Ways to Generate More Reviews:
 When to Ask:
o Immediately after a customer pays you a compliment
o Anytime you know that you have over delivered
o During the closing (this should not be the first time you mention it though)

o Check in phone call after buyer/seller is settled, gentle reminder

Creating Labels from Excel:
Now that you have a master list of clients, creating labels to send postcards and mailers to your
clients is very easy! Using the mail merge feature of Microsoft Word, you can import addresses
directly from your Master Client Excel spreadsheet. You can pick and choose which clients
during the label creating process or you can print labels for all the clients in the spreadsheet. This
quick trick will save you a lot of time when it comes to sending out mailers!

Video Walk-Throughs:
This screen is what you will see when you start to make a new video using Windows Movie
Maker.
The First item on your list is to add pictures.
When you click on the button that says add photos or videos, this next screen pops up. In this
picture, you can see that you can click and drag your mouse to highlight multiple pictures to save
time. Once you select your pictures or videos, you click open.

Consider this screen your new canvas to work with. Once you’ve hit this screen, you can add
music, you can move the pictures around in any order, you can record a narration, but that is
completely up to you. Music I would always recommend based on how people react to silent
videos. Try to pick music without words so that way the potential consumer can focus on the
home that you are showing in the video. Another tip would be to not repeat the same music in
any of your videos because it may bore a potential client.
ALWAYS give credit to the artist of the song, the photographer, and yourself. If you do not do
this your video will get taken off YouTube and you may be blocked from posting again.
You can give credit to all these people by simply clicking credits, and type in all the information.
This automatically puts it at the end of your video. In the red oval, you can also see a title button.
This is the same concept as the credit button, except to place in the beginning. With this you can

introduce the home by possibly typing the home address. Think of this movie development
program as a fancy Power Point Presentation.
So far we have the pictures, music, title, and credits. All that is left now is to save the video.
Because you are planning on posting this on YouTube and various social media cites, you must
save this differently than you would any other document.
Click the Save Movie box that is circled by the red oval but hit the bottom part of the button that
has the arrow.
Click the YouTube recommended setting. If you don’t click this, then it will be a pain to resave it
as the right format. Think of it as saving a circle to a circle box, and if you don’t save it properly,
then it will become a square trying to fit in a circle box.

Now you choose a Name for your new movie and hit save.
It takes a few minutes to save, but you officially have a new movie! Congrats! You will find out
how to upload your brand new video on the YouTube walkthrough page.

Why Social Media is Great for Real Estate Agents
1. Connecting with Clients (Past, Present, and Future)
Cold calling clients can be extremely difficult, especially if it has been a while, but by
simply adding them on Facebook, they see your face and remember what a great experience
they had with you. By adding your present clients to your Facebook, they can see that you
are motivated in finding their dream home and see that you care about all your clients.
Finally, your future clients could potentially see you posting about the town or posting about
exciting new homes in the area and could be motivated to message you.
2. Expand Your Marketing Tools
Facebook is a free and easy way to put your name
and face out there. 60% of Millennials find their agents
online and now is the time that Millennials are renting
or buying homes. By having a clean cut social media
presence, the Millennials are going to be more
motivated in using you as their agent, and if they do use
you as an agent, they will be more likely to use their
social media cites to tell all their friends about it. This is the day and age of sharing
information. Use it to your advantage.

3. Facebook Contests
To spiral more people onto your subscriptions list,
you could hold Facebook Contest. This is a tool that
Facebook has for business accounts that helps you
generate leads. For example, you could hold a contest so
that when you hit 100 subscribers, you will randomly
select one person to win a $50 Publix gift card. This will
motivate your subscribers to share the cite so that way they have a chance to win the gift
card. It’s a win-win situation.
4. Post Your Listings.
Yes, use Facebook to post your listings, too. The golden rule in social media is 80/20.
That is - post 80% of your content about
lifestyles, customer interests, and other updates;
post 20% of your content about you and your
product. This keeps your social media social,
and engaging.
5. Post YouTube Videos on Facebook
People who spend a great deal of time
online enjoy watching videos or seeing pictures
instead of reading lengthy posts. In just a few
clicks of your mouse, you’ll be able to post
videos from YouTube onto your Facebook
page. This will keep your subscribers engaged
and willing to watch. You must be careful though, if you post too much, then you will be
unfollowed. If you set up a schedule of when to post, you will become predictable and people
will await your postings.

