Standards for Planned Development:
a. Meets or exceeds minimum area requirement of
10,000 sq.ft.
b. 10 foot transitional landscape strip required
where abut residential property. Developer is
requesting a variation for “Zero foot” rear
setback adjacent to a 20 foot public alley.
c. Walkways are logical, safe and convenient while
segregating pedestrian & vehicular traffic.
d. Parking, loading & service areas avoid adverse
effects upon residential within & without the
development. The development increases
required parking from 80 to 83 parking spaces.

Standards for Planned Development:
e. Principal vehicular access points are designed to
permit smooth traffic flow, controlled turning and
minimized hazards to vehicle & pedestrian traffic.
f. Underground installation of utilities when and where
applicable.
g. Acceptably designed facilities for storm water with
below grade storm detention area.
h. Traffic impact study has determined that the
development will improve from increased parking,
improve internal circulation, enhanced access
flexibility, and more effective drive-thru operations.
