The Lord greatly used the Rev. Dr. Harold D. Wicl -former missionary to Nigeria-to make the Royal Ambassadors of Nigeria what it is today. It was he who helped many seminary students in the seventies to develop more interest in leading Royal Ambassadors in churches. The writer is one of many young people who developed interest in the work.
It was during Rev. Dr. Wicks' chairmanship of the Central Committee for Men and Boys' Work (now Men's Missionary Union) that the department was formally established by the Convention.
Dr. Wicks carefully prepared the material in this manual for the use of Royal Ambassadors. This manual has been reprinted many times, especially since the Men's Missionary Union Department was formally established in 1977.
Because the manual has been in use for some he Royal time it has become necessary to make some amendments, based on suggestions from both the Royal Ambassadors themselves and their counsellors, who have been using the manual. We are grateful to Dr. Wicks for allowing the additions and amendments.

In addition, the buyer seeks to establish that no title defects exist that would impact their ownership interests. The same principle applies to lenders that take security on a property with the aim of selling in the future.
Common title defects include not having building regulations’ consent or planning permission for the type of development on the property. Another common issue involves lack of easements, or rights that benefit the property. This may include restrictions against using utilities or entering third-party-owned land to repair utilities for a structure on the property.
Title indemnity policies do not repair or cure the defect, but rather offer financial compensation in cases where the defect results in actual loss (up to stated limits). In most cases, the title indemnity limit is equal to the property value or the gross development value of a site to be developed. In addition, it may be equivalent to the mortgage amount obtained on the property.

As detailed in an American Bar Association article, title insurance protects the insured party only as far as covered title defects go. In cases where such a defect has been resolved by the insurer, there is no further obligation or compensation due to the insured for that issue.
In Golden First Mortgage Corp. v. Alleyne, an owner obtained title and mortgage on a property, but the mortgage and deed were somehow not recorded. Upon ascertaining this, the lender initiated an action to have an equitable mortgage placed on the property, or, if necessary, have the seller draw up a replacement deed. After being recorded, the insured owner/borrower would be able to execute a replacement mortgage.
The owner went a different route than filing a claim for coverage with the insurer, and instead filed a third-party complaint, seeking damages from the title insurer for failure to receive good title on the property. Ultimately, the court decided that a new mortgage and deed should be recorded as a way of remediating the title defect.
The court agreed with the title insurer that this new deed cured the defect in the owner’s title, as title insurance only indemnifies (compensates for harm or loss) against diminished property value from title defects, and doesn’t cover consequential damages. In other words, once the title insurer establishes that the owner-insured has title over the property, there isn’t any further obligation to pay for losses under the policy.
Golf is much more complex than it appears. The object is simple: Hit the ball into the hole in the fewest number of strokes possible. However, there are dozens of rules that dictate the game. In fact, the United States Golf Association's official rule book is more than 150 pages and has rules covering course boundaries, standards of player conduct, and player equipment. Recreational players mustn’t necessarily familiarize themselves with this rule book, but should know some of the most critical rules.
Players begin each hole from the tee box, where they must hit between or within two club lengths behind the appropriate markers. For instance, if a player’s driver is three feet long, they can stand as far back as six feet of the markers. Teeing the ball further behind or in front of the markers can result in a two-stroke penalty.
After hitting the ball, players need to make sure to track where it lands. Marking it with a unique inscription or symbol can make it easier to find and play the right ball. This seems obvious, but it’s not uncommon for golfers to play the wrong ball as so many are similarly stamped. Playing the wrong ball is a two-stroke penalty and can even disqualify a player from winning the hole in match play.
The ball must also be played where it lies, unless it is out of bounds or deemed unplayable. If a player hits a ball outside of the confines of the course, they must take a penalty stroke and hit another ball from the same position. If the ball is found in bounds but deemed unplayable, the player can take a penalty stroke and drop the original or another ball in a relief area determined by a reference point further from the hole than the spot in which the ball landed. The player can also take lateral relief, meaning the ball can be placed within two club lengths of the reference point.
Once players hit their ball onto the green, they need to be aware of certain rules. The ball can be picked up and cleaned, but only if the spot in which it lies is marked with a coin or ball marker. It must then be placed exactly where it was. Moreover, players can repair marks on the green made from spikes, club indentations, or balls, but cannot fix natural surface imperfections or aeration holes.
Proper pace of play is also important to know. Players should attempt to keep up with the group ahead of them by walking to their ball at a reasonable speed. Once at their ball, they should take less than 45 seconds to select their club and make their shot.
For official tournaments or competitions, players are only permitted to have 14 clubs in their bag. There is no minimum requirement or rules regulating specific clubs that can be placed in the bag. Players can be penalized for having more than 14 clubs, however. Another rule to know for tournaments is that players aren’t permitted to ask other players for tips about particular shots or aspects of the course. Advice can only be given by caddies or teammates.

Aside from his responsibilities as an attorney, Mr. Rovner is an active
member of the Temple Am Echad Men’s Club. The club, founded 80 years
ago, is associated with the Men of Reform Judaism, a large group of Jewish
men's clubs.
The Men of Reform Judaism prioritizes social justice and seeks to provide
meaningful service to its congregations and communities. At Temple Am
Echad, the Men's Club works to increase participation in Jewish religious
activities and foster cultural and educational advancement.
To that end, the club partners with the youth of the temple to plan annual
Hanukkah and Purim festivals. The club also sponsors several scholarships
that enable recipients to attend conventions and camps.
