4 Star Hotel At Kalamboli, Navi Mumbai
The City and Industrial Development Corporation (CIDCO) has proposed an International airport
near Ulwe in Panvel on the outskirts of Mumbai. The official site is now being calledPushpak, a new
node in Navi Mumbai.Navi Mumbai International Airport(NMIA) is a proposed Greenfield
International Airport to be built on the national highway NH4B near Panvel, approx. 35 kms. from
Mumbai’s existing international airport (CSIA).The Navi Mumbai airport will be approx. 8.0 kms off
the Mumbai-Pune Expressway, 123.0 kms from Pune City, 54.0 kms. fromColaba, Mumbai and 43.0
kms from Mumbai’s ChatrapatiShivaji International Airport.
Kalamboli, one of the nodes of Navi Mumbai,is a transportation hub and is among the biggest iron
and steel delivery centers in India. It is divided into sectors, which are further divided into plots.
The proposed site is located at a strategic location at the junction of the Sion-Panvel Highway, NH
4, Panvel By-Pass, NH 17 and Mumbai-Pune Expressway. The eastern side of the plot is an industrial
belt with warehouses of companies like ACC Cement, Food Corporation of Indiaetc. The North and
Western Sides show residential and commercial development.
Aim:To Design a 4 Star Hotel in the reserved Commercial plot at Kalamboli, Navi Mumbai.
Objective:
To cater to the needs of the International travelers.
To boost the real estate market of Navi Mumbai.
To understand and Design an urban commercial space, recreation activities for massesand
surrounding spaces.
Development of appropriate architectural forms, their grouping and composition.
Architectural detailing.
Provision of required infrastructure and services.
Design constraints:
6.0 mt. set back from all sides.
Basement shall extent up to ground set back margins (6.0 mts.)
Maximum building height shall be 50.0 mts. (inclusive of Top of Staircase Cabin, OHT, Lift
Machine Room or any Architectural features)
Recreation Garden area to be provided @15% of total plot area
Maximum ground coverage shall be 33% of Net plot area (Total plot area less RG)
