Al Bateen Residential and Office Tower

Our team worked on the design of the Al Bateen Towers as a G-plus-50-story luxury
apartment high-rise coupled with a G-plus-30-story five-star hotel including an in-
house business center, ballroom, restaurants, state-of-the-art health club, spa and
beach club. The project shifted to an all residential format early in construction as
the market in Dubai reacted to this one of a kind site. Lush landscaping defines
the beach-front site and will also be used to soften the internal edge of a garden
wall that will surround and protect the grounds. The Al Bateen will offer luxury
residential apartments in two towers: one approximately 68200 SM, and one at
approximately 29,600 SM, designed to take maximum advantage of the unique
beachfront location and the multitude of amenities within the pedestal.

World Trade Center Residences - Jumeirah Living
Dubai, U.A.E
Our team provided full architectural services for an hotel/apartment development
featuring 377 luxury residences and two multi-level penthouses on the top floor. The
1.4 million square foot complex stands 30 stories along the shorter leg and 42 stories
at the tall end with below-grade parking to accommodate 687 cars. The arrival podium
is elevated with a gated entrance and security features throughout. Rooftop pools,
private balconies with garden rooms and a fitness center are all built-in amenities. The
complex is located adjacent to the historic World Trade Center. The project was carried
out with the collaboration of the Dubai office of Rice Perry Ellis. Completion 2007

World Trade Center Residences - Jumeirah Living

This iconic 950 foot tall residential tower is proposed for a micro- urban site in New York City.
Designed by solus4, the tower is a vertical neighborhood creating an efficient and valuable use
for a small and otherwise underutilized water’s edge site. Uniquely, the tower is designed by
solus4 using their SNCI principals (Sustainable Neighborhood Collaborative Initiative). Applying
these principles to a vertical neighborhood requires the full engagement of the design team, the
building team, the financing team and the future owners.
With a cross-section of G plus 55, there are 50 full-floor three bedroom plus apartments planned
at approximately 3,000 square feet each served by high speed destination selective elevators.
The distinctive shape of this tower comes from its innovative structure and energy generating
systems. The entire structural system, designed by LeMessurier Consultants, is in-situ concrete
with flat slabs supported by columns and shear walls embedded in the extruded core shaft
leaving large portions of the perimeter free for the 16 foot floor to ceiling glass. The exterior
glazing makes up one of the tallest proposed hybrid double glazed skins. While the initial intent
of the double skin is to enhance the thermal barrier thereby controlling heat gain in the summer
and heat loss in the winter, an interesting added benefit will be the chimney effect at the external
surface. Strategically placed mini-turbines take advantage of the vertical air movement to
generate supplementary power. Balconies at each floor provide exterior space for the resident
while adding a variable shading screen to further control glare and heat gain. Temperature
controlled window shading with personal preference overrides will provide for individual comfort
requirements in any season.
The 950 foot tall blade mast is cantilevered off the concrete frame. Its entire outside surface as
well as certain portions of the exterior glazing is covered with transparent thin film photo voltaic
panels projected to provide – in combination with other passive and active sustainable systems,
the majority of the power requirement for the building. Initial calculations show the building
generating excess power at certain times of the year. Keeping to the SNCI principles for energy
savings strategies, the building will have no parking except for a quantity of all-electric cars in a
variety of model configurations (sedans, SUVs, mini-cars, etc.) that will be garaged on-site and
owned and operated by the common ownership of the residences using a card access system.
The balconies, in addition to providing living space and shading, also act as rainwater collectors.
The rainwater, rather than being shed to the street, will be harvested and added to the grey water
recycling system. Along with fully integrated energy management systems, each apartment will
have its own mini-plant for comfort control, domestic water and recycling thereby ensuring a
stand-alone capability and reduced reliance on central systems. The project also intends to drill
for its own domestic water thereby ensuring a substantial independence from the vulnerable
municipal infrastructure.
The street level base of the tower will include – in addition to the entrance/exit to the all electric
car garage – a multi level common social space including neighborhood retail and food outlets,
mini-produce market, terraced cafes, recreation, gym, swimming, museum/gallery space and
office/studio space for residents.
Not only will this building provide residences with outstanding views in an outstanding location
convenient to all parts of the City, but will also place the owners of the residence in the forefront
of low impact and sustainable communities.

Royal Norwegian Ambassador Residence

This project is a 400 square meter addition and renovation. It consists of two main components:
upper viewing deck and pool area. Treated as a folly it enhances the experiences with its natural
surroundings. Views of the Avila Mountain are carefully calibrated on the design of the staircase and
from the cantilevered viewing platform.

