  4. 4. WESTOWN & EASTOWN, CAIRO Westown and Eastown are new City developments being built on the outskirts of greater Cairo, Egypt. Westown is located in Sheikh Zayed, and Eastown is located in Kattameya/New Cairo. Both developments appear to be substantially privately funded, and being developed by SODIC in cooperation with Solidere International. Estimated cost: Combined EGP 25 billion Commencement : +- 2010 Completion : 2017 est 4

Key data (estimates): • Project Area: 1,223,620 Square Metres • 810,000 square metres of space for over 4,000 offices and 40,000 employees • Hotel space Offering over 1,500 rooms and serviced flats 5

TATU CITY TATU City is a mixed-use, mixed-income new city located within Greater Nairobi, and forms part of a new decentralized urban centre north of Nairobi Tatu is a joint development by Russian Renaissance Group and Kenyan investors in line with the Kenyan Government’s Vision 2030 Estimated cost: U$ 3-5 bil Commencement: Jan 2013 Completion : 2014 / 2015 11
  12. 12. TATU CITY Tatu will be a mixed-use, mixed-income live-work-play environment in close proximity to central Nairobi. Key data (estimates): • Planned residential home to 70 000 citizens, with a projected 30 000 visitors every day • Planned size = 1, 000 hectares / 2, 400 acres • Coffee production is happening right next to the development on 4,000 ha • Phase 1 - approx 127 ha in extent / 19% of developable land, and will deliver approximately 983,236 m² GBA • Which consists of 265,039 m² GBA retail space; 200,000 m² GBA of mixed-use, mixedincome for a regional mall; 250,276 m² GBA for offices; 6,269 residential units in a mix of 1 – 4 bedroom units; 75,872 GBA for tourismrelated facilities and 39 331 m² for other (social, civic, educational) uses. 12

  15. 15. KALIMBA NEW CITY Nova Cidade de Kilamba (Kilamba New City) is a large housing development 30 km (18 miles) from Luanda, the capital city of Angola. This development is funded by China International Trust and Investment Corp., or Citic, and the loan is being paid back in oil. The building was substantially done by Chinese construction firms. Estimated cost: $ 3.5 bil Commencement : 2008 Completion: 2012 (Substantially completed) 15

KALIMBA NEW CITY The 54-square-km town was developed as a response to an election pledge of building more than 1 million houses in 4 years. • This development has received considerable international attention for standing mostly empty and available on completion – due to the property prices being considered unaffordable to the average citizen. Officials expect the population to reach 70,000 by January 2014. • Key data (estimates): • The entire area could eventually provide sufficient accommodation for some 500,000 people The city was developed to provide approximately 750 buildings of flats, providing more than than 20,000 apartments to potential residents Furthermore 41 schools and 17 health clinics are planned. 16

Oyala is funded by government revenue from oil production. Estimated cost: unknown but estimated in the billions Commencement : ± 2010 Completion : 2020 19
  20. 20. WestownOYALA ADJIBLOHO / Oyala is literally being developed from scratch (in the middle of the dense jungle to the west of the country). The City will be the new seat of government and new Capital – this is due to safety concerns and fear of attacks on the current Island Capital. Key data (estimates): • Size 81 km² Planned for 200 000 residents • New 30 000 m² university for 1115 students • New State Theatre, golf course / and other luxuries are also on the cards • New airport development has been completed (runway 3km) 20
