What is Portico?
Portico is Alveo Land’s first mixed-use high-rise residential
condominium development with a retail district in Pasig, straddling the
CBDs of Ortigas, Makati, and BGC.
Located in the midst of Ortigas, it breathes new life into the bustling
city by offering a unique urban courtyard living experience
characterized by generous courtyards and an uncompromised unit
experience.

Why name it Portico?
A PORTICO is an architectural threshold easing indoor to outdoor in a
refreshing shared space. The project is so named to evoke the airy feel
of a porous community, with immediate access to fresh experiences and
abundant social spaces nurturing pause in a lively urban setting.

Who are the partners involved in the development of Portico?
Portico is a development of Portico Land Corp., which is a partnership
between Alveo Land Corp. and Mitsubishi Corporation.
The Ayala conglomerate has developed a 39-year relationship with
Mitsubishi Corporation and has jointly collaborated together on various
successful ventures such as the Laguna Technopark (LTI) and
PhilEnergy.
Portico marks another project that will strengthen the relationship
between these two multinational companies as well as establish Alveo’s
presence in innovating the Ortigas district.

With the development of other high-rise buildings in the vicinity of
Portico and considering that access roads are not along major
thoroughfares, will there be future traffic rehabilitation program
surrounding the development?
The local government has not released any information on the
rehabilitation of the access roads leading to Portico. However, Portico
Land will cooperate with the LGU on any traffic management measures
that will be contemplated.
In addition, the overall intent of the masterplan provides that vehicular
access into and out of Portico through Capt. Javier St. and Oranbo Dr.
will be straightforward via intercept ramps that lead to an integrated
basement parking system in order to avoid vehicle queueing at street
level and to prevent traffic build-up in the area.

How will traffic congestion be addressed with the development of
Capitol Commons? Can the volume of vehicles when all buildings are
built up be contained in the small roads surrounding Portico?
In addition to the several entry points into the development, traffic
congestion may be managed through the variety of access points to
and from Portico:
• Capt. Javier St. is a four-lane road that connects Pasig Blvd. and
Meralco Ave.
• Pass-through from the Ortigas area to Shaw Blvd. has shifted to
Capitol Commons, easing traffic along Oranbo Dr.
• Access to and from C5 to Portico may also be through: (1) Lanuza
St., (2) St. Martin St., 3) Canley Road, and (4) Shaw Blvd.

How will traffic congestion be addressed with the development of
Capitol Commons? Can the volume of vehicles when all buildings are
built up be contained in the small roads of surrounding Portico?

Will there be road widening of Oranbo?
At the moment, there seems to be no leeway for further widening
Oranbo Dr. as both sides are currently built up. For the stretch of
Portico along Oranbo Dr., a drop-off will be provided along the retail
entrance to avoid vehicular congestion.

How will the increasing density of the area be addressed?
Portico was envisioned and masterplanned to provide a breath of fresh
air amidst the growing metropolis of Ortigas. Despite a zoning
clearance to allow a maximum FAR of 10, Portico was purposely
planned to have a lower density at an FAR of 6 in order to afford its
residents an oasis from the surrounding dense city environment.

Is there a factory beside Portico that employs big delivery trucks? What
business are they engaged in and are their products hazardous to
health?
There is no factory located within the immediate vicinity of Portico.
Portico is surrounded by residential subdivisions, condominium
buildings as well as small automotive service shops, retail
establishments and institutions. The city government of Pasig will not
allow an establishment to operate if it is hazardous to the health of the
community. In addition, current zoning prohibits industrial use.

Where is the entrance to the Retail shops? Will it be separate from the
residential?
Portico will provide entrances to the Retail Area and Residential Zone
coming from Oranbo Dr. and Capt. Javier St. The residential enclave will
be gated coming from the Retail Area to ensure security for the
residents while providing ease of access to the Retail shops.
In addition, the Residential Area will have its own private access into
the development along Oranbo Dr.

