BASIC SINGLE LINE DIAGRAM
Basically, our power system in all our establishments is
supplied by electrical utility company, which in our case is
Meralco. At the time normal power is interrupted, our
emergency or stand by power system will automatically
switch thanks to the ATS and kick in the system. Here is
the list of our generators here in The Grove:

4. HOW DOES A
GENERATOR WORK?
Picture yourself plugging the cord of a fan into a 220
volt AC power outlet and then you hit the “ON”
button and voila, you’ve got a cool breeze of air
blowing on you from the fan. In a nutshell, the
electricity comes from our electrical utility company,
into our establishments or houses and then directly to
the outlet that you’re plugged into and that electricity
gets the fan blowing.
Generators that produce electricity operate on that
same principle, just in reverse! For example, we will
take that fan outside not to provide a breeze, but to
receive a breeze. As the wind blows, the blades on
the fan turns. Attached to the blades is a shaft that
goes into an electric generator motor. As this shaft
turns, it produces electricity.

RUNTIME CAPACITIES
For the generators to run, we need diesel fuel. This
diesel will be burned through the diesel engine, which
in turn produces motion for the generator and then this
motion will be converted to electricity.
To provide our stakeholders an uninterrupted power
supply, we see to it that our day tank and mother tank
always have sufficient amount of diesel fuel. As of today,
below are the capacities of each tank versus current
volume:

liters of diesel per hour and given the current
volume of each tanks, we could arrive at these

6. COMPARISON

POWER
I took the opportunity to compare our system here in The
Grove with some of our other establishments. I was able
to gather some data through some of my colleagues.
Then I also tried to compare The Grove with other
properties of some different developers. Thanks to my
friends who are currently involved in other companies, I
got the chance to know what is in their properties that
we don’t have and vice versa.

9. SUGGESTIONS
Since Property Management is one of the most critical
and important business processes we have, I think that it
is best to have a proper training for building engineers
like me especially for the new hires because most of
them just landed their first job. I have listed some
pointers that could definitely improve the performance
of Building Engineers, and may yield higher degree of
competency.

the technical skills of BEs, and it would be better if there
will be hands-on activities too. Doing dirty jobs is what
most engineers like.

COMMUNICATION SKILLS
REALIZATIONS
One of my mentors said, “there are things which are
obvious and there are things which are not.” Producing
this output could be the obvious part. But things which
are not obvious could be the things transpired on the
process of producing this output. I had the chance to talk
with some of my colleagues, asked few questions which I
could not usually do. I also had the chance to get in touch
with some of my friends and gathered some information
to them. Most important is I have learned a lot from it.
As they say, life is a never ending learning process.
