JOB SUMMARY: One story home built in 1955, and seeking to get market ready. Major
components include patch roof, repair foundation, reducing water retention under and
around house, create hallway to front bedroom and adding central AC/heating. In furthest
bedroom, currently “flex” area, create bedroom and closet removing paneling and adding
dry wall. Repair interior walls if cracked, paint and possibly add new trim. Update kitchen
with prefab basic cabinets, countertop and inexpensive subway tile backsplash. Adding
leveling dirt during foundation repair under piers to reduce water retention under house .
We are looking for a fast turnaround, clean job site and quality work.
EXTERIOR:
1. Roof repair or replace
a. Repair roof as needed, including repairs between garage and home
causing water leak in wall
2. Garage
a. Raise garage’s concrete slab and ramp to lift garage to remove
current standing water.
b. Replace garage door
3. Install fencing in back yard adding new gate
4. Create stability under foundation by adding sand and reduce standing
water under and surrounding structure
5. Complete foundation repair and repair any wooden beams, joists and
support under structure
6. Install new light fixtures on front and backdoor, capping off non functional
lights on the exterior
7. Paint Exterior siding, trim, garage and entry doors
8. Replace and repair existing siding, fascia and trim as needed
9. Wrap and trim existing front and back door posts
10.Replace front and back doors
11.Install new door hardware
12.Remove trash in backyard including trash, metal, poles and lights on posts

INTERIOR:
Scope of work
1. General Interior
a. Repair cracks through out home and float & sand walls that has been
repaired. Texture all walls throughout to match. Paint all trim, replace all
interior doors, and repair trim as needed. Replace burglar bars and
windows. Replace all light switches, electrical outlets, door knobs, door
stoppers.
b. Remove any debris and clean out attic. Blow insulation in attic
c. Remove wall separating dining from kitchen. Remove wall and fireplace in
front of kitchen opening up kitchen to living space. Add door from garage
to kitchen

2. Plumbing
a. Re-pipe the home with PEX piping. Re-piping the horizontals and
verticals, change shut off values and connections. cap off all gas lines
through out home. Update plumbing lines to water heater and to washer
and dryer area in kitchen. Add new hookups to new water heater.
3. HVAC
a. Purchase and install new 2.5 ton HVAC System inside and out with all
new connections. Install duct runs.
4. Electrical
a. Licensed Electrician to install new breaker panel, install GFCI's
in the wet areas, replace switches and plugs, run power line for
new garbage disposal, install switch and outlet to support
disposal. Run power for stove and outlet, drop in
outlet for above stove microwave, run power supply line for new electric
water heater. Run power for new hallway switch
for newly added hallway and relocate switches in bedroom I &
II. Cancel light pole in the rear of property.
5. Lighting
Added canned lighting in living, dining, and kitchen in addition to
description below.
6. Paint and Trim
a. Paint sections of the house per color scheme below. All paint purchased
through Behr. Paint entire house per color scheme. Behr’s Dolphin Fin on
all rooms, white trim, white ceilings, white closets, white doors. Purchase
all paint through Behr at Home Depot.

7. Kitchen
a. Demo existing cabinets, range, pantry, etc. Remove and add drywall
where current vent hood is. Install new cabinets, new luna gray granite,
subway tile backsplash (18” to bottom of cabinets), undermount sink and
faucet. Install all appliances including vent hood, refrigerator, dishwasher,
electric range, garbage disposal, and over range microwave. Install
engineered hardwood flooring throughout the entire kitchen. Open up wall
behind to existing stove, and newly installed cabinets to create short
peninsula with high bar behind stove. Add new light above sink and semi
flush in breakfast nook. Install GFCI outlets. Add door into garage. Create
a stackable washer and dryer closet.
8. Laundry
a. Create stackable laundry closet in kitchen per diagram with enough space
for stackable washer and dryer.
9. Bath
a. Install new tub with large tile surround. Install new tub/shower combo
faucet trim kit on the plumbing control wall. Install tile flooring. Install new
toilet. Install new vanity with corresponding countertop and faucets. Hang
new mirror above the sinks and install bathroom accessory kit consisting
of towel holders, toilet paper holder. Install flush light fixtures, vanity
lighting and ceiling exhaust fan
10.Living/Dining
a. Remove wall and door between dining and kitchen, adding required
structural beam. Open up and correct arch dining room to living.
b. Add ceiling fan in living and semi flush mount light in dining
11.Bedroom 1
a. Frame In wall to create a hallway to first bedroom through second. Frame
in entry door and frame in the window on divider wall of bedroom..
Construct new closet with shelving and pole. Purchase and install new
builder grade ceiling fan. Remove existing paneling. Update in accordance
to details under general interior above.
12.Bedroom 2 & 3
a. Install new fans, replace closet doors and hardware, update shelving and
pole in additional to details listed above in general interior.
13.Flooring
a. Install new vinyl waterproof flooring throughout living, bedroom, kitchen/
Tile in bathroom.
