INNCUBE is an incubation center located in Mohali, Punjab that aims to establish an ecosystem to promote entrepreneurship and self-employment. It provides infrastructure and professional support to help ideas develop and encourages research in software technology. The center offers fully built office space, access to funding, mentoring, and training to support startups and small businesses, especially those in IT, ITeS, and knowledge-based sectors. Applicants must submit a business plan and project details, and space is allocated based on plans and agreements are for 11 months initially and renewable for up to 3 years.

7. Requirements for allotment of
space
► Permissible industry: IT, ITeS, Knowledge and
BPO. Space would be allocated on the basis of
Business Plans
► Applicant should be an individual / firm
/company not having more than three years of
operation
► Presentation on Business Plan

8. Terms & Conditions
► Lease deed shall be executed for 11 months,
further renewable for a period of maximum
three years subject to mutual consent
► Rent would be charged at Rs.40/- per sq. ft.
for actual leased area. 15% of the actual
leased area is extra charge payable for
common areas

► Maintenance expenses including Security
Guards, Receptionist (if desired), Diesel for
D.G. Set, maintenance of Diesel Generator and
cleaning and maintenance of wash rooms /
Toilets would be payable as per actual
divided prorata among the users
► Charges for Power consumption as per actual
► Security deposit has been waived off to reduce
moving-in expenses for incubatees
