Walker Village is a people orientated, walkable community
where cars have low priority. The site layout has many
features which demonstrate this. These include;
•	 Small houses with shared walls
•	 North facing units- everyone gets a view and sunshine
•	 Raised garden beds on the north side of  houses
•	 Walking  / cycling connections within the site and to
school and childcare
•	 Opportunities for on-site food production
•	 Community green waste and recycling
•	 Social connectivity through community intranet to enable
carpooling, bulk shopping etc..
•	 Work from home opportunities
•	 Low speed road network

Water use – where it comes from, how it’s used, where it
goes
Potable water supply:
The site is located within the Windemeer aquifer area.
A recent ORC report, entitled Investigation into the Wakatipu
Basin Aquifers ( July 2014),  shows  there available capacity
in the Windemeer aquifer to supply potable water to the
proposed development.  ORC Consent would be sought to
take groundwater from the Windemeer Aquifer via a new bore
to service the village. The groundwater would be pumped to
holding tanks and treated via filtration before being distributed
for household use. The houses within the village would have low
water use features such as low flow shower heads, front loading
washing machines & dual flush low volume 6/3 toilets.
Irrigation water supply:
The property would be irrigated using the Arrow Irrigation.
Mulching and soil management would be employed to minimise
water consumption.
Effluent disposal:
The main QLDC sewer trunk line runs in front of the land along
SH6. Consent would be sought to connect to this.
Greywater:
Fresh grey water irrigation systems that divert grey water from
showers, basin and laundries direct into gardens via subsurface
irrigation pods will be investigated eg Waterlilee.
Stormwater:
As the property is being developed with a very light footprint,
stormwater will be managed with low impact water sensitive
design. Swales, a pond  and permeable paving to parking areas
would be employed in conjunction with soakholes to manage
stormwater.
At the heart of the development, within the existing
residential area,  is proposed a social hub including a
community cinema, restaurant, café and playground.
This hub brings people together and forms the heart of the
community.
Walker Village is a people place.
A community intranet system is a social framework for
communication and provides lots of opportunities within the
village.
These include;

•	 Bulk groceries
•	 Childcare
•	 Selling surplus produce
•	 News and notices

On site recycling
A community of 100-150 people produces a significant amount
of waste.
Every year more than 2,200 tonnes of food and green waste
from the Queenstown Lakes District is sent to the Victoria Flats
Landfill. The Council is committed to diverting this material from
the landfill and encourages the community to compost food and
green waste at home.
The Walker Village has a designated green waste and
composting area where food scraps and green waste will be
collected and transformed into compost for the gardens. No
green waste will be taken off site.
The Village is on the Council garbage and recyclables route
for taking non-compostable waste away. A collection point is
located near entrance so big rubbish trucks don’t have to enter
the village.
The choice of materials in houses will be subject to the following
criteria
•	 The type and volume of raw materials used in manufacturing
•	 The effects on health while the products are installed and
located within the building
•	 The durability of materials so resources arent wasted in
unnecessary maintenance and replacement
•	 The recyclability or safe disposal of products once they’ve
eached the end of their use.
By employing good management practices via a Waste
Management Plan onsite construction will be managed to save
both money and materials by
•	 Designing for standards sizes to avoid cut offs
•	 Off site prefabrication
•	 Keeping the design simple
•	 Ordering the minimum amount of materials for the job
•	 Recycling all site waste
•	 Providing contractors with clear guidelines on waste
management practices

Energy
All northern facing roofs will either have std pv panels or
c21e pv integrated roof tiles connected into a grid tied system.
Lighting to pathways and roads will be solar to garden paths,
and low energy bollards to roadway.

A recent ORC report, entitled Investigation into the Wakatipu Basin Aquifers ( July 2014), shows there available capacity in the Windemeer aquifer to supply potable water to the proposed development. ORC Consent would be sought to take groundwater from the Windemeer Aquifer via a new bore to service the village. The groundwater would be pumped to holding tanks and treated via filtration before being distributed for household use. The houses within the village would have low water use features such as low flow shower heads, front loading washing machines & dual flush low volume 6/3 toilets. Irrigation water supply: The property would be irrigated using the Arrow Irrigation. Mulching and soil management would be employed to minimise water consumption. Effluent disposal: The main QLDC sewer trunk line runs in front of the land along SH6. Consent would be sought to connect to this. Greywater: Fresh grey water irrigation systems that divert grey water from showers, basin and laundries direct into gardens via subsurface irrigation pods will be investigated eg Waterlilee. Stormwater: As the property is being developed with a very light footprint, stormwater will be managed with low impact water sensitive design. Swales, a pond and permeable paving to parking areas would be employed in conjunction with soakholes to manage stormwater. At the heart of the development, within the existing residential area, is proposed a social hub including a community cinema, restaurant, café and playground. This hub brings people together and forms the heart of the community. Walker Village is a people place. A community intranet system is a social framework for communication and provides lots of opportunities within the village. Every year more than 2,200 tonnes of food and green waste from the Queenstown Lakes District is sent to the Victoria Flats Landfill. The Council is committed to diverting this material from the landfill and encourages the community to compost food and green waste at home. The Walker Village has a designated green waste and composting area where food scraps and green waste will be collected and transformed into compost for the gardens. No green waste will be taken off site. The Village is on the Council garbage and recyclables route for taking non-compostable waste away. A collection point is located near entrance so big rubbish trucks don’t have to enter the village. The choice of materials in houses will be subject to the following criteria • The type and volume of raw materials used in manufacturing • The effects on health while the products are installed and located within the building • The durability of materials so resources arent wasted in unnecessary maintenance and replacement • The recyclability or safe disposal of products once they’ve eached the end of their use.
