3. Ir. Dr. LimYeow Beng, is a
registered Professional Engineer
with more than 28 years of
practical experience, graduated
with Honours in 1984 from the
National University of Singapore.
In the years 1984 to 1989, he
works at Singapore after he
graduated from National
University of Singapore.While
working in consultancy office, he
obtained the Degree of Master of
Science from the National
University of Singapore in 1987. In
1989, he enrolled in the
University of Illinois at Urbana-
Champagne where he graduated
with the Degree of Doctor of
Philosophy (PhD) in 1994. In the
years 1994 to 1995, he came back
to Malaysia and work as a Design
Engineer in the Protek Engineers
Sdn. Bhd. He has been with T.Y.
Lin International Sdn. Bhd. since
1995 and is currently holding the
position of Principal in the
company. He is involved
substantially in the design of Civil
and Structural works. He has
successfully completed more than
twenty projects such as
condominiums, hotels, office
towers, renovation and
strengthening of existing buildings
and retail malls.

Regacy Condominium is
located at Persiaran Gurney,
Penang.The Regacy
Condominium is a 39
storey condominium
consisting of reinforced
concrete construction with
pre-cast concrete piles
foundation. It is 1 block of
37-storey of luxury
condominium with two
level of basement parking.
There have 100 units in this
condominium. It had three
units in each storey and each
unit has around 4000 to 5000
square feet.
The G Hotel is located in
along the Gurney drive and
also next to the Gurney mall.
The G Hotel is a 19 storey
hotel consists of shear wall
construction.This building is
supported by pre-cast
concrete piles foundation. It
is a 14 storey high storey
high tower of 304
rooms,hotel facilities and 2
basement parking.

7. Ir. Dr. Lim acted as a Project
Manager in this project. He
work with a partner for this
project. He also face problem
that is didn’t coordinate well
with other professions. He tried
to extend the time for work,
work more harder and
communicate with other
professions. During 2004, there
was a Tsunami in Penang. Many
buildings has been affected by
the Tsunami included the G
Hotels.The G Hotel has some
crack lines on the wall.The
warranty of the building had
been expired, but Dr. Lim want
to responsible to his own
project that he done before. He
went to the Penang and had a
maintenance service for the
building. However, they still
need to pay for Dr. Lim for the
service check.
“My role in G Hotel project is
a Project Manager.The first
project we start is just only 2
people including me.We are
doing all the drawings of the
structure plan of the building
and the other stuff by
ourselves.We gave advise to
the owner on what type of the
structure that suitable for the
building. I am also the one who
design this building. For
example, I designed the
foundation and the position of
the column and beam put in
the building.”

Nu Sentral Mall is
located in Kl Sentral,
Brickfields. Nu Sentral
is part of the RM1.4
billion investment by
Malaysian Resources
Corporation Berhad
(MRCB) and Pelaburan
Hartanah Berhad
(PHB).This
development consists
of a 7 storey retail mall
and a 33 storey office
block with 4 levels of
basement car parks.
The retail mall is
supported by raft slab
while the office block is
on bored piles
foundation.The retail
and office block are
constructed using post
tensioned and
reinforced concrete
structures.There is
substantial structural
steel roof on the retail
block due to long span
requirements.

9. Ir. Dr. Lim acted as a Project
Principal in this project. He
work with 6 engineers and he
just provide the ideas and guide
to them.This project had been
delay for one year due to didn’t
coordinate well. For example, in
every project they will go
through this kind of problem
such as they come out the
drawing and the contractor
need to do a lot to it. So they
have to solving the problem and
as their responsible to done
this project with overcome it.
He tried to make the project
done as soon as possible and
luckily this was an in house
project.The contractor
completed this project in 2010.
If this project can't finish on
time, they must pay for the loss
of the owner.
What role are
you involved in
this projects?
“My role in Nu Sentral Mall is a
Project Principal. I have 6
engineers that work with me in
this project. Some of our
people are doing for the
structural steel and some of
them doing for the concrete
block.The foundation and all
the concept of the building are
provided by me. I just provide
the idea of drawing. For
example, I done a simple sketch
for the building then I will pass
it to the draftsmen to draw and
convert it into AutoCAD. And
also I will guide the contractor
to ensure that the building was
safe.”

Before construct, we
advice architect and
developers.We
analysis see whether
the design fit with
their requirements.
We also prepare C&S
drawing (columns and
beams) and tender
documents (steel,
concrete, doors,
windows).We also
need to specify the
correct way to do.
During construct, make sure
they understand and happy
with the price.We engage a
residence engineer to do site
inspection and make sure
whatever drawn in the
drawing and material the
contractor use it. Every two
weeks we must have a site
meeting for checking and
monitor the progress.We
need to estimate whether can
achieve it on time or not, If
cannot achieve, try to came
out with other solution.
After construct, make sure it
is completely done by inspect
with contractor and
authorities to sign Certificate
of Practical Completion
(CPC).After that, sign for the
Certificate of Completion
and Compliments (CCC).
There are six form for C&S
Engineer to sign include earth
work, foundation work,
drainage work, water work,
sewer work, structure work.
They warranty the building
for 12 – 18 months.

11. What’s your advice for future C&S Engineer?

“A lot C&S Engineer not good in basic knowledge, so wish you all can
put in more effort to understand on design concept.Although many
people nowadays based on computer, but still need to knew the basic
knowledge or else you can’t handle it while needed it.”
