but is not amenable to analysis.
The idea that form arises from the functions to be performed in a building and that these can be speci-

KIKLOP uses the models to plan installation steps in real tems, which has huge impact on reducing the
material waste; whch can lower from 10 percent to only 1 percent. BIM can speed up and smoothen the
construction progress, to help coordinate the project, reduce waste, and collaborate with the design
team.
BIM model can survive the construction project and live on as a facilities management tool. It can not
only be used as a more accurate and detailed as-built document, but also all the operations and mainte-
nance documents have been layered into the project. The model will serve as a kind of owner’s manual
for the new facility.

rate environmental and social responsibility.
Energy Modelling
Energy modeling is a valuable input during the whole desing and construction phases of a building.
Through simulation of the effects of site location, building massing, and building orientation can be
tested. In further steps, these models can be use to optimize their focus on the most promising ener-
gy-saving strategies. Seeing how the energy consumption of a building breaks down by fuel type, task,
and building component allows the design team to focus on the major drivers of energy use. During
the construction document phase, energy modeling allows comparison of the proposed design to the
minimally code-complaint base-case building. In case of LEED certification, the calculated savings are
limited by ASHREA requirements. Outside of the LEED process, the modeling can be used to look at the
energy-use reduction that results from all of the strategies implemented, including massing, orienta-
tion, HVAC-system upgrades, novel control strategies, fan systems optimization, and glazing area opti-
mization.

and Congress have a total of 210.000 m2
construction area which will house a Hilton
hotel, congress center and recreational
areas.
It is adjacent to the 120 year old former
Bomonti Beer Factory, an iconic building of
significant heritage in the city center, which
is undergoing restoration to become the
focal point of a new visitor hub with
extensive entertainment, dining and retail
facilities; as well as a museum and arts
center.
The hotel and conference center will be
located in a striking newly built tower,
spanning 35 floors and offering spectacular
views across the European side to Asia.
Featuring 829 bedrooms and suites, guests
will be able to enjoy the upscale facilities of
the executive lounge, as well as spa and
fitness facilities including an indoor and
outdoor swimming pool with a conference
center for 13500 people.

Inspired by Azerbaijan’s long history with
worshipping fire, the towers will be an eternal
flame for a modern Baku. Located on the
Caspian Sea in Azerbaijan, the site is situated
on a hill overlooking Baku Bay, the old city
center and the park. With a site area of app.
28,000 m2, the project consists of 3 towers
located on a retail podium. The total construc-
tion built up area of the project is 245.000 m2.
The southernmost tower of the scheme accom-
modates residential apartments. At its pinnacle
is the Presidential Suite or cloud space, occupy-
ing the highest 3 levels. The residential apart-
ments reflect the best of contemporary living.
The Hotel, the most programmatically complex
of the Flame Towers, is sited on the northern
corner of the site and it consists of 228 rooms
and 61 serviced apartments. Construction area
of Hotel Tower is 61.819 m2 and it has 31 floors.
Besides its health and wellness units like spa
and fitness centers; Hotel Tower also has dual
function both for recreational and for business
related gatherings. The Office Tower is sited on
the western side of the complex, between the
Hotel and Residential Towers. It provides net
35.056 m2 of flexible commercial office space.

Baku, Azerbaijan a major new venue and

the former president of Azerbaijan, the

The Qatar National Convention Centre
(QNCC) is located in Gharafat al Rayyan, on
the Dukhan Highway in Doha, Qatar.
Officially opened on 4 December 2011, QNCC
was the first of its kind being built to the gold
certification standard of the U.S. Green
Building Council’s Leadership in Energy and
Environment Design (LEED). The building is
designed to operate efficiently with innova-
tions such as water conservation and
energy-efficient fixtures, and it is approxi-
mately 32 percent more efficient compared
with a similarly designed building that lack
such innovations. One of the features is the
3,500sq m of solar panels providing 12.5
percent of the Centre's energy needs. The
exhibition halls are equipped with energy-ef-
ficient LED lighting. Many other integrative
design elements were included in the building
to achieve the highest level of environmental
and sustainable standards. QNCC features a
conference hall of 4,000 seats theatre style, a
2,300-seat theatre, three auditoria and a total
of 52 flexible meetings rooms to accommo-
date a wide range of events. It also houses
40,000 square metres of exhibition space over
nine halls, and is adaptable to seat 10,000 for
a conference or banquet. It has held many
concerts in the past, some notables include
The Script and OneRepublic.
