1. Introduction
1.1. Project Description
The chosen site is situated at USJ 16 in Subang Jaya, Selangor. It is surrounded
with terrace houses and shoplots. Based on my observation and analysis, this piece
of land has a high potential to be developed into commercial areas or residential
areas. Therefore, I would suggest to construct a two-in-one concept building, a
revolved building that compromises of the functionality of both commercial and
residential buildings, namely The Twist.
1.2. Project Concept
The concept of this building construction is a two-in-one concept. It is an overall
15-storey tall condominium. The lower five floors are served as commercial areas,
while the upper ten floors are build for residential purpose. The consideration of this
concept is simple as it helps to ease the residents’ life by providing daily and living
convenient to residents.
1.3. Project Idea
Before producing the proposal, there are several ideas appearing in mind. After a
session of selection, an integration building of both commercial and residential
purpose is the finalized idea. There are a few examples to show the concept of the
development.

3. 2. Rationale of Having The Twist

The diagram shows the developments that have been built within the chosen
site. It clearly potrays the accessibility of highway to the site, the neighbourhood and
education area. From my observation, this area is lacking of indicating buildings
which are commonly referred to tall and unique-designed buildings. Therefore, a 15
storey commercial condominium is capable to alter the landscape of this area, thus
bringing up more conveniences to the people.
The reasons of constructing The Twist in this piece of land are due to:
(A) Lacking of condominium in USJ16
This helps to attract more people to move in to this area. As not everybody
have the ability to afford to purchase a new house, so the condominium is
becoming a good choice for them. It usually costs less than a terrace house
and also has sufficient living spaces.
(B) Near to ELITE Highway
It is a wise selection for people who have been driving a long distance to
take a rest at this place. The commercial areas compromise cafe, supermarket,
restaurant and beauty shop. Moreover, there are vending massage chairs
provided in resting areas.
(C) Open job opportunities
The commercial areas of this concept building are able to contribute more job
opportunities to the residents of The Twist and the neighbourhood. It can bring up
the economic of USJ16, as well as to introduce people about this new concept of
construction.

4. 3. Benefits of The Twist
3.1. Benefits to The Client
The proposal of constructing The Twist can bring advantages to the buyers or
clients. From facilities until maintainance services, the management of The Twist
ensures the clients to satisfy with their living experiences.
(A) Residential Area
I. Full and complete facilities.
The clients or owners are provided with all kind of facilities such as gym,
swimming pool, sauna, sport arena and rooftop garden. The residents have the
priority to utilize the facilities.
II. 24 hours security service.
The management sets up a guard house at both entrance and exit of the
area. There are a 24 Hour CCTV Surveillance and monitoring service to prevent
any crime to be happened in this building. Also, the security guards will check
and patrol all the time.
III. Good maintainance service.
The management of The Twist provides complete maintanaince service,
ranging from leaky pipe, plugged toilet to circuit shortage. This is to ensure all
the residents to have a relaxing and joyable living experiences.
(B) Commercial Area
I. Reasonable rental fee.
The management of The Twist offers a reasonable and affordable rental fee
for the owner of the shop during their first three months operation. This is to
promote more entrepreneurs to initiate their business dream.
II. Free cleaning service.
The management of The Twist provides cleaning service for all the shop as
to ensure the cleanliness and image of The Twist. It also beautify the shoppers’
mood to enjoy a clean and tidy shopping experience.
III. Appropriate location of The Twist.
The location of The Twist is next to ELITE Highway whereas it has the potential
to attract more consumers to do spending and shopping here. The residents also
have priority to buy groceries as they only need to go down to buy anything they
want to.
3.2. Benefits to The Surrounding Community

