 A timeshare is a form of ownership or right to the use
of a property, or the term used to describe such
properties.
 These properties are typically resort condominium
units, in which multiple parties hold rights to use the
property, and each sharer is allotted a period of time
(typically one week, and almost always the same time
every year) in which they may use the property.
 Units may be on a part-ownership or lease/"right to
use" basis, in which the sharer holds no claim to
ownership of the property
 Timesharing = the act of sharing vacation time at a
luxurious resort facility
 Timeshare consumer purchases the right to occupy a
vacation-type home/unit for a set period of weeks
 Home-type unit but no day to day maintenance usually
associated with home ownership
 Resort offers high quality recreational and leisure services
 Under a vacation ownership plan you agree to one
time purchase price and an annual maintenance fee &
become a member in it.
Vacation ownership purchaser s own their
accommodation time and purchase the right to use it
for a specified number of years.
Some of these operate on a " points " system where you
can book vacations in different location.
Multiple investors hold right to the property, being
allotted a period of in which they may use it.
 The notion of the term "time-share" was originally
created in Europe in the 1960s.
 Hapimag, a ski resort developer in the French Alps,
was experiencing trouble finding customers for his
high priced resort
 He marketed his resort by encouraging guests to "stop
renting a room" and, instead, "buy the hotel". Success
followed and the concept of partial ownership was
embraced by developers worldwide,
 Due to the promise of exchange, these units, called
"vacation ownership" by the industry, often sell
regardless of their deeded
 If one is in Hawaii or Southern California it will
exchange extremely well; however, those areas are
some of the most expensive in the world, subject to
demand typical of a highly trafficked vacation area.
 The vast majority of inventory flows briskly through
two international exchange companies:
 RCI (Resorts Condominium International) and
Interval International
 In India the concept arrived quite late
 The time she concept in India was introduced by
Dalmia resort in 1985
Owners can Use their usage timeshare:
Rent out their owned usage
Give it as a gift
Donate it to a charity
Exchange internally within the same resort or resort
group
Exchange externally into thousands of other resorts
Sell it either through traditional advertising, online
advertising or by using a licensed broker
 Amenities define a hotel or resort. The selection or
offering of amenities at a resort is a competitive tool,
helping properties to differentiate themselves against
their competition
 Vallen and Vallen (2005) define amenities as ‘ any
extra product or service found in the hotel: a
swimming pool, concierge desk, health spa, and so on ’
.

Timeshare Amenities Comparison

  • 2.  A timeshare is a form of ownership or right to the use of a property, or the term used to describe such properties.  These properties are typically resort condominium units, in which multiple parties hold rights to use the property, and each sharer is allotted a period of time (typically one week, and almost always the same time every year) in which they may use the property.  Units may be on a part-ownership or lease/"right to use" basis, in which the sharer holds no claim to ownership of the property
  • 3.  Timesharing = the act of sharing vacation time at a luxurious resort facility  Timeshare consumer purchases the right to occupy a vacation-type home/unit for a set period of weeks  Home-type unit but no day to day maintenance usually associated with home ownership  Resort offers high quality recreational and leisure services
  • 4.  Under a vacation ownership plan you agree to one time purchase price and an annual maintenance fee & become a member in it. Vacation ownership purchaser s own their accommodation time and purchase the right to use it for a specified number of years. Some of these operate on a " points " system where you can book vacations in different location. Multiple investors hold right to the property, being allotted a period of in which they may use it.
  • 5.  The notion of the term "time-share" was originally created in Europe in the 1960s.  Hapimag, a ski resort developer in the French Alps, was experiencing trouble finding customers for his high priced resort  He marketed his resort by encouraging guests to "stop renting a room" and, instead, "buy the hotel". Success followed and the concept of partial ownership was embraced by developers worldwide,
  • 6.  Due to the promise of exchange, these units, called "vacation ownership" by the industry, often sell regardless of their deeded  If one is in Hawaii or Southern California it will exchange extremely well; however, those areas are some of the most expensive in the world, subject to demand typical of a highly trafficked vacation area.  The vast majority of inventory flows briskly through two international exchange companies:  RCI (Resorts Condominium International) and Interval International
