Janata Bazar located in the heart of Hubli city is a prime hub for small time vendors and traders. It is spread over 1.76 acres of prime commercial land, housing makeshift shops and a couple of buildings in dilapidated condition. The market is plagued by problems such as congestion, poor pedestrian circulation, poor fire safety, and lack of civic amenities. All of these problems have contributed towards the slum like conditions prevailing here today.
To solve a problem of this nature it is imperative to seek a consensus between the needs of the stakeholders, viz. the resident vendors and traders, Municipal Corporation and other Direct and Indirect Beneficiaries before any sort of plan is brought forward.
SCOPE :
i. To address all the above grievances and put forth an economically viable solution involving conjoint efforts from government and private enterprise.
ii. To untap the economic potential of the area.
iii. To proffer an urban renewal model on strong fundamentals to ensure sustenance and ergo give healthy returns to all key stakeholders.
iv. To study consumer behaviour and ensure generation of projected earnings.
CONCLUSION :
Segregation of land along a tripartite manner i.e. Resident occupation of land, land for the proposed mall and land for community parking is mainstreamed.

thoroughfares, will there be future traffic rehabilitation program

The local government has not released any information on the
rehabilitation of the access roads leading to Portico. However, Portico
Land will cooperate with the LGU on any traffic management measures
that will be contemplated.
In addition, the overall intent of the masterplan provides that vehicular
access into and out of Portico through Capt. Javier St. and Oranbo Dr.
will be straightforward via intercept ramps that lead to an integrated
basement parking system in order to avoid vehicle queueing at street
level and to prevent traffic build-up in the area.

residents an oasis from the surrounding dense city environment.

Where is the parking located for the townhouse units?
Parking for the townhouse units will be in Basement 1, with easy
access to the townhouse units through a stairway. Alternatively, the
elevators in the respective towers may also be used by the townhouse
residents.
There will be no vehicular access or parking on the ground level. The
ground level will be dedicated to pedestrian traffic, courtyard greens
and open spaces.

How will concerns on proximity to the fault line be addressed? How far is
the site from the West Valley Fault (WVF)? Is the site safe for
development of high-rise condominiums?
The site is located approx. 280 meters away from the surface trace of the WVF. Underneath
the earth’s surface, the WVF dips further East. An earthquake’s seismic source is typically
where the fault line is at least 10 kilometers below the earth’s surface. If the WVF causes an
earhthquake, its epicenter would be more than 2 kilometers away from the site.
In addition, the structural design of the building follows a performance-based design (PBD)
approach which means that the structural integrity of the buildings is guaranteed over a
~2,475 year return period. This approach goes beyond the standard code-based design
practice that implies structural integrity over a ~50 year return period. Also, the
professional services of well-respected structural consultants Sy2 Structural Engineers (local)
and the Asian Institute of Technology (AIT; international) have been contracted for the
structural design of Portico based on PBD. Moreover, the services of international firm Arup
shall also be contracted to perform a peer review in order to further strengthen the design
of Sy2 and AIT.
