2. FUNCTIONAL REQUIREMENT AND COST
IMPLICATION FOR CONSTRUCTION
METHOD
FUNCTIONAL REQUIREMENT
Functional requirements are product
features or functions that developers
must implement to enable users to
accomplish their tasks. So, it's
important to make them clear both
for the development team and the
stakeholders. Generally, functional
requirements describe system
behavior under specific conditions.
COST IMPLICATION FOR
CONSTRUCTION METHOD
Impact costs are often referred to as
the ripple effect, because they
originate in one or more isolated
problems and spread unabated
through a project like ripples across
a pond. Some authors refer to them
as disruption costs, loss of
productivity, or, less often, loss of
labor output
3. Stairs - Functional Requirement
In the design of any stairs people generally look
upon its aesthetics and appearance, but for
effective and efficient use of stairway one must
know its functionality and use along with its
appearance. The primary function of stairs is to
provide access to another floor, safe and easy
means to travel, a degree of insulation, escape
route in case of fire, etc.

4. Functional Requirement- Finishes
External finishes
External finishes are important in determining the aesthetic appeal of
the building. The external finishes will also, in conjunction with the
detailing and quality of the construction, determine how the building
will weather over time. The functional requirements are:
•Aesthetic appeal
•Durability
•Strong mechanical or chemical bond to structural substrate
•Flexibility, ability to withstand thermal and moisture movement
•Health and safety considerations
5. Internal finishes
Internal finishes are important in creating a sense of place and in helping to ensure a healthy indoor
environment. As we spend a great deal of time within buildings, the quality of the internal
environment is particularly important in ensuring a sense of wellbeing and enjoyment. The
functional requirements of internal finishes are:
•Aesthetics
•Durability and flexibility to withstand thermal and moisture movement
•Ease of maintenance and cleaning
•Strong mechanical or chemical bond to structural substrate
•Expel water from the surface that forms as condensation (particularly in kitchens and bathrooms)
•Provide visual finish, high levels of contrast (nosing on stairs)
•Tactile or touch‐sensitive finish as an aid to those with visual difficulties
