2. In this project, we have been given an area in Khulna for each group for studying
about the overall condition of that area including plots, building, vacant plots, open
space, recreational area, parks, vegetation, waterbody, connectivity, utilities, and
many more. We, Group 4 are given An Area Near Notun Rasta that covers the area
of Pabla Karigorpara in one side and some area of Goalkhali in others.
Now, This presentation will covers the Neighborhood layout of “Notun
Rasta.”

maximum area is Gheer (fish hatchery).
• There is a few man made drainage system
• A natural small cannel in west side exists.
But it is a dead-end cannel.
• The area contains almost 90+ ponds and

21. Strength Weakness
1. Low development. So, there is enough opportunities for
development.
2. No political issue. Most of the lands are in privet ownership.
3. There is a market in Kabir Bat Tola and in Karigor Para in
the area which serves as a commercial zone for the site area.
4. There are several mosques in the area.
1. Access roads are in poor condition
2. Most of the lands are low land.
3. No gas, water supply facility. Poor community facility.
4. A few public amenities (like: shopping center, public gathering
place, recreation center etc.)
5. Flat land. So, most of the area goes under water during rainy
season.
6. There is a primary road that runs across the site area. Heavy
vehicles (like: bus, truck etc.) moves across the site. Due to
this there is noise pollution and safety issues in the site area.
7. The financial condition of the people is poor.
8. A little facility of city corporation.
Opportunity Threat
1. There is a primary school beside the site area.
2. There are no political issues in the surrounded areas.
1. The site area is away from the center of the Khulna city.
2. Transportation cost is huge for the commuters.

22. After analyzing all the criteria and observe all the information it is clear to us that
our site is not the best but it can be turned to best by implementing some matter
that is come to limelight through our survey.
We can recommend the proper utility services like sanitary and roadways with
some infrastructural development like proper planning of land use, enough
quantity of school etc.
On comparison to other site, our site scores a moderately good score that means it
have mainly all kind of services(approx..) but not in proper amount.
So if the governing authority take the necessary steps to upgrade the condition
then it would be the better residential cum commercial area.