5. There are no construction that only benefits one side, but always have
advantages to their surrounding community.
(A) Residential Area
I. Higher value of land.
The construction of The Twist is able to increase the land value of the
surrounding, at the same time to promote development to this area. It can attract
developers to do investments and construct more buildings. This will then help to
enhance the economic of the area.
II. Accelerate the development of USJ16.
The construction of The Twist can begin the evolution of USJ16. This makes
people to believe in that USJ16 has the potential to further develop into an
urbanism area. More shopping complex and condominium can be built as an
apparent improvement from the current situation.
(B) Commercial Area
I. Enhance the economic of USJ16.
The operation of The Twist can improve the spending of the residents, thus
increasing the income of the surrounding business. This will then attract more
entrepreneurs to begin their business in that area.
II. Convert USJ16 into “business area”.
The construction of The Twist with the new concept of an intergration of
commercial and residential purpose into a building able to bring up the
consciousness of people about its advantages to the surrounding. People who
come to The Twist to do spending will realise the benefits of staying in this type
of condominium, thus increasing the willingness of people to move in.
III. Provide convenience to the surrounding community.
The commercial area in The Twist offers the convenience to the surrounding
community by selling all the essential items that are needed for daily basis.
People do not need to travel far to Main Place which located in USJ 21 and One
City in USJ 25 as to purchase groceries.

6. 4. Impacts of The Twist
4.1. Impacts to The Clients
There are always some impacts to the clients in a construction industry. Bear in
mind, there are no construction that only bring benefits but also with some unwanted
side effects.
(A) Residential Area
I. Intolerable noise from commercial area.
The residents who stay in The Twist might be suffering from the noise from
commercial area, especiallly for those who live in sixth floor.
II. Cleanliness of the surrounding.
As there are various shops in the commercial area, the sewage produced
may trigger unpleasant scent to the residents. Also, The Twist is semi-public
area whereas outsiders are allowed to come in for shopping or visiting. Some
irresponsible visitors will pollute the area by littering rubbish or spitting.
(B) Commercial Area
I. High competition among the shops.
The owner of the shop will have to compete with other shops as to achieve
their monthly target. They will feel stress because they need to think of solutions
to attract more customers.
4.2. Impacts to The Surrounding Community
There are always impacts to the surrounding other than altering the landscape
form.
(A) Residential Area
I. Increase the severity of traffic conjuction in USJ16.
The amount of vehicle that passing through that area will increase, hence
making worst of the traffic around that area. The neighbourhood may feel
inconvenient as they have to waste time in the jam.
(B) Commercial Area
I. Increase the competition between The Twist’s business and nearby shop.
The commercial area in The Twist has better facilities which able to attract
more customers to do spending, thus triggering the anger of other shops’ owners
in USJ 16.

11. 8. List of Profession Involved and Their Tasks
There are many professions that needed to involve in a building construction.
Each of them are playing crucial role in every stages of construction. For
example:
I. Geotechnic Engineer
Geotechnical engineering is a discipline within civil engineering related to the
performance of soil and rock mechanics, including their subsurface conditions,
determination of the physical, mechanical, and chemical properties that will
influence the project under consideration. Their tasks include:
(A) Carry out site investigation.
(B) Design the earthwork.
(C) Do supervision of the site and carry out foundation and construction.
(D) Develop ground improvement as to support foundations for a wide variety
of structures.
(E) Determines and designs the type of foundations, earthworks and
pavement subgrades required for the intended man-made
structures to be built.
II. Land Surveyor
A land surveyor is the government authorized specialist who is licensed to
determine boundaries, they determine the relative positions of places on or
beneath the surface of the earth by measuring distances, directions and
elevations. Their tasks include:
(A) Do the preconstruction responsibilities as to determine the location
(latitude and longitude), property boundary (shape) and the area
of the landed property (size).
(B) Establish a level for the proposed construction and a benchmark that
would be used as reference point throughout the construction phase.
III. Architect
Architects are licensed professionals trained in the art and science of
building design, develop the concepts for structures and turn those concepts into
images and plans. Their tasks include:

