PROJECT PLANNING
2.1 INTRODUCTION OF PROJECT
ABSTRACT
This is project report on “Kintu Real Estate CRM”. During the developing of this project
we try to explore innovative ideas and functionality behind the working of the notepad.
This project is the output of our planning, scheduling, programming skills and hard work,
and this report reflects our steps taken at various level of programming skill, planning and
schedule.
Kintu Real Estate CRM is a web based application which helps people to find a properties
and project plans. Kintu Real Estate CRM is advanced solution for his/her estate problem.
Our application customer can request for follow-up in interested properties or project plans.
Customers can buy or registered for properties. Customers can view project plans and can do
inquiry of any property. Customer can share the properties and project plans to other user on
Gmail, Facebook, twitter etc. Customer can register on our web site and maintain its deals,
purchase, profile, properties details.
Kintu Real Estate CRM enables builders, agents, agencies to set up online properties and
project plans. They can sell their properties or project plans to the customers online via
follow-up. They can also set follow-up meeting with customer and record them in our web
application. They can also manage their expenses and their vendor details.

2.2 SCOPE
o Customer can view all the properties and its type and all project plans and its type.
o Customer should be enable to search for the properties or project by its attributes or
any description.
o Customer can view builder, agency, and agent information and also contact them to
make follow up on properties.
o Registered customer having its own dashboard in which he/she can maintain report of
his/her invoices, purchase, invoice past dues, favourite properties/project plans,
compare properties and his/her profile details.
o Customer can also add his/her property to our website through agency.
o Customer can also comment on project plans or properties using their Facebook
accounts.
o Customer can also print a properties details on our website.
o Admin and manager are administrative users. They can create agency, and every
agency can create their own agents and agents can post properties. Agency can sell
the property of its own.
o Administrative users can handle all expenses with its category and it will be also help
in report of profit and loss statements. They can also manage purchase, deals, leads,
invoices, client contacts, project plans, reports, configuration options etc.
o Builders, Agencies, agents are a super user of our web application. They will have
rights of to post their properties, maintain follow-ups and leads, view invoices, past
dues, view reports etc.

o Builder/Agency/Agent having their own accounts on our website through them, they
can be maintain their customers, properties and project plans. They can also maintain
invoices, purchase.
o Properties and project plan documents can also be managed and store in our web
application.
o Lead form with automatic lead assignment based on inquiry.

• OBJECTIVES
o The primary aim of project is to manage all the activity related to Real Estate
Business at a single place. One can manage Clients, Leads, Sales and billing for your
properties.
2.4 ADVANTAGES
o All user can maintain online transaction records.
o Now customer does not have to go anywhere for search properties or projects, they
can view and search it online.
o Customer can also post their own properties and maintain online documents, photos,
floor plans etc.
o All user can maintain their all documents of properties.
o Based on reports administrative user can easily know the loss and profit statements.
o Sharing of property and project also can easily done via email and other interfaces
like Facebook, twitter etc.
o Customer can be post inquiry of property so a lead will be automatically maintain by
website.
o Lead can be manage by agent, agency, builder or admin.
• LIMITATIONS
o Our web based application is working on internet so, it takes forever if you have a
slow connection. Without internet connection user cannot access our website.
o Recently we are done transaction manually, we are provide instalment and all details
and record it online.

4.1.1 ADMINISTRATOR
 Admin have authority to manage this system.
 Admin has all privileges that of the guest as well as the normal
registered user. Along with common features like creating new user
and granting roles to those newly created users.
 The role granted by admin cannot be modify by any other users.
 The access level are as per grants done by admin.
 Admin can manage all pages and menus.

 Builder have its own dashboard, he/she can maintain his/her own
profile details and also can change password.
 Builder can manage his/her own vendors, expenses, inventory details.
 Builders can manage agency to make a deal of properties.

4.1.3 AGENCY
 Agency can maintain its own agents to manage all leads and follow up
of properties.
 Agency can manage meetings / maintain its own calendar schedule and
dashboard.
 Agency can also post its own properties and project plans.
 Agency can maintain a deals, purchase, invoices, lead, and contacts of
its own properties.
 Agency can manage its own profile .and also have a change password
functionality.
 Agency can view all the functionality of agent like their calendar

 Agent can be belongs to a particular agencies.
 They can have authority of lead and follow-ups.
 They can manage a calendar schedules.
 Agents have their own dashboard, they can manage their own profile
details and password details.

 Registered user can maintain favorite properties and compare
properties details.
 Registered user can view the details of purchase properties and their
invoice and past due invoice details.

