• Manager in charge in absence of the Mall Managers.
• To plan, coordinate, administer, and implement janitorial, housekeeping,
including minor carpentry, re painting works, roof leaks inspection, within limits
provided by policy such as those not requiring new design, change in
specification and within budget limit.
• Arrange, monitor and schedule contracted services of tenants such as exhaust
cleaning, bio augmentation and pest control.
• Ensure cleanliness and orderliness of the entire mall at all times.
• To attend, to participate and conduct visual and physical checks on the condition
of mall facilities such as lightings, water supply, sanitary systems, and to report
any unusual physical findings in accordance with established procedures.
• To report, request, and coordinate with Engineering, Design and Development
group on the necessary repairs and replacements and or guide the Resident
Engineer in inspecting areas when necessary.
• Monitor the progress and completion of all facilities maintenance works including
activities related to established procedure and guidelines such as service
request, payments and those outside of preventive maintenance schedule and to
conduct post evaluation on all the repairs and maintenance activities conducted
by Engineering, Design and Development group for the purpose of ensuring that
all mall facilities and equipment are working and in excellent condition.
• Perform periodic reading of utilities consumption including electric and water for
timely accurate charging to mall tenants via SAP.
• Coordinate security issues with the customer relations service department and
monitor the resolution of the same and to collaborate and participate with
concerned departments for the proper implementation and procedures and
guidelines on mall safety and security including security audit for the purpose of
ensuring the safety and welfare of customers, tenants, and employee.
• To participate in processes involving pre construction, construction and
completion of the tenants space.
• Review construction plans of incoming tenants in coordination with the
Engineering and Design Group.
• Conduct onsite inspection of ongoing construction and renovation of occupied
leasable spaces.
• To monitor the progress, completion, and compliance to specified plans and
standards of the construction projects on occupied leasable areas for the
purpose of ensuring the implementation of mall standards and smooth flow of
transactions with tenants.
• Coordinate with Building Officials with regards to Annual Building Inspection
including PTO for Mall Machineries and Equipment, to Fire Bureau for Fire Safety
Inspection Certificate ( FSIC ), to BPLO for Mayors Permit and to Sanitation
Office for Sanitation Permit issuance and renewal.
• Handling the completion of the renewal of all governmental permits and
certificates.
