GS General Suburban Current Concept Plan Current Community Benefits: • A natural vegetation buffer of 40 feet wide shall be maintained in its present condition on the south side of the property, between the building and the residential neighborhood; • Maximum building height will be a maximum of 35 feet; • Lighting in the parking lots and on the sides of the building will be constructed and situated in such a manner so that it is not directed toward the adjacent residential neighborhood; and • Parking is permitted in the 40 foot buffer, if and when Harvey Road is widened and subsequent parking is removed.

GS General Suburban Proposed Concept Plan Proposed Community Benefits: • A natural vegetation buffer varying from 20 to 40 feet as shown on the Concept Plan shall be maintained in its present condition; • Maximum building height will be a maximum of 35 feet; • Lighting in the parking lots and on the sides of the building will be constructed and situated in such a manner so that it is not directed toward the adjacent residential neighborhood; and • Cross access shall be provided to the adjacent 0.97 acre lot as shown on the Concept Plan.

GS General Suburban Proposed Concept Plan Recommendation for Approval with the following conditions: • A cross access easement be provided at the time of the parking expansion to the adjacent 0.97-acre lot (as shown on the Concept Plan) located to the south of the subject property along Harvey Road. • Parking is permitted in the cross access easement until such time that the adjacent tract redevelops