 Registered user can post their own properties, these properties can
approved by admin.
 Registered user can view all the details and print the property also.
 Registered user can view particular agent or agency assigned
properties.
 Secure registration with verification code. Having functionality to
request of forgot password or user name. Having change password
functionality. Registered user has its own dashboard. Manage its own
profile details.

4.1.6 GUEST USER
 Guest user can have its own session.
 Guest user can view the properties and project plan.
 Guest user can search properties and project plans based on their
attributes and description.
 Guest user can maintain favorite properties and compare properties
during his session.
 Guest user can contact agencies, builders and agents for inquiry of any
properties or project plans.
 Guest user can apply inquiry of property, these inquiry can directly
goes to properties owner and that user can automatically register as a
client.

 Guest User can view assign properties of agencies and agents.

o FUNCTIONAL REQUIREMENT
The system must provide following functionality:
 Since this project uses database and control, it needs the
retrieval of information from the database. It needs access of
Database from a front end, as we are using PHP with wamp
service, it provides easy linking to the database, along with the
flexibility required to develop a user-friendly front end.
 Keeping records of registered users (clients) and all other users.
 Generate Daily sales, purchase, marketing, expense and profit
reports
 User can have advance search functionality
 Maintain communication between users, builders, agencies,
agents through website.
 Email Notification is used for follow up, leads, contact, and
inquiry.
 Admin can send email to anyone using send mail functionality.
 User can maintain his/her profile and account.
 User can contact to agency or agent of property.

PROJECT PLANNING
2.1 SCOPE
o Salary Module :
o Admin can manage salary of employee of every month in prolivetracker.
o Salary of employee will be automatically calculated based on employee lwp and
other deductions.
o Salary status can be a paid or partial paid.
o Admin can genrate salary slip if salary is paid to employee.
o Admin can also view toal net salary and outstanding salary.Admin can search
view or search a monthly reports of salary of employees.
o Admin can export a particular month of salary report into excel.
o Admin can send a salary slip to employee through email.
o Admin can view that salary slip will be send to user or not.Admin can preview or
download salary slip.
o User can dowload a pdf file of salary slip that is attached with email.
o Add a new table for salary and add a new field in user table.In Employees Profile
module add new field.
o Updation of Leave Module :
o While Employee apply a leave new option of project name will create.
o Once a Leave will be applied by employee, if a project having a project leader
than the request of leave should first go to their project leader.

o If a project leader can change the status by "Approved by Project Lead" then it
should come to admin.
o If admin will approve the leave, then the leave is approved.
o While employee apply a leave a notification of user leave can be send to all
admins and project leader by email.
o While project leader reject the leave the reject leave status will notify to employee
by email that your leave is rejected.
o While admin approved/reject a leave a notification will send to employee by
email.
o Employee Letter Module
o Create a new category for employee letter and added different type of letters in
category.
o Create a employee letter module for genrate a different type of employee letters.
o Give the List Of Active and Inactive Employees. Based on employee selection a
list of letter of that selected employee will display. Admin can add a letter for
selected employee.
o Admin can send a letter to employee throgh email.In email letter pdf will aso
attached.Admin can also view if letter is already send it to user or not.
o For all letters a Email Template will be created and a pdf file will also created.In
Email template a short tag for all email template are also define.
o Admin can preview and download the pdf of employee letter.
o Pdf Formate Module

o Admin can dynamically set the formate of pdf file.for Example Admin can set the
content of all employee letter pdf files.
o Dynamic Genrate Template :
o While user add a new category email template path text field is created and create
directory of option will be added.
o While user can click on option a pdf folder for that category is created and in that
folder a pdf file for that category is created, Email File of that category is also
created and the email file will created , in email template module a email file
option is created to modify the content of email file , pdf formate module a pdf
file option will also created to modify the content and design of that pdf file and a
new field for email template subject will also created into core table.
o NDA to Client Module :
o Create a Client Letters Module. Admin can have a selection of inactive and active
client. Based on selection admin can add letter, send a letter to client with
attached pdf, download and preview the letter pdf.
o For Client letter a new category of client letter will created. Shortag of client letter
will be define in email template.
o When admin logIn first time a pop-up of accept terms and condition will
displayed and in that pop-up a link of client NDA pf pdf will be provided. Client
can view or download the NDA pdf.
o Send Email Functionality :
o Create a email functionality when task is created, updated or deleted , email
notification will be send to the user , client and admin.

o while apply a leave notification email notification will be send to admin and
project leader.
o While leave status is modified rejected/approved a email notification will send to
the employee who apply the leave
o While Create a ticket, update status of a ticket or close a ticket, email notification
will send to admin, client and a employee to whome a ticket will assign.
o While Article will added into ticket a email notification will send to admin, client,
a user to who,e a ticket will assigned.
o While create a project a email notification will send to all employees assign to
that project.
