• City purchased property for $475,000 in Oct. 2011
• Five-Year lease-to-own agreement
– Ability to purchase at end of 4th year
– Purchase price is $675,000
– Rent paid during term reduces purchase price
• Peckish will assume responsibility for maintenance,
repairs, utilities, snow removal and taxes

• Property requires HVAC, electrical upgrades, new
windows and doors, etc.
• Reimbursement for up to $200,000 for basic
improvements to property
– Peckish manages “vanilla box” build-out and not
City staff
– $200,000 investment recovered when building is
sold
