Opinion of Value Methodologies
In general, there are five methodologies that can be adopted for assessing the value of
a property. These are:

· Replacement Cost/ Contractor’s Method
· Market Sales Comparison Method
· Income Capitalization Method
· Profit Potential Method
These approaches are utilized depending on the nature of the value assessment study,
the property description as well as the scope of utilization. Whilst the RICS prescribes
that at least two methods be adopted while arriving at a value, the AI prescribes at
least three methods.
In the Indian context, the absence of formal information on market transactions, and
disclosure
norms restricts the ability of the valuer to use some the above methods. Furthermore,
the lack of institutional participation in real estate and absence of corporate
developers in India until now has limited the need for detailed and professional value
assessment methodologies using consistent and high standards.

Whilst the RICS prescribes that at least two methods be adopted while arriving at a value, the AI prescribes at least three methods.
