This document summarizes the existing MEP systems and proposes upgrades for a commercial building. 3. MEP
 Transformer – 1 x 1600kVA 11kV/433V Oil Type Transformer
 It is in working condition, only servicing is required.
 Manufacturing Year: 2004
 Make: Voltamp
 DG – 2 x 625KVA & 1 x 500kVA DG Sets
 Out of 3 DG sets 500kVA is not in working condition. Remaining 2 DG sets need to be replaced
considering the DG health & life span.
 Electrical room & DG room should be shifted to basement-1 or ground floor.
 3 x 800A Raising Mains are available with reducer at 2 floor, it can retained with/ without modification &
service. Floor power distribution to be checked before using the same.
 Fire hydrant & sprinkler system are at good condition, minor modification required to meet our
requirement. Fire Pump room modification required and fire panel needs to replaced.
 New Fire Alarm & Public Address System need to proposed.

4. MEP
 Basement-2 ventilation system to be considered new.
 New PHE piping to be considered as per our toilet requirement.
 Storm water system needs cleaning with new rain water downcomers from terrace.
 HVAC: New system to be proposed as per IndiQube requirement.

5. EXTERNAL -YARD HYDRANT AND FIRE HOSE CABINET
Existing External Yard hydrant, Hose Reels and Other accessories shall be retain as it is.
However the system to be checked and testing to be carried out. Wherever accessories are
missing, same to be restored .

6. FIRE PUMP ROOM
Existing Pump,Piping arrangement,Valves and
Other accessories shall be retain same. However
the system to be checked and testing to be carried
out. Wherever the valves, fittings or any other
accessories are damaged/Missed out, the same to
be replaced by new .

7. FIRE PUMP ROOM-EXHAUST PIPE
 DG Operated Pump Set
Exhaust pipe is not
Insulated. The same has
to be insulated to avoid
the following:
 Personnel injury due to
contact with exposed
exhaust pipe.
 Generation of high
temperature
 Damage to cables and
sensors.
 Exhaust Pipe shall be
supported properly with
rigid structural support.

8. FIRE PUMP PANEL
Existing Panel is in working condition. However
Performance of Panel, Condition of cabling & size of
the breakers to be checked and if required it may be
changed as per the latest fire & safety norms.

9. Existing Sprinkler Alarm valve is in good shape .Minor
servicing is required. The arrangement shall be retain as it is.

10. TERMINATION OF RISER & DRAIN PIPE
Fire Drain Pipe is Terminated at Upper Basement level inside the shaft without any connection with PHE
Drain line .

11. MEP SHAFT
In a common shaft ,all the services along the fire riser are there. As per Standard Fire shaft should
not be used for any other services.

12. EXTERNAL STORM WATER DRAINAGE SYSTEM
 External Storm water drainage system is in good condition .However the following actions to be made
 Cleaning and Servicing of the manhole, Inspection Chamber,Gutter
 Proper Alignment of the covers
 Sloping of paver tiles towards storm water drain properly.

13. PHE SHAFT
Existing Vertical Pipes /Riser are very old and GI pipes are used for
Water Supply system .New pipes with proper support to be provided for
vertical piping inside shaft .

14. LIGHTNING PROTECTION SYSTEM & EARTHING
 Proper Support for Rain water Down take
and Balcony Drain Pipe is required .
 Proper Water Proofing around the pipe is
required.

15. RAIN WATER PIPING SYSTEM
Most of the places Rain Water Pipes are in good
condition. Since the Basement pipes are fully
painted,so the Condition of Horizontal lines to be
checked properly and Minor modification has to be
done at some places. Addition to this Pipe joint and
support to be redo as per requirement.

16. PHE PUMP ROOM
Existing Water Lifting Pumps are in Working Condition.
Minor Servicing is required.

17. NEW PROPOSALS
 STP : In Existing System the Toilet soil and waste is connected with Municipal Drain directly.
