Certain clients of SocialReView prefer only on premise solutions, however to ensure that the product is current, they intend to build API’s which sync content, Meta data and data. The licensing of the software is quite intriguing. For example: A Property holder is only interested in property information and lease information, and will not like to pay for the ratings etc.
Trading desk will need all the information, however it might already have licenses to the rating agencies such as Moody’s, Fitch etc., which is quite expensive in itself. So, the costing should take that into account. As for the solution is concerned, there should be a flexible way to modularize the application, so that the licensing is service metered.
Most of the property owners and dealers etc. do not work from offices and are always on the go. They need a solution which enables access anywhere, mobile phones, notebooks, tablets and the likes. The property data is usually huge, with lot of media files. The property dealers and owners take those pictures in various formats/devices publish the same. The idea is to add lot of metadata during the publish process making it easier to search. The application should enable easier ways to add this data, such as gather address/location information from satellite imaging, address verification etc. and integrate it to a map application within SocialReView. The application should enable the property owners to take pictures with 3D rotate views, videos etc. They would like to get recommendations on whether to use Fixed, Fluid, Adaptive, or responsive design. With the above mentioned features they are also open to recommendations on Native development for devices Vs cross platform.
Source of Data: Non-standard, need to obtain data from all the above actors and aggregate it in real time. This is their biggest challenge. Neither the number of sources of data nor the data format is fixed. The property information can be obtained from any number of sources. Any information that can impact a commercial property, as long as credible and important, need to be fed into the application. News regarding the property, property aggregators, Analyst agencies are all sources and they change frequently. .
3. There is no product similar to this in the market which aggregates all the data in one place, a universe of CMBS, LOAN, Property, Tenant information, Lease, sub lease, rating etc etc. visualizing all of this data in one place is the other biggest challenge.
Apart from aggregated data being the products key differentiator, they also want to adopt social integration in the product. The trade or property data will not be shared in facebook for example. However various organizations will form groups, can connect to all the members of SocialReView via requests, add data which will be shared publicly or to the groups. This data is very crucial for the trade analysts.
The data is best used with lot of analysis, charts and visualizations. They would like to provide multiple scenario analysis with filters on various levels, CMBS, Loans, properties etc. The valuation of the property, stratification Analysis, Cash flow analysis, P/Y Analysis etc. need to be built in and need to be customizable. They would like to incorporate predictive analytics with CMBS repayments and defaults. This will help reduce risk on non-performing loans.
Scale: We are assuming that the number of users that need to be supported would be around million+. We are assuming that the Trade, rating and property data would be upwards of 4 TB, the social data should grow to be at least as much or more.