Broadway Gate is a 2.5 Million Square
Foot Mixed Used Development located
on four mostly contiguous lots allowing
for complimentary uses which invigorate
each of the separate buildings.
Instead of assuming each building as
separate disengaged structure, the
conceptintegratesanoveralldevelopment
plan, yet enables each building to have its
own identity, share common elements and
features to allow them to read as a whole,
fitting the urban context but modernizing
it and revitalizing the area. The project
aims to create a multilevel pedestrian
experience by creating commercial
spaces at street and upper floors where
hotel, office and residential are linked
by different levels of connectivity which
establishes an architectural landmark and
an urban gate to the city.
From an Urban planning perspective the
project fulfills the local objectives of the
three dimensional zoning and implements
tall towers to create the southern and
highway edge to the traditional Down City.

Media One Tower
Hotel and Office Building

Our team worked on the 41,250 square meter mixed use tower in Dubai’s Media City district. This
project
incorporates a new trademarked Business Hotel located in the lower 10 floors of the tower. In addition
to the 270 luxury hotel rooms, the tower will also have a retail atrium and conference areas as well as
a full service luxury spa and health club with outdoor roof top pool. The project is complete and fully
leased.
The project was carried out in collaboration with the Dubai office of Dewan Architects.

Abu Dhabi Marine Company Head Quarters
Abu Dhabi, U.A.E
As the winner of an international invited competition, the Abu Dhabi Marine Operating
Company Headquarters combines the cultural and symbolic imagery of the ancient land
with the functionality of a modern office tower. Elements of the 26-story,600,000 square foot
headquarters were derived from cultural and symbolic imagery and have been translated
into details such as the “Tree of Life” motif, which patterns the mashrabiyah and exterior
cladding; and features such as water and garden oases positioned on all levels of the
tower. In addition to secured executive and general offices, the head-quarters also feature
conferencecenters,a250-seatauditorium,prayerrooms,diningfacilities,andadjacent650-
car parking garage. The exterior of both the office tower and adjoining parking garage are
clad in modular panels of reddish-brown granite, again patterned on the “Tree of Life” motif,
and quarried in the Gulf. These panels are set upon an exoskeleton frame – possibly the
first in modern Abu Dhabi - approximately one meter beyond the actual window, providing a
shaded overhang for more efficient cooling. We worked as part of the team in collaboration
with Khatib & Alami’s offices in Abu Dhabi and Sharjah and Ove Arup in London.

SZR Tower

Our team worked on the new SZR Office Tower building located on the Sheikh Zayed road in the center of the
Dubai financial neighborhood. The building boasts a simplified structure and design as a G+M-plus-60-story
luxury office high-rise of about 707,000 sq.ft. with retail at the ground and mezzanine floors and a 12 +4 level
detached garage building housing 980 cars. The clean, pure lines and high level of glazing (floor to ceiling all
around the perimeter) makes this office space one of most desirable addresses on Sheikh Zayed Road providing
efficient and versatile interior spaces for either open office plan or private offices.

RSSA Complex

The proposed RSSA development is
a multi-use complex providing 95,250
square feet of first class office space,
45,000 square feet of multi-family
residential apartments and 172 parking
spaces. The office building includes
ground floor retail and restaurant. The
residential includes 22 one bedroom
units and 16 two bedroom units. The
development is tailored for locations
near major transportation nodes.
The basis of design takes in to account

forms that fit the existing streetscape

Busan Opera House
Busan, Korea
Our approach to the design the Opera House for the Busan Metropolitan City has
been to seek an informed path through the civilized roots of Korean culture. This
has been inspired by several factors from the Joseon Period such as the elegant ink
on paper drawings, the paintings, the music and the Pansori acoustic patterns. In
addition, the concept has been complemented by the overlapping integration of the
parts to make a whole - the principles known as sohwa. These essentials were taken
as a starting point to create a set of positive and negative volumes, which are freely
flowing as music and voice throughout the centuries and continuing into the future.
The simplicity and grace of the Joseon painting has extended through a conceptual
process that helped develop a building that includes all the components of a major
opera house. The orchid is used as a symbol in the development of this building,
which grows forth from the modern Busan and welcomes the international visitors at
the seafront. The use of modern materials as well as the state of the art systems has
been taken into account to design and build this opera house complex. Overall, this
complex not only represents environmental sustainability, but also fiscal sustainability.
The citizens of Busan Metropolitan City and the people of Korea will easily recognize
the cultural significance of the opera house design. “The Busan’s Orchid” will elevate
the international respect and position of the city by transmitting a cultural message,
which originates from a simple Korean art piece and subsequently transforms into an
architectural element, representing all the dramatic nature of the opera.
