Sales of single-family, re-sale homes
rose again in February, gaining 36.5%
year-over-year. They were up 2.6% from
January. There were 157 homes sold in
San Francisco last month. The average
since 2000 is 214.
The average sales price for homes rose
17.4% year-over-year.
The median sales price for single-family,
re-sale homes rose 5.6% year-over-year.
The median sales price for condos/lofts
was down 6.4% year-over-year.
The average sales price was off 3.2%
year-over-year.
Sales of condos/lofts rose 42.1% year-
over-year. There were 253 condos/lofts
sold last month. The average since 2000
is 230.
The sales price to list price ratio, or what
buyers are paying over what sellers are
asking, rose from 103.1% to 105.2 % for
homes. The ratio for condos/townhomes
rose from 98.2% to 100.2%.
Average days on market, or the time from
when a property is listed to when it goes
into contract, was 29 for homes and 64
for condos/lofts.
for homes rose 1.6 points to +6.7. Sales
momentum for condos/lofts was up 2.1
points to +1.3.
for single-family homes
fell 0.2 of a point to
+3.4. Pricing
momentum for
condos/lofts fell 1.8
point3 to –4.8.

San Francisco Homes: Sales Momentum

February 26, 2021 -- Bonds continued their weeks-long
selloff this week, lifting the yield on the ten-year U.S.
Treasury to levels last seen about a year ago, and drag-
ging mortgage rates higher along with them. Based on the
Freddie Mac PMMS, mortgage rates only rose about as far
as July levels, but Freddie's survey week was closing even
as Treasury yields were still rising, so not all of the uptick
has been realized just yet.
While the current economic data doesn't seem to support
such an upward run, there appears to be a combination of
factors at work lifting yields and rates. Most especially, that
quickly-falling levels of new COVID-19 infections and in-
creasing levels of vaccination will soon allow a much more
complete engagement of economic activity. Although this
optimism alone would probably be sufficient to firm rates a
bit, the prospects of adding another $1.9 trillion in fiscal fuel
to the economic fire as the economy is coming back on line
raises investor concerns about the prospects for higher
inflation.
Withmortgagerates ontheuptick,afairquestiontoaskis whether
ornottherewill beany outsizedeffectonthehousingmarket.Tobe
sure,anincreaseinratesis rarely welcomedbypotential homebuy-
ers,butevenwiththeriseoverthelastcoupleofweeks,rates
remainveryfavorable,justlessso.Theriseinrates willcurtail
refinancing,though,as asmallerinterestrategapbetweenan
existingloantoanewonecanchangetherefinancingcalcula-
tionforahomeowner.
Asfaras homesalesgo,well,alittlecoolinginthepacemight
actually notbeabadthing,as aslowingindemandwouldallow
inventorylevelsofexistinghomes forsaletorecoverabitandhelp
todampsurgingprices.TheNationalAssociationofRealtorsPend-
ingHomeSalesIndex wasalreadyshowingabitofbuyerfatiguein
January;thesalesindicatorbasedonsignedcontracts easedby
another2.8%forthemonth,andhasdriftedbacktoalevel roughly
akintolastJuly (stillabout13%aboveayearagoJanuary,though).
Firmermortgagerates asFebruaryprogressedmayseethePHSI
settlebackalittlemoreinFebruaryasaffordabilityisimpingedabit,
buttherehavebeentimeswhenasuddenshiftinrateshasactually
seenfolksjumpintothemarketbeforecosts andratesgetany
higher.We'll knowwhichoccurredinamonth's time.
Salesofnewhomespopped4.3%higherinJanuary,risingtoa
923,000annualrate,andthatontheheelsofanupwardrevisionto
Decembersales.Sincemorecanbebuiltondemand,sales ofnew
homesdon'thavethesameinventoryissues as doestheexisting
homemarket,butsuppliesherearetightatfourmonthsofsupply at
thepresentrateofsale.Thisis anactual 307,000builtandready to
besold,thehighestlevelofinventorysincelastMay.Also,and
whilethereareissues withshortages oflandandskyrocketing
lumberprices,themedianpriceofanewhomesoldlastmonthwas
$345,600--upjust1.7%comparedtoyear-agoprices.Conversely,
at$303,900,themedianexistinghomescostwas14.1%higher
thanayearago,andexistinghomepricesarelikelystillsettoaccel-
erateintothespringhomebuyingseason,ifperhapsatalesser
pace.

