Cupertino needs?
• What ABAG projects:
– By 2020: 156,000sqft
– By 2035: 805,000sqft
• What APPLE II required:
– By 2020/2035: 750,000sqft
• What BAE projected in addition to Apple II:
– By 2020/2035: 2,000,000sqft
• 13 times of what ABAG projects by 2020
• Twice what we need in 20 years
– This is dramatic over-provisioning

• Vallco’s office space capacity is 1,000,000sqft,
Why assign to it 2,000,000sqft?
• We can spread out the office space across the city,
Why concentrate on Vallco?
• How much more tax gain we can get?
– Sandhill says $4M a year? Is that true?
• How much city has to spend to mitigate the impact?
– City hasn’t give us an answer.
– Apple paid $40M for Pruneridge Closure impact
• 2M sqft office on Vallco, Are we winning or losing?

5. Traffic impact
• Assuming 9000 cars go to vallco office, at 30mph
on wolfe
• For a 120ft wide intersection, 20 cars/lane can
pass in one minute.
• It takes 7.5 hours for the 9000 cars pass through
one intersection at the speed of 30mph.
• Possible Mitigation Plan from my view: 4
dedicated lanes for Vallco workers without traffic
light to stop --- how much would that be?
• Not yet including existing traffic (26K in+19K out
+ Apple II + north/south through traffic)

companies are also looking for
office spaces
• Office space: 200sqft/employee
• ABAG Projected 7000 new jobs in Cupertino
by 2040
• Assuming it excludes Apple II, we only need
1.4M sqft by 2040, not 2M by 2020.
