2. Introduction
• The set of activities performed to keep an equipment in the specified condition.
• It is remedial action to restore the equipment to its specified condition.
• Maintenance of machine involves the efforts directed towards the upkeep and repairs of that
machine.
4. 1. Planned Maintenance
• The system of maintenance wherein the maintenance work is planned in advance and work is executed
as per schedule.
• In this type, actions taken are recorded on completion, historical and statistical records so produced
and maintained.
• The records are analyzed to identify the deficiencies in planning.
• Feedback is utilized to devise strategies for accomplishing better performance.
Two types of planned maintenance :
1.2 Preventive Maintenance
• This is regular Maintenance done to prevent breakdown of the plant, machinery or systems.
• It involves inspection, lubrication, adjustment, repair and overhauling of the plant, machines
or systems.
• Preventive Maintenance can be divided into Running Maintenance and Shutdown
Maintenance.
5. 1.2.1 Running Maintenance
Maintenance work is carried out when the plant, machine or the system is in service or in
operation.
1.2.2 Shutdown Maintenance
This maintenance is done when the plant, machine or system is not in service or not in operation.
6. 1.3 Corrective Maintenance:
This is done when plant, machine or system is out of order to bring them in satisfactory operating
conditions.
• It involves minor repairs.
Corrective Maintenance is divided into Shutdown Maintenance and Breakdown Maintenance
1.3.1 Breakdown Maintenance
It is done when a plant, machine or system is out of order, i.e. in the failure of the system.
1.3.2 Shutdown Maintenance
This maintenance is done when the plant, machine or system is not in service or not in operation
7. 2. Unplanned maintenance
• Unplanned maintenance is the maintenance work performed which is not planned in advance.
• It needs to be carried out when the plant, machine or system fail due to unforeseen reasons.
• In this Maintenance there may be a lot of expenses for the maintenance aswellas schedule works.
2.1 Emergency maintenance
• Also known as breakdown maintenance.
• It is maintenance required when an asset or piece of equipment suffers an unexpected
breakdown or change in condition that results in an immediate threat to health and safety.
8. OBJECTIVES OF MAINTENANCE MANAGEMENT
The purpose of maintenance management is to optimize the performance of productive facilities
of an organization by ensuring that these facilities function regularly and efficiently. This can be
achieved by preventing the failures or breakdowns if any, as far as possible and by minimizing the
production loss due to failures.
The main objectives of maintenance management are as follows:
• Minimizing the loss of productive time because of equipment failure to maximize the availability
of plant, equipment and machinery for productive utilization through planned maintenance.
• To extend the useful life of the plant, machinery and other facilities by minimizing their wear and
tear.
• Minimizing the loss due to production stoppages.
• To ensure operational readiness of all equipment’s needed for emergency purposes at all times
such as fire-fighting equipment.
9. OBJECTIVES OF MAINTENANCE MANAGEMENT
• Efficient use of maintenance equipment’s and personnel.
• To ensure safety of personnel through regular inspection and maintenance of facilities such as
boilers, compressors and material handling equipment etc.
• To maximize efficiency and economy in production through optimum utilization of available
facilities.
• To improve the quality of products and to improve the productivity of the plant.
• To minimize the total maintenance cost which may consist of cost of repairs, cost of preventive
maintenance and inventory costs associated with spare parts/materials required for
maintenance.
• To improve reliability, availability and maintainability.

11. Importance of maintenance management
• Maintenance management is responsible for the smooth and efficient working of the industrial
plant and helps in improving the productivity.
• It also helps to keep the machines/equipment in their optimum operating conditions.
• It also helps in maintaining and improving the operational efficiency of the plant facilities.
• It helps to minimize the accidents caused by machines, equipment, plants and other.
• It helps to preserve the owners investment.
• It helps to save the life of equipment, machine and plant by providing regular maintenance.
