Senior Portfolio Director
I began working with Invitation Homes close to the time of inception with approximately 400 homes purchased in Atlanta and since has
grown to a portfolio of 9,000 assets across 16 Metro counties.. During the 2.5 years of employment, I have worked on the Portfolio
Management team to assist in various operational functions such as tenant in possession interactions (TIP) at the time of purchase, resident
orientation and move ins, rent collection, customer relations, and overall asset management. During my tenure I managed anywhere from
100-600 homes throughout 16 Metro counties and was recently promoted to the Senior Portfolio Director with a portfolio size of 1200
homes in the Gwinnett County area with a Gross Potential Rent of $1.5 million monthly. As the Senior Portfolio Director, my duties and
achievements were as follows:
At the time of company inception the focus remained on the acquisition, renovation, and leasing of the assets. As the number of occupied
homes grew, I was part of the team tasked with the management of our residents including overall rent collection. At its height the portfolio
delinquency grew to upwards of 30%. Due to dedicated focus and my prior experience with collections, we were able to reduce and
maintain a delinquency of around 2% in a 1200 asset portfolio.
Built and manage a team of as many as 10 staff members including office and maintenance personnel. Together as a team under my
leadership we were responsible for all new resident applications and leases, satisfying and renewing current residents, and the resident
experience while in our homes. In a combined effort with a rehab and maintenance department, I was responsible for ensuring the best
decisions were made to both maintain the resident satisfaction as well as the overall asset.
Focused daily on resident retention to ensure a renewal rate of 70% with 6% rent growth over the prior lease term. I spent time learning
my submarket to ensure we could obtain the maximum growth possible in the areas that would support it while maintaining the required
retention percentage.
During the leasing process, we were tasked with a performance measurement of overall days on market from move out to new resident
move in. As an overall portfolio we maintained an average of 30-34 DOM while my portfolio maintained a similar average but reached a
low of 23 DOM in the summer season.

Leasing Manager, Assistant Leasing Manager, Community Consultant
Worked on properties varying in size from 400-800+ units consisting of new construction/lease up, property takeovers, and external
occupied renovations. These properties carried a monthly GPR ranging from approximately $480,000-$850,000.
Started as a Community Consultant with no prior property management experience and developed a strong customer orientated focus to
allow me to achieve and maintain occupancy above a minimum standard of 92%. Due to my experience and tenure, I assume an Assistant
Leasing Manager role and then finally a Leasing Manager role.
In the Leasing Manager role, my duties included assisting building the leasing team, building marketing plans that focused on follow up
and strong closing percentages. Due to this experience, at the final property I assisted, we achieved a closing ratio of 40% or greater for 6
consecutive months and finished the lease up phase 3 months ahead of schedule.
Utilized a LRO system extensively to ensure maximum GPR.
Maintained strong resident relationships starting from the initial prospect contact and following through to the conversion to a resident.
Ensured myself and team managed a high closing ratio while maintaining high shopping performance reports.
