the components of a BIM implementation for owners, a
recommended roadmap for implementation, and then next steps.

• BIM was first wrote about in 1975
– Chuck Eastman, Professor at Georgia Tech
School of Architecture
– “The Use of Computers Instead of Drawings
in Building Design”
• “Building Information Model” term coined in 1992
– Paper by van Nederveen and Tolman
• Autodesk popularized “BIM”
– 2002 white paper titled “Building Information Modeling”

Maintaining Current Drawings
BIM is uniquely suited for this by having one file with all
the building data versus many different CAD files.
Plus, Revit can manage who owns what down the
individual element.
Why is BIM Beneficial?
Better Designs throughAnalysis
Energy consumption, heating and cooling loads,
computational fluid dynamics (CFD), solar radiation,
LEED calculations, and more.

More Coordinated Designs
Allows the different design disciplines to coordinate
their designs virtually, reducing costly design changes
and change orders during construction.
Better Visualization
To help stakeholders better see what they’re getting
and to help contractors better understand the design
intent (more views in the construction documents,
including 3D).
More Data Available
Models can maintain this data, such as specifications,
throughout the design and construction process and
then transitioning into building operations.
Accurate Estimates
Models can quickly generate very detailed cost
estimates as well as Bills of Material (BOM).

investment (ROI) using BIM
• 86% of responders have been using BIM for three
or more years
• In the past two years, the percentage of
contractors implementing BIM at a high level has
grown from 55% to 79%
• 82% of contractors require or encourage their
teams to have BIM expertise

• Will probably end up being a
contract addendum
• Allows for the creation of
consistently formatted models –
both graphics and data
• Sooner this is in place, the sooner
you can start building your model

existing conditions, project team roles,
templates, ownership)
– Submittal requirements (general, design

• Essentially, how detailed are the graphics and how
much data is embedded
• Broken down by building elements
– USACE and BIMForum use UniFormat to organize
• Top 3 Industry Definitions:
– American Institute of Architects (AIA):
G202, Project Building Information Modeling Protocol Form
– U.S. Army Corps of Engineers (USACE):
Minimum Modeling Matrix (M3), part of their BIM Requirements
– BIMForum:

RECOMMENDATIONS

• Define LOD for both graphics and
data separately
– As they do not always run in parallel
• Be very specific about what should and
should not be modeled (LOD)
– So as to avoid over-modeling
• Be very specific about the data fields
that are necessary and required
– So data connections outside of Revit can
be maintained
– For example, ARCHIBUS and Maximo
• Minimize redundant data fields
– Identify overlap and deciding upon one
field that serves multiple outside systems
– For example, using the COBie Row Name
field to also contain the asset identifier
• If possible, require only Revit
– So you can be very specific on how
elements should be modeled
– Organize elements based on Revit
categories

2. Appoint a BIM Manager (part-time role)
3. “Revitize” at least one facility
4. Ensure you have the correct Software in place
5. Begin to Provide Training to your Teams
6. Implement a Pilot Program
– Perform at least 1 design & construction project using BIM
Recommended Roadmap: Medium Term
1-3 YEARS

  • 8. Maintaining Current Drawings BIM is uniquely suited for this by having one file with all the building data versus many different CAD files. Plus, Revit can manage who owns what down the individual element. Why is BIM Beneficial? Better Visualization To help stakeholders better see what they’re getting and to help contractors better understand the design intent (more views in the construction documents, including 3D). More Data Available Models can maintain this data, such as specifications, throughout the design and construction process and then transitioning into building operations. Accurate Estimates Models can quickly generate very detailed cost estimates as well as Bills of Material (BOM).

BIM Requirements and LOD RECOMMENDATIONS © 2015 CADD Microsystems, Inc.JULY 28, 2015 // 14 • Define LOD for both graphics and data separately – As they do not always run in parallel • Be very specific about what should and should not be modeled (LOD) – So as to avoid over-modeling • Be very specific about the data fields that are necessary and required – So data connections outside of Revit can be maintained – For example, ARCHIBUS and Maximo • Minimize redundant data fields – Identify overlap and deciding upon one field that serves multiple outside systems – For example, using the COBie Row Name field to also contain the asset identifier • If possible, require only Revit – So you can be very specific on how elements should be modeled – Organize elements based on Revit categories