12. (A) Before constructing a building, an architect needs to draw a plan of the
building.
(B) Design building so that people can escape from the building in an
emergency.
(C) Specify the building materials and the interior furnishings.
(D) Provide various designs, then prepares drawings and a report presenting
ideas to the client based on his needs.
(E) Develop final construction plans that show the building's appearance and
details for its construction.
(F) Do continual revision of plans on the basis of client needs, budget and
other constraints not envisaged during design stage.
(G) Visit building sites to make sure that contractors follow the design, adhere
to the schedule, use the specified materials, and meet work quality
standards.
IV. Landscape Architect
Landscape architects and designers advise about, plan, design and oversee
the development and construction of external land areas such as gardens, parks
and recreational areas and residential, industrial and commercial sites. Their
works include:
(A) Surveying sites.
(B) Discussing requirements with clients.
(C) Creating plans, designs and drawings.
(D) Using computer-aided design.
(E) Producing contracts and estimated costs.
(F) Presenting proposals to clients for approval and agreeing time-scales.
V. Structure Engineer
Structural engineering is a branch of Civil engineering which carries out
strength calculations, loads, forces and their interactions and effects on
proposed construction and prepare drawings of structures to ensure they are
strong enough to avoid collapse when loaded. Their tasks include:
(A) Work on the design.

(C) Designs foundations working with the Geotechnic Engineer.
(D) Determines the sizes (thickness span and depth) of structural members
and the quality, size, type and quantity of reinforcements.
(E) Decides on the quality and type of materials used for structural members
and the required concrete strength.
(F) Designs the roof trusses to sustain all expected loads and forces.
(G) Produces the structural drawings which is required for building
construction approval.
(H) During construction he inspects materials and supervise the construction
of structural members, he gives approvals, conduct test on materials and
structural integrity test on the structure as a whole and declares the
structure safe or not.
VI. Quantity Surveyor
A Quantity Surveyor is a construction industry professional who specialises
in estimating the value of construction works. Their tasks include:
(A) Estimates the project budget, analysis the effect of design changes on the
budget.
(B) Prepares Bill of Quantities that assist in the tender process.
(C) Produce tender document and manage the tender process.
(D) Clarify and evaluate tenders.
(E) Do variations control, contract administration and assessment of claims.
(F) Negotiate and settlement of accounts.
(G) Valuing completed work and arranging for payments.
VII. Builder
A Builder is an academically trained specialist and statutorily registered
professional responsible for Building Production Management, Construction and
Maintenance of Buildings for the use and protection of mankind and his assets.
Their tasks include:
(A) Study the production information that is the drawings, schedules and
specifications.
(B) Analyse the buildability and maintainability of buildings.

(D) Assess the workmanship skill of artisan.
(E) Suggest solution to technical problems.
VIII. Building Service Engineer
Building services engineers bring buildings to life by designing the
mechanical and electrical systems that allow people to function within an
enclosed structure.
(A) Involves the production and maintenance of a stable internal environment
that has the correct temperature, air quality and lighting levels.
(B) Install the life protection systems such as fire alarms, and sprinkler
systems.
(C) Design layouts and requirements for building services for residential or
commercial developments which is one of the requirements for building
approval.
(D) Design and development of electrical systems required based on
envisaged power consumption for safety and energy sustaining
operation of buildings, construction and operation of Heating, ventilation
and air conditioning (HVAC) systems.
IX. Consultant
The building consultancy teams bring together project managers, building
surveyors, quantity surveyors, architects, engineers, interior designers and other
construction professionals, but his loyalties is with the building owner.
(A) Represent the owner and to lend practical expertise to the job.
(B) Identify and address potential construction problems in the design stages
and, as an independent party, may be in the best position to suggest cost
saving or time saving alternatives and to evaluate suggestions made by
the other parties.

15. (C) Deal with the contractors and professionals on the owner's behalf,
whether the issue is design, construction method, cost of change
orders or scheduling.
X. Building Contractor
A building contractor is an organisation that engages in the Planning,
Developing and Coordinating activities in the building of structures.
(A) Draws up a plan to carry out the construction project.
(B) Hiring, supervising, firing and payment of workers alongside obtaining
materials for the project to precise specifications, mostly using the
services of suppliers.
(C) Do research regarding relevant regulations and laws guiding the
construction process.
(D) Controls budget issues, follow that budget as closely as possible though
there might be slight variation at the end of the project.
(E) Ensures that the project is completed within the specified time frame.
(F) Reviewing the progress and implementing any changes along the course
of completion.
(G) Deals with all emergencies and surprises which relate to the project that
occurs on-site and sometimes off-site as well that affects the project.
