The Government of Kerala is modifying its House Building Advance scheme for state employees to allow them to take housing loans directly from scheduled commercial banks at market interest rates, with the government providing an interest subvention of 3.25% annually. 2. Under the new scheme, eligible employees can apply for housing loans from banks, and the government will deduct loan EMIs directly from salaries and pay them to the banks while crediting the interest subvention amount. 3. The maximum loan tenure and interest subvention will be limited according to the existing House Building Advance rules. Banks will be responsible for loan disbursement and recovery, while informing the government of payment details.