Will the ground level of the development be on the same level as
Oranbo Dr. and Capt. Javier St.?
The ground level will be on the street level of Oranbo Dr. and Capt.
Javier St. However, Portico’s masterplan is designed to have varying
elevations on the ground level in order to provide an interesting
landscape and pedestrian experience.

Is the whole area fenced in?
The Retail Area will have its own security installations, while the
Residential Zone will have gates and perimeter fence to ensure security.

Will the courtyards be accessible to the people from the Retail area?
There will be residential courtyards that are exclusive and private to the
residents of Portico only. However, there will also be public courtyards
for the Retail area.

Are the other buildings in the materplan positioned in their permanent
location? What are the distances between buildings?
The general locations of the 3 other towers are as indicated on the
current masterplan. The exact orientation is still being planned in
detail, and it is possible that there may be slight adjustments. However,
any adjustments that will be made will always take into consideration
the preservation of prime views of all units and will not compromise
any one tower.

Where is the parking located for the townhouse units?
Parking for the townhouse units will be in Basement 1, with easy
access to the townhouse units through a stairway. Alternatively, the
elevators in the respective towers may also be used by the townhouse
residents.
There will be no vehicular access or parking on the ground level. The
ground level will be dedicated to pedestrian traffic, courtyard greens
and open spaces.

BUILDING DETAILS
How will concerns on proximity to the fault line be addressed? How far is
the site from the West Valley Fault (WVF)? Is the site safe for
development of high-rise condominiums?
The site is located approx. 280 meters away from the surface trace of the WVF. Underneath
the earth’s surface, the WVF dips further East. An earthquake’s seismic source is typically
where the fault line is at least 10 kilometers below the earth’s surface. If the WVF causes an
earhthquake, its epicenter would be more than 2 kilometers away from the site.
In addition, the structural design of the building follows a performance-based design (PBD)
approach which means that the structural integrity of the buildings is guaranteed over a
~2,475 year return period. This approach goes beyond the standard code-based design
practice that implies structural integrity over a ~50 year return period. Also, the
professional services of well-respected structural consultants Sy2 Structural Engineers (local)
and the Asian Institute of Technology (AIT; international) have been contracted for the
structural design of Portico based on PBD. Moreover, the services of international firm Arup
shall also be contracted to perform a peer review in order to further strengthen the design
of Sy2 and AIT.

The machine room has a vibration control mechanism to mitigate noise.
Additionally, there is a 1-meter clearance between the machine room
and the ceiling of the 2nd level of the loft units.

elevator core, and are thus not directly below the machine room.

Portico is Alveo Land’s first mixed-use high-rise residential condominium development with a retail district in Pasig, straddling the CBDs of Ortigas, Makati, and BGC. Located in the midst of Ortigas, it breathes new life into the bustling city by offering a unique urban courtyard living experience characterized by generous courtyards and an uncompromised unit experience.

The project is so named to evoke the airy feel of a porous community, with immediate access to fresh experiences and abundant social spaces nurturing pause in a lively urban setting.

Portico is a development of Portico Land Corp., which is a partnership between Alveo Land Corp. and Mitsubishi Corporation. The Ayala conglomerate has developed a 39-year relationship with Mitsubishi Corporation and has jointly collaborated together on various successful ventures such as the Laguna Technopark (LTI) and PhilEnergy. Portico marks another project that will strengthen the relationship between these two multinational companies as well as establish Alveo’s presence in innovating the Ortigas district.

FOR INTERNAL TRAINING PURPOSES ONLY VICINITY / TRAFFIC With the development of other high-rise buildings in the vicinity of Portico and considering that access roads are not along major thoroughfares, will there be future traffic rehabilitation program surrounding the development? The local government has not released any information on the rehabilitation of the access roads leading to Portico. However, Portico Land will cooperate with the LGU on any traffic management measures that will be contemplated. In addition, the overall intent of the masterplan provides that vehicular access into and out of Portico through Capt. Javier St. and Oranbo Dr. will be straightforward via intercept ramps that lead to an integrated basement parking system in order to avoid vehicle queueing at street level and to prevent traffic build-up in the area.

