At just 936 square feet, a beachfront home in Misquamicut recently sold for $1.2
million, proving that size isn't everything. The house, built in 1951 at 495
Atlantic Ave., Westerly, won a "Favorite Tiny Home" award in 2015 from
HGTV.
The house sold on Jan. 13 by Lynne Kaesmann of Southport, Connecticut. The
buyers were David R. Pellerer and Catherine S. Marx of Hebron, Connecticut.
Lori Joyal of Lila Delman Real Estate International handled both sides of the
transaction.
The house has two stories, and the top floor, recently renovated, has a simple,
chic cottage decor. The lower level was not renovated and there is no interior
access from one floor to another.
Another Misquamicut sale: $1.625M
Another beachfront home in Misquamicut, built in 1952 at 119 Atlantic Ave.,
Westerly, sold on Jan. 30 for $1.625 million. The renovated house had recently
been featured in a Pottery Barn catalog photo shoot, according to the Lila

the Allen Family Partnership LLC and the buyer was WRI Atlantic Properties
LLC of Cheshire, Connecticut.
"Misquamicut Beach is now thriving after a setback from Hurricane Sandy,"
Joyal said.
Quonochontaug Pond house sells for $1.5M
Another home in Westerly, 10 Schumann Rd. in Shelter Harbor, sold on Jan. 31
for $1.5 million.
According to Randall, Realtors, the waterfront house, once featured in Coastal
Living magazine, is situated on Quonochontaug Pond with views to the ocean
beyond. The 0.47-acre site was sold with two moorings and a registered dock.
The sale also included access to a beach and tennis courts through the Shelter
Harbor Tennis Association.
David Godden of Randall, Realtors' Watch Hill office was the listing agent.
Lorraine Randall of the agency's Charlestown office represented the buyer.
According to deed records, the house was sold by James S. Harrop Sr. and Mary
C. Harrop of Avon, Connecticut to Glenn S. and Eleri J. Dixon of New York.
Condo project construction to start
Construction is scheduled to start this spring on a new 21-unit condominium
development near East Greenwich's historic Hill and Harbour district.
The new development, to be called The Terrace on Main, will be built at 1001
Main St., the former Harris Tool & Machinery Company site. Demolition of the
industrial building was about "halfway" done on Monday, according to developer
Len Iannuccilli of 620 Main St. Associates. The $4.5-million development will
include units priced in the $200,000s, with monthly condo fees of about $200, he
said.
Iannuccilli said all 21 units will be one-bedroom condos, priced to appeal to
young, first-time buyers, empty nesters and elderly buyers. He said the location
is within walking distance of Goddard Memorial State Park and downtown East
Greenwich.