balancedbetweenan11.6%dropinapplications forpurchase-
moneymortgageandan11.3%fallinrequests forrefinancing
funds.Tobesure,mortgageappshavebeendecliningoflate,
withthelatestweekbeingathirdconsecutivefallforbothpur-
chasesandrefinances.
Sohereweare,inthemidstofafinancialmarket
recalibration,withinvestors shiftingpositions abruptly
inthelastcoupleofweeks.Thisisn'tanuncommon
occurrence;wehadseveralsuchepisodesinthe
lastyearalone,butsincethoseresultedinlower
mortgagerates,littleconcernwas expressed.It's
worthrememberingthatthelowestinterestratesare
usuallyaproductoftheworsteconomic times,and
thatmarket-based(ifnotpolicy-based)rates have
movedfromemergency,shelter-in-placelevelsin
responsetobothrealandexpectedimprovements
ineconomicactivity,andthatisactuallyagoodthing.
Ofcourse,toomuchofagoodthingcanalsohave
negativeconsequences,sowehopethattheuptick
andreadjustmenthasrunitscoursefornow.Alt-
houghtherearesomesigns thatithas,mortgage
ratesarestilllikelytokick higheragainnextweek,
probablybyanother8basis pointsorso...butour
crystal ballhasbeenundershootingthelastcouple

  • 1. If you are planning on selling your property, call me for a free comparative market analysis. Sales of single-family, re-sale homes rose again in February, gaining 36.5% year-over-year. They were up 2.6% from January. There were 157 homes sold in San Francisco last month. The average since 2000 is 214. The average sales price for homes rose 17.4% year-over-year. The median sales price for single-family, re-sale homes rose 5.6% year-over-year. The median sales price for condos/lofts was down 6.4% year-over-year. The average sales price was off 3.2% year-over-year. Sales of condos/lofts rose 42.1% year- over-year. There were 253 condos/lofts sold last month. The average since 2000 is 230. The sales price to list price ratio, or what buyers are paying over what sellers are asking, rose from 103.1% to 105.2 % for homes. The ratio for condos/townhomes rose from 98.2% to 100.2%. Average days on market, or the time from when a property is listed to when it goes into contract, was 29 for homes and 64 for condos/lofts. for homes rose 1.6 points to +6.7. Sales momentum for condos/lofts was up 2.1 points to +1.3. for single-family homes fell 0.2 of a point to +3.4. Pricing momentum for condos/lofts fell 1.8 point3 to –4.8. February 26, 2021 -- Bonds continued their weeks-long selloff this week, lifting the yield on the ten-year U.S. Treasury to levels last seen about a year ago, and drag- ging mortgage rates higher along with them. Based on the Freddie Mac PMMS, mortgage rates only rose about as far as July levels, but Freddie's survey week was closing even as Treasury yields were still rising, so not all of the uptick has been realized just yet. While the current economic data doesn't seem to support such an upward run, there appears to be a combination of factors at work lifting yields and rates. Most especially, that quickly-falling levels of new COVID-19 infections and in- creasing levels of vaccination will soon allow a much more complete engagement of economic activity. Although this optimism alone would probably be sufficient to firm rates a bit, the prospects of adding another $1.9 trillion in fiscal fuel to the economic fire as the economy is coming back on line raises investor concerns about the prospects for higher inflation. Withmortgagerates ontheuptick,afairquestiontoaskis whether ornottherewill beany outsizedeffectonthehousingmarket.Tobe sure,anincreaseinratesis rarely welcomedbypotential homebuy- ers,butevenwiththeriseoverthelastcoupleofweeks,rates remainveryfavorable,justlessso.Theriseinrates willcurtail refinancing,though,as asmallerinterestrategapbetweenan existingloantoanewonecanchangetherefinancingcalcula- tionforahomeowner. Asfaras homesalesgo,well,alittlecoolinginthepacemight actually notbeabadthing,as aslowingindemandwouldallow inventorylevelsofexistinghomes forsaletorecoverabitandhelp todampsurgingprices.TheNationalAssociationofRealtorsPend- ingHomeSalesIndex wasalreadyshowingabitofbuyerfatiguein January;thesalesindicatorbasedonsignedcontracts easedby another2.8%forthemonth,andhasdriftedbacktoalevel roughly akintolastJuly (stillabout13%aboveayearagoJanuary,though). Firmermortgagerates asFebruaryprogressedmayseethePHSI settlebackalittlemoreinFebruaryasaffordabilityisimpingedabit, buttherehavebeentimeswhenasuddenshiftinrateshasactually seenfolksjumpintothemarketbeforecosts andratesgetany higher.We'll knowwhichoccurredinamonth's time. Salesofnewhomespopped4.3%higherinJanuary,risingtoa 923,000annualrate,andthatontheheelsofanupwardrevisionto Decembersales.Sincemorecanbebuiltondemand,sales ofnew homesdon'thavethesameinventoryissues as doestheexisting homemarket,butsuppliesherearetightatfourmonthsofsupply at thepresentrateofsale.Thisis anactual 307,000builtandready to besold,thehighestlevelofinventorysincelastMay.Also,and whilethereareissues withshortages oflandandskyrocketing lumberprices,themedianpriceofanewhomesoldlastmonthwas $345,600--upjust1.7%comparedtoyear-agoprices.Conversely, at$303,900,themedianexistinghomescostwas14.1%higher thanayearago,andexistinghomepricesarelikelystillsettoaccel- erateintothespringhomebuyingseason,ifperhapsatalesser pace.