Can the volume of vehicles when all buildings are built up be contained in the small roads surrounding Portico? In addition to the several entry points into the development, traffic congestion may be managed through the variety of access points to and from Portico: • Capt. Javier St. is a four-lane road that connects Pasig Blvd. and Meralco Ave. • Pass-through from the Ortigas area to Shaw Blvd. has shifted to Capitol Commons, easing traffic along Oranbo Dr. • Access to and from C5 to Portico may also be through: (1) Lanuza St., (2) St. Martin St., 3) Canley Road, and (4) Shaw Blvd.
  • 11. VICINITY / TRAFFIC How will traffic congestion be addressed with the development of Capitol Commons? Can the volume of vehicles when all buildings are built up be contained in the small roads of surrounding Portico?

At the moment, there seems to be no leeway for further widening Oranbo Dr. as both sides are currently built up. For the stretch of Portico along Oranbo Dr., a drop-off will be provided along the retail entrance to avoid vehicular congestion.

Portico was envisioned and masterplanned to provide a breath of fresh air amidst the growing metropolis of Ortigas. Despite a zoning clearance to allow a maximum FAR of 10, Portico was purposely planned to have a lower density at an FAR of 6 in order to afford its residents an oasis from the surrounding dense city environment.
  • 14. FOR INTERNAL TRAINING PURPOSES ONLY VICINITY / TRAFFIC Is there a factory beside Portico that employs big delivery trucks? What business are they engaged in and are their products hazardous to health? There is no factory located within the immediate vicinity of Portico. Portico is surrounded by residential subdivisions, condominium buildings as well as small automotive service shops, retail establishments and institutions. The city government of Pasig will not allow an establishment to operate if it is hazardous to the health of the community. In addition, current zoning prohibits industrial use.

Portico will provide entrances to the Retail Area and Residential Zone coming from Oranbo Dr. and Capt. Javier St. The residential enclave will be gated coming from the Retail Area to ensure security for the residents while providing ease of access to the Retail shops. In addition, the Residential Area will have its own private access into the development along Oranbo Dr.

The ground level will be on the street level of Oranbo Dr. and Capt. Javier St. However, Portico’s masterplan is designed to have varying elevations on the ground level in order to provide an interesting landscape and pedestrian experience.

The general locations of the 3 other towers are as indicated on the current masterplan. The exact orientation is still being planned in detail, and it is possible that there may be slight adjustments. However, any adjustments that will be made will always take into consideration the preservation of prime views of all units and will not compromise any one tower.

Parking for the townhouse units will be in Basement 1, with easy access to the townhouse units through a stairway. Alternatively, the elevators in the respective towers may also be used by the townhouse residents. There will be no vehicular access or parking on the ground level. The ground level will be dedicated to pedestrian traffic, courtyard greens and open spaces.
  • 30. FOR INTERNAL TRAINING PURPOSES ONLY BUILDING DETAILS How will concerns on proximity to the fault line be addressed? How far is the site from the West Valley Fault (WVF)? Is the site safe for development of high-rise condominiums? The site is located approx. 280 meters away from the surface trace of the WVF. Underneath the earth’s surface, the WVF dips further East. An earthquake’s seismic source is typically where the fault line is at least 10 kilometers below the earth’s surface. If the WVF causes an earhthquake, its epicenter would be more than 2 kilometers away from the site. In addition, the structural design of the building follows a performance-based design (PBD) approach which means that the structural integrity of the buildings is guaranteed over a ~2,475 year return period. This approach goes beyond the standard code-based design practice that implies structural integrity over a ~50 year return period. Also, the professional services of well-respected structural consultants Sy2 Structural Engineers (local) and the Asian Institute of Technology (AIT; international) have been contracted for the structural design of Portico based on PBD. Moreover, the services of international firm Arup shall also be contracted to perform a peer review in order to further strengthen the design of Sy2 and AIT.
