our core values, they are
part of the EPCS fibre. They are not just words to
us, they are the way we do business and how we
want people to do business with us.
Within the office
EPCS graduate programme is where up and
coming talents are given the opportunity to work
flexible hours during their degree. This provides
the undergraduate with experience in a real
working environment but in return EPCS has
access to skilled graduates when they complete
their degree.
Our mentoring programme also ensures skill
matched professionals are at hand to share their
knowledge and impart guidance to the younger
staff within the office.
Within the community
EPCS volunteers resources for a number of master
planning exercises for community groups and
schools. This Preliminary work is often vital for
funding applications for these groups.
Being blessed with the virtues and opportunities
afforded to us by this country, we feel it is
important to give back anyway we can.
Sustainability
EPCS are committed to environmental and social
values and are active members of various
sustainable councils.
While there is a lot of buzz around the subject of
sustainability, when well applied it not only makes
good business sense but actually produces
healthier environments for users.
EPCS makes it part of their responsibility
as architects and interior designers to instil
environmentally sustainable design principles and
policies to all projects we produce and play a role
in.
An open dialogue between the design team and
client to discuss sustainability and recycling
options, capital outlay and benefits (payback,
environmental impact, etc) is the most productive
way to consider sustainable strategies and what to
adopt in order to get the best outcome for
all concerned.
Projects that have actively incorporated
sustainability principals include:››››
› Gary Smorgan House
› Glen Eira Villas
› New Integrated Community Project - Bendigo
› 223 William Street building refurbishment and
fit out, seeking a 5 star green star accreditation ›
(Possible Pilot for government buildings) ›
L’Oreal Office, registered for 5 star green
star accreditation.

13. Technology
EPCS invests heavily in technology, to ensure that
we have fast reliable systems to design and deliver
projects. Super-fast workstations, interconnected
offices, internal Intranet, the latest design software,
access to terrestrial 3D laser scanning / 3D printing
and HD video conferencing facilities provides the
best possible platform to design and deliver
effectively.
EPCS has implemented a BIM process for the
design and delivery of all of our projects. Building
information Modelling (BIM) is a new process of
designing and documenting buildings.
BIM allows EPCS to fully understand the project in
detail, in a co-ordinated approach with consultants
and project stakeholders. Using a BIM process, EPCS
creates a complete electronic prototype of the
building, in context with its surroundings.
This electronic model of the building allows EPCS
to accurately and quickly communicate ideas,
solutions and issues to all stakeholders.
By understanding all aspects of the project early,
potential costly variations that may not have been
understood until later in the project are resolved
before they become time consuming
and expensive.
Clients benefit from the process by having clear
accurate information to use to make decisions.
Plans and elevations are supported by three
dimensional information that can be easier to
understand than traditional 2D information.
Having a clear understanding enables clients to
make informed decisions in a timely manner,
which helps keep projects on track.
Project managers benefit from the process by
having access to information that quickly conveys
the project to other stakeholders, in a consolidated
and co-ordinated package, with the peace of mind
that the documentation is accurate and correct. The
Model can be used downstream by quantity
surveyors for cost estimates, and by the
construction team to add time based information to
enable on-site scheduling and co-ordination.

TALDirect
As a leading company with a thriving
culture, TAL is a big business with an even
bigger personality.
Looking to unite the currently disjointed
company over contiguous floors, EPC
have developed a fun and flexible work
space to promote and enhance TAL’s
interoffice community.
The 425 staff will find themselves spread
across five connected floors in their new
Melbourne CBD locale. Drawing on themes
of Melbourne identity, events and icons, V
Arc has created a visual language to
complement the professional yet fun nature
of TAL.
Taking on the challenge of adapting to
the constraints of existing infrastructure
and a tight budget, the project is set for
completion in mid 2013.

iSelect
The 4800sqm site, split across three levels,
marries contemporary design practices and
space planning with clear design drivers:
design an environment that is fun, quirky
and gives back to the staff, and create
an environment that is professional yet
entertaining – promoting social interaction
throughout the entire fit out.
With a rich culture, young and vibrant staff
demographic, there was a requirement for
lots of meeting rooms and collaboration
spaces but not much storage. Key objectives
included the increased interaction between
staff departments which lead to the
implementation of a central interconnecting
stair and slide to promote vertical
circulation.
The Front of House makes use of the
iSelect corporate colours, orange and
white, with stark white epoxy floors and
bold splashes of orange.

MultinationalCorporation
Understanding the importance of
communication and knowledge sharing
within the workplace, EPCS developed a new
spatial language for our client that sees the
connection of teams and the amalgamation
of corporate divisions across Australia and
New Zealand.
Relocating to Sydney’s CBD at a 2000sqm
site, the primary drivers of the project were
to design a contact centre environment that
promotes collaboration, bringing people
together to operate as a whole and
establishing a world class bench mark.
By approaching the project holistically,
understanding how the client and their
workforce operate and how they measured
their happiness and engagement, EPCS was
able to interpret this with a level of
empathy and pragmatism that ensured the
ultimate success of the space.

TreasuryWineEstates
Treasury Wine Estates is currently the
largest wine company in the world, owning
over a hundred wineries across Australia,
Europe and America.
Their recent de-merger from the Fosters
Group has inspired a fresh start for TWE,
with their head office in Australia
re-locating into a 6660m2 tenancy –
The Atrium in Southbank. Key drivers for the
design of this fit out were inspired by the
TWE ‘vinetrepenuer’ motto of ‘One foot in
the Boardroom, one foot in the vineyard’.
The design incorporates contemporary office
elements with reclaimed/rustic features that
make reference to the lifestyle on the
vineyards both past & present, with a
number of highly customised joinery units
designed for this fit out.

54. Standard & Poor’s had outgrown their
tenancy and were moving to 2 floors
within 120 Collins Street.
Their brief was for them to be challenged,
to adopt a fully open plan environment,
which for a financial and analytical
company proved difficult with privacy and
security requirements. The tenancy also
had to reflect Melbourne, and provide a
point of difference to their recently
completed Sydney office.
The space needed to align with the young
and vibrant staff and to break the
stereotype of finance companies being
boring.

Government policy on minimal building
environmental standards.
The project entailed the replacement of the
existing façade and the entire building
systems and services to meet the new
requirements in building energy efficiency.
EPCS is the principle consultant, leading the
design of the building and integrated fit-
out refurbishment, which also sees the
existing courtrooms being redesigned to
new standards.
Completed in mid 2011, the project will