Food or anything lifestyle related.
 Saturday and Sunday 8am- You do not have to post, but be sure to log into Facebook to
check if anyone sent a request to follow or sent any messages. If you do not respond within
24 hours, most people will give up and try someone else.
6) LinkedIn
A professional social media tool to connect with professionals
in the community including fellow real estate agents. Do not forget
about your LinkedIn account. You might miss some amazing tips and
tricks on how various other real estate agents are achieving success.
7) Relationships
As you are aware, there are many other real estate agents out
there, so you must be involved with your clients. You should connect
with them on a level that no other real estate agent will. Instead of
calling your client after the sale is over, message them on Facebook
and see how they are enjoying their home. You can invite them to
share their success story on your Facebook to tell potential clients about you. But it is vital to
never let those relationships fizzle out.

YouTube:
YouTube is a very simple way to find and post information. This simple walkthrough will show
you the tools you will need to post your newly made videos.
This is the main page of YouTube. This page is constantly changing based on the types of videos
you watch. On this main screen, you have the options of searching videos or of looking at your
own channel. In the red oval, you will also see a button that says Walkthroughs. In this book,
there are a few links for the walkthroughs of the different social media. If you hit that button, you
have access to see those videos at any time. That is called a playlist.
Also in the red oval, you will see a button called My Channel. You are going to click that button
now.
This is your channel! This is what anybody can see if they are searching for you specifically or
happen to click your name attached to the videos you have posted. You can see that you have
uploaded one video already to your page. This is a test video using pictures that were already on
your main website. You can always look back to this video to reference how it was made.
Now you will see how to upload a video directly on YouTube using videos that you have already
made using Windows Live Movie Maker.
Go ahead and click Upload which is at the top right corner of your screen, directed by the red
oval.

This is your Upload Screen. Click the Big Arrow directly in the red oval.
At that screen you would select your videos file and select the video that you want uploaded.
Make sure to select the proper video. You don’t want to be embarrassed by uploading the wrong
video.

This is the screen that will appear when you select Open in the file box. In this screen, you can
type up a description of the video. Such as the description of the house, how any potential clients
can contact you or any other important information you would want your viewers to know.
Underneath the description box is a very important box where you would “tag” yourself. These
“tags” are what would make the video come up when someone is searching for a video. In the
sample video that was uploaded the “tags” are #home, #test, #realestate, #roncochran, #lakeview,
and #verobeach. These are all just suggestions and you can add as many as you like, but that is
very important to add if you want anyone to watch your videos. To make proper use of the “tags”
you must use the pound symbol followed immediately by the word without any spaces. After you
are done making that one “tag”, you add a space and start with a new pound symbol. If you do
not do this, then the “tags” are useless.
After adding your description and “tags”, go ahead and hit publish!
YouTube will do the rest and it will go right onto your channel.

You will post statuses, pictures, and videos in the “What’s on your mind” box. Your
home page will be ever changing as your friends post new updates. Any time one of
your friends post something on their Facebook, it will show up on your News Feed
and vice versa.
This is what the top of the Facebook screen will look like no matter where you go
throughout Facebook. When you click on the Facebook icon, it will always take
you back to your home page/news feed. In the search bar, you can look up
friends that you would like to add to your friends list, such as clients you have
previously worked with or are currently working with. When you add them as
friends, they are able to see what you have previously done. In today’s social
media and technology age, many people turn to Facebook to publicly share their experience with
professionals.

QR Code:
The QR Code (Quick Respond Code) is a very easy way for potential clients to access your
contact information. By scanning this code, with the scanner app they have downloaded on their
phone, they will be able to access your information. We have added your QR code to all of our
materials presented.
When someone scans your QR code with their phone, this is the information they see:
There is also an option in the app to see past scans. This means they can scan your code when
they see it on your car magnet or mailer for example, then it will be listed in their scans. Your
contact information will be saved for them to easily access later on when they have more time.

