This ranges from the development of land sites into houses, the refurbishment of individual houses and the conversion of individual houses into multiple occupation dwellings.
Aware of the shortage of housing in the UK, the issuing company researches into and invests in high return residential developments. They largely focus on regions where there is particularly high demand, such as the Midlands and the North West.
Once projects have been found, rigorous research and appraisals are completed in order for them to fully comprehend the operation they would potentially invest in. Should the calculations show that the project would be profitable, a purchase is made.
Once properties have been purchased by the issuing company, they undergo a standard refurbishment model: new bathrooms, new kitchen, new carpets, new oak doors and a fresh repaint. Unit costs are kept very low because we are able to buy in bulk. The gardens are also landscaped. Equipped with a strong supply of properties, their refurbishment team is very experienced and have completed over one hundred similar projects in the last few years.
Once the refurbishment commences, local agents are appointed to begin the marketing these properties. Sometimes, the sale of the developed or refurbished property is secured prior to purchase.

After a basic selection our investment manager
has an interview with the promoter/entrepreneur
at our office to screen the project. When the
project matches our investment criteria we will
add it to our portfolio.
• OFFICE EUROPE
Our European office located in Groningen, the
Netherlands communicates with the
financiers/investors who are interested to fund a
project. Our West-African office sends the entire
project file to our office in Europe. Here we send
the whole file to the financier/investor with
additional information on request. We will then
establish contact accordingly to match the right
project to the investment criteria of the
financier/investor. We communicate via email and
phone and also make travel arrangements to visit the
financiers in their offices.
INVESTMENTS IN AFRICA
Africa is reclaiming the world’s fastest-growing
continent with its GDP expected to average
towards over 6% a year between 2016 and
2023. This is in sharp contrast to established
economies that either stagnate or shrink while
other developing regions are slowing down. The
continent is rich in land and minerals with many
unexplored territories and big projects in virtually
all industries for the coming years. Sub Saharan
Africa, in particular, is set to reach a GDP of $29
trillion by 2050. ISG makes a selection of the
most profitable projects on its social, innovative
and economic criteria. We offer a minimal IRR of
30% and up for equity investments as well as
attractive low risk debt loans.
