Third party interaction with vendors / contractors; contract negations, competitive bid leveling, ensuring building regulations are
adhered to, certificates of insurance are adequate and current.
Manage maintenance, housekeeping and security departments, including budgeting, payroll, hiring staff, ensure proper training is
provided, promote from within and implemented a progressive discipline policy. Ensure budgetary policies are adhered to with all
procurement requests.
Quality control inspections throughout the portfolio for safety, code compliance, cleanliness, and operations.
Provide tenant / client relations; resolve issues or concerns promptly, assist with renovation requests while minimizing expenses
and optimizing performance, orienting new tenants 4/ clients and provide assistance as needed. Coordinated the development and
implementation of the emergency action plan and business continuity plan to maintain a safe and secure environment.
Key achievements:
Acting as the Owners representative, managed Capital Renovation and lease incentive Tenant Improvement projects. The
majority of these projects were completed on or ahead of schedule, while staying within the allotted budget.
Most notable projects:
Gut / renovation of 500,000 sf. for owner occupancy which included the following amenities; DATA center, cafeteria,
auditorium with state of the art audio / visual systems (1,000 person capacity), underground parking garage (37 car capacity)
and printing/photo copy/ mailroom service department area.
Adjoined two (2) adjacent buildings structurally by penetrating perimeter walls to create horizontal passageways.
$12M facade restoration for one property in accordance with Local Law 11/98.
Installation of sprinkler systems for one (1) property not currently equipped in accordance with Local Law 26/04.
Upgraded Fire /Life (Class E) systems. Including the fire command station, communication riser and all end devices.
Modernization of eighteen (18) elevators and the installation of three (3) new elevators.
Installment of two (2) 500 ton Trane Refrigeration machines, one (1) 300 ton capacity Evapco cooling tower and restored one
(1) 500 ton capacity Evapco cooling tower.
Constructed numerous traditional offices suites, mixed retail usage, educational and meeting spaces. Including space
planning and department(s) re-organization.
Transitioned housekeeping services from an outside vendor to in-house management, saving ownership approximately
$500,000 annual since 2005.
Worked with the Department of Education / School Construction Authority on building Student Based Health Clinics
within two (2) existing education buildings.

Responsible for the afterhours operation for a portfolio totaling 3.5 million square feet. Primary tasks consisted of Fire Safety Director
(FSD) supervision, support numerous 24x7 bank operations / departments, supervision of construction projects, provided quality
controlled inspections on all building related service equipment and cleaning services throughout.
09/1989 - 06/1998 Assistant Chief Engineer - Edward S. Gordon at One New York Plaza, New York, NY
Responsible for all building equipment and maintenance required to operate a 2.4 million square foot building at peak efficie ncy.
Provided optimal building related services for all occupants. Coordinated all building related capital improvement projects totaling $270
million, that mainly focused on upgrading the buildings entire infrastructure and marketability.