This is what you will see after logging in. This is like Facebook in that you have a news feed.
You can see what your connections are posting and also supported content. You can share an
update, upload a photo, or write an article. This will also tell you how many people have viewed
your profile lately and how many connections you currently have made. On the right, LinkedIn
will let you know of anniversaries of your connections in their current careers.
This status bar will appear on the top of the page at all times. When you select “Home” you will
be brought to your news feed. When you select “Profile,” there is a drop down list allowing you
to see your updates, who’s viewed your profile, and edit your profile. If you simply click on
“Profile,” you will be brought to your profile. When you select “My Network,” you can choose
to see your connections, add contacts from your email, see people you may know and also find
alumni. The search bar at the top can be used to search for a specific person or company.
This toolbar is found on the top right of the screen.
Number 1 shows you messages that you will receive from connections.
Number 2 shows you notifications for example when someone connects with you.
Number 3 helps you grow your network by showing you people you may know and ways to sync
with your other programs such as email.
Number 4 will take you to your profile settings and also allow you to sign out.

adding to your profile. We have already input information into your summary, work experience,
certifications, interests, advice for contacting, languages, volunteer work, skills & endorsements.

Excel Client Master Spreadsheet: o Save icon on your desktop for easy access o Gather basic information about the client on your first contact then keep documenting throughout the transaction: o Name
  • 21. 21 o Spouse Name o Phone Number – home, office, fax o Email o Address – current o Address – future o Birthday o Miscellaneous – anything you want to remember about the client such as number of children or pets, favorite hobbies or future opportunities o Keep a small pad with you at all times to write quick notes down about the client. o Every morning when you get to the office or every afternoon before you leave (whichever you prefer), ensure all the information has been added into the spreadsheet o Consistency is key! o Keeping records is extremely important for future mailers, opportunities, reviews and contacts.
  • 22. 22 Creating Labels from Excel: Now that you have a master list of clients, creating labels to send postcards and mailers to your clients is very easy! Using the mail merge feature of Microsoft Word, you can import addresses directly from your Master Client Excel spreadsheet. You can pick and choose which clients during the label creating process or you can print labels for all the clients in the spreadsheet. This quick trick will save you a lot of time when it comes to sending out mailers!   • 23. 23 Video Walk-Throughs: This screen is what you will see when you start to make a new video using Windows Movie Maker. The First item on your list is to add pictures. When you click on the button that says add photos or videos, this next screen pops up. In this picture, you can see that you can click and drag your mouse to highlight multiple pictures to save time. Once you select your pictures or videos, you click open.
  • 24. 24 Consider this screen your new canvas to work with. Once you’ve hit this screen, you can add music, you can move the pictures around in any order, you can record a narration, but that is completely up to you. Music I would always recommend based on how people react to silent videos. Try to pick music without words so that way the potential consumer can focus on the home that you are showing in the video. Another tip would be to not repeat the same music in any of your videos because it may bore a potential client. ALWAYS give credit to the artist of the song, the photographer, and yourself. If you do not do this your video will get taken off YouTube and you may be blocked from posting again. You can give credit to all these people by simply clicking credits, and type in all the information. This automatically puts it at the end of your video. In the red oval, you can also see a title button. This is the same concept as the credit button, except to place in the beginning. With this you can
  • 25. 25 introduce the home by possibly typing the home address. Think of this movie development program as a fancy Power Point Presentation. So far we have the pictures, music, title, and credits. All that is left now is to save the video. Because you are planning on posting this on YouTube and various social media cites, you must save this differently than you would any other document. Click the Save Movie box that is circled by the red oval but hit the bottom part of the button that has the arrow. Click the YouTube recommended setting. If you don’t click this, then it will be a pain to resave it as the right format. Think of it as saving a circle to a circle box, and if you don’t save it properly, then it will become a square trying to fit in a circle box.

