2. Objective
-The Pearl Rating System for Estidama aims to address the
sustainability of a given development throughout its
lifecycle from design through construction to operation.
-The Pearl Rating System provides design guidance and
detailed requirements for rating a project’s potential
performance in relation to the four pillars of Estidama.
-It considers the three main aspects of sustainability
(Economy-Society-Energy) in addition to cultural aspect and
connecting people using workshops.
3. Pearl Rating Levels
Like LEED Classification by: platinium,sliver,…etc
ESTIDAMA has a rating level using pearls from 1:5.
4. Points and credit
Total points equal 177 (more than LEED) because ESTIDAMA
considers more the integrated development, and the
connections between members, participants, and developers
and divided are to these points:
Points can be added to some categories for complicated
buildings such as offices or school
5. R is bonus point , N/A not available
IDP considers management, connecting between
members, life-cycle costing and guest worker
accommodation and how they document the rating
process.
List of all meetings attended by the Commissioning
Agent through commissioning
period and project handover, including dates; and
Final Commissioning Report, including:
Owner’s Project Requirements;
Project commissioning specifications;
Verification of installation; and
Operation & Maintenance Manual.
6. The Pearl rating system gives a low number of points for
outdoor design alike LEED which considers more relationship
to the site.
7. Energy aspect is quite similar to LEED but innovation has
much less points than LEED.
9. Members
Members are divided to two main categories:
-Pear Assessor: The representative who has assesses the
pearl documents.
-Pearl Qualified Professional (PQP) is a member of
the design team who facilitates the Pearl Rating
System for both Design and Construction stages.
The PQP’s role will be as follows:
-understand the requirements of the Pearl Building
and Community Rating Systems and associated
Guides;
- facilitate the rating process; and
- provide quality assurance to documents prior to
submission to ESTIDAMA
10. To make a cultural, social cooperation
ESTIDAMA will:
• establish a more collaborative and iterative design
process;
• encourage construction activities that value workers
welfare, quality and sound environmental
management; and
• prepare the ground for good operation and maintenance
where the user plays an informed
active role.
13. Ventilation
Is evaluated by ASHRAE`s 4.2 and 4.3 code
Outdoor intakes and exhausts must be separated with ASHRAE`s 62.1
code
Mechanical system drawings marked-up to clearly show distances
between air intake points and exhaust air or other discharge points and the
distances from the air exhaust points to any defined public realm areas .
Narrative description to show how mechanical system respect the rating
system criteria.
Sections, Elevations and Plans showing details of all proposed natural
ventilation
For automated window opening control systems, provide a description of
proposed openings.
The main reference for this category is ASHRAE 62.1 code
16. Daylighting design software must be used to calculate
internal daylight illuminance. Software calculation control
parameters must be based on the higher settings
recommended for calculation of values rather than lower
settings required for visualization purposes. One such control
setting, the number of inter-reflections which equates to the
number of bounces of diffuse reflected indirect light, must be
set to a minimum of 7.
Offices and Schools:
no glazed area below 762mm height from finished floor level
can be included in the simulations.

*Residential
-Demonstrate that a minimum of 75% of all bedrooms (excluding maids'
rooms) and living areas (excluding home theatre rooms) have vision
glazing. For each compliant space, the area of vision glazing must be a
minimum of 10% of the floor area in each room served.
*Retail
All Retail areas are excluded from achieving this credit.
-Required:
Plan drawings marked up with sight lines and showing compliant and
non-compliant shaded areas to demonstrate which areas meet the Credit
Requirements.
20. Noise Pollution
-Required:
Results of calculations or supporting tests demonstrating
compliance with the requirements.
Plans, elevations and drawings representing typical floors
marked up to clearly indicate noise control feature .
