The document provides a market snapshot comparing housing data from February 2016 to February 2015 and January 2016 for several counties in Northern California. Prices for single-family, re-sale homes were down, year-over-year, for the fourth month in a row in February. After reaching record highs last October, due to a slew of $10MM+ sales, both the median and average price for homes in San Francisco have cooled off considerably. The median price for
homes in February was down 21.6% from last year, while the average price dropped 13.9%. Loft/condo prices were up slightly with the median price rising 2.9% and the average gaining 5.4%. Home sales popped for the fourth month in a row, rising 64.7%. Loft/condo sales, on the other hand,
were off 3.6%.

Prices for single-family homes and condos/townhomes, while reaching new highs in 2016, ended the year with modest gains. The median prices for homes gained 4.2% compared to 2015. This is after four years of double-digit gains. The median price for condos/townhomes was essentially unchanged from 2015: up 0.8%. Again, after four years of double-digit gains. (See tables on next page for details.) Sales, on the other hand, were up last year. Single-family home sales rose 5.5% year-over-year. Home sales were at their highest level since 2005. Condo/townhome sales were up 0.6%.
Year-to-date sales are ahead in 1/2 of the SCWMLS but slightly down in Dane County and in the Crawford/Richland/Vernon and the Grant/Iowa/Lafayette county markets.
The lean inventory of single family homes and condominiums in Dane County has created strong competition among buyers, especially in the price range under $300,000.
The good news for prospective home buyers is a strong economy, historically low interest rates, which help with affordability even in the face of rising prices, and a steady consumer confidence index. The equally good news for prospective home sellers is that there are buyers waiting for your home. Now is the time to contact your Realtor® professional.

The median price for lofts/townhomes surged 15% in April from March. It was up 4.5% year-over-year. The average price just missed tying the all-time high by $500. After an incredible rise in sales of both singlefamily, re-sale homes and lofts/townhomes in March, sales declined in April, which is unusual. But, there's just not a lot of inventory. Combine that
with the incredible demand, and it's no wonder prices are surging.
Strong Sales & Price Growth in August
The MLS® Home Price Index (HPI) Composite Benchmark for August 2016 was up by 17.2 per cent on a year-over-year basis. Similarly, the average selling price for all home types combined
was up by 17.7 per cent on an annual basis to $710,410. Both the MLS® HPI benchmarks and average prices for low-rise home types were up by double digits percentage-wise.

This paper presents Reef, a system for generating publicly verifiable succinct non-interactive zero-knowledge proofs that a committed document matches or does not match a regular expression. We describe applications such as proving the strength of passwords, the provenance of email despite redactions, the validity of oblivious DNS queries, and the existence of mutations in DNA. Reef supports the Perl Compatible Regular Expression syntax, including wildcards, alternation, ranges, capture groups, Kleene star, negations, and lookarounds. Reef introduces a new type of automata, Skipping Alternating Finite Automata (SAFA), that skips irrelevant parts of a document when producing proofs without undermining soundness, and instantiates SAFA with a lookup argument. Our experimental evaluation confirms that Reef can generate proofs for documents with 32M characters; the proofs are small and cheap to verify (under a second).

We can minimize the carbon footprint but we can also have a carbon handprint, a positive impact on the climate. Quality characteristics can be added with sustainability, and then measured continuously. Test environments can be used less, and in smaller scale and on demand. Test techniques can be used in optimizing or minimizing number of tests. Test automation can be used to speed up testing.