  • 27. 27 Now you choose a Name for your new movie and hit save. It takes a few minutes to save, but you officially have a new movie! Congrats! Connecting with Clients (Past, Present, and Future) Cold calling clients can be extremely difficult, especially if it has been a while, but by simply adding them on Facebook, they see your face and remember what a great experience they had with you. By adding your present clients to your Facebook, they can see that you are motivated in finding their dream home and see that you care about all your clients. Finally, your future clients could potentially see you posting about the town or posting about exciting new homes in the area and could be motivated to message you. 2. This is a tool that Facebook has for business accounts that helps you generate leads. For example, you could hold a contest so that when you hit 100 subscribers, you will randomly select one person to win a $50 Publix gift card. This will motivate your subscribers to share the cite so that way they have a chance to win the gift card. It’s a win-win situation. 4. Post Your Listings. Yes, use Facebook to post your listings, too. The golden rule in social media is 80/20. That is - post 80% of your content about lifestyles, customer interests, and other updates; post 20% of your content about you and your product. This keeps your social media social, and engaging. 5. Post YouTube Videos on Facebook People who spend a great deal of time online enjoy watching videos or seeing pictures instead of reading lengthy posts. Or Post an article about Home Reorganization or an article with Tips on Food or anything lifestyle related.  Saturday and Sunday 8am- You do not have to post, but be sure to log into Facebook to check if anyone sent a request to follow or sent any messages. If you do not respond within 24 hours, most people will give up and try someone else. 6) LinkedIn A professional social media tool to connect with professionals in the community including fellow real estate agents. Do not forget about your LinkedIn account. You might miss some amazing tips and tricks on how various other real estate agents are achieving success. 7) Relationships As you are aware, there are many other real estate agents out there, so you must be involved with your clients. You should connect with them on a level that no other real estate agent will. Instead of calling your client after the sale is over, message them on Facebook and see how they are enjoying their home. You can invite them to share their success story on your Facebook to tell potential clients about you. But it is vital to never let those relationships fizzle out.

  • 33. 33 YouTube: YouTube is a very simple way to find and post information. This simple walkthrough will show you the tools you will need to post your newly made videos. This is the main page of YouTube. This page is constantly changing based on the types of videos you watch. On this main screen, you have the options of searching videos or of looking at your own channel. In the red oval, you will also see a button that says Walkthroughs. In this book, there are a few links for the walkthroughs of the different social media. If you hit that button, you have access to see those videos at any time. That is called a playlist. Also in the red oval, you will see a button called My Channel. You are going to click that button now. This is your channel! This is what anybody can see if they are searching for you specifically or happen to click your name attached to the videos you have posted. You can see that you have uploaded one video already to your page. This is a test video using pictures that were already on your main website. You can always look back to this video to reference how it was made. Now you will see how to upload a video directly on YouTube using videos that you have already made using Windows Live Movie Maker. Go ahead and click Upload which is at the top right corner of your screen, directed by the red oval.
  • 34. 34 This is your Upload Screen. Click the Big Arrow directly in the red oval. At that screen you would select your videos file and select the video that you want uploaded. Make sure to select the proper video. You don’t want to be embarrassed by uploading the wrong video.
  • 35. 35 This is the screen that will appear when you select Open in the file box. In this screen, you can type up a description of the video. Such as the description of the house, how any potential clients can contact you or any other important information you would want your viewers to know. Underneath the description box is a very important box where you would “tag” yourself. These “tags” are what would make the video come up when someone is searching for a video. In the sample video that was uploaded the “tags” are #home, #test, #realestate, #roncochran, #lakeview, and #verobeach. These are all just suggestions and you can add as many as you like, but that is very important to add if you want anyone to watch your videos. To make proper use of the “tags” you must use the pound symbol followed immediately by the word without any spaces. After you are done making that one “tag”, you add a space and start with a new pound symbol. If you do not do this, then the “tags” are useless. After adding your description and “tags”, go ahead and hit publish! YouTube will do the rest and it will go right onto your channel. By scanning this code, with the scanner app they have downloaded on their phone, they will be able to access your information. We have added your QR code to all of our materials presented. This means they can scan your code when they see it on your car magnet or mailer for example, then it will be listed in their scans.
