In November 2012, just as the
real estate market in Dubai was
experiencing a revival, Sheikh
Mohammad bin Rashid
announced the creation of
Mohammad bin Rashid City.

This vast area was subsequently
divided into several major
projects including District One,
Dubai Hills, Sobha Hartland,
District 7, project for Emirates
Airlines staff etc. 

Within this district has now
emerged what are considered to
be the two most luxurious
residential developments in the
city: Meydan (blue) and Dubai
Hills by Emaar (green)

District One is part of Meydan.

Conception
Meydan Group is wholly owned
by the Government of Dubai and
initiated directly by Sheikh
Mohammad bin Rashid. 

The portfolio of Meydan
includes the following:

- Dubai Racing Club & Dubai
World Cup (the world’s richest
horse race)

- Meydan One Mall

- Corinthia Hotel (on JBR)

- Meydan Hotel

- Dubai Equestrian Club

• These are considered to be
among Dubai’s most
luxurious villas in terms of
size, design and price. 

• Consists of 4, 5, 6, 7 & 8
bedroom villas & mansions. 

• Total of 600 ready villas now
delivered

• These villas were completed
in 2018 and 2019 and the
first residents are now
occupying these homes.
Masterplan Components: Private Island
Private Island
• This private island is reserved
for the Royal family of Dubai. 

• The Island is ready but no
construction has been done on
it. 

• The Island will be customized
according to Royal Family
specifications 

• This further adds prestige to this
iconic development.
Masterplan Components: Crystal Lagoons
Crystal Lagoons
• This is one of the most incredible
features of District One. 

• Largest man made lagoon in the
world measuring 7 KM in distance
and adds about 14KM of shoreline to
the community. 

• The technology behind this crystal
lagoons comes from the United
States. This is pure, treated water
with nearly no chemical input which
gives the water its characteristic
Bahama blue color. 

• The lagoon is large enough to
accommodate swimmers, paddle
boarding and other non-motorized
aquatic leisure activities.

• The lagoon is completely ready now.

• 37,000 sq. m entertainment
experience

• 5,430 sq. m Medical Center

• Luxury Plaza Hotel, Lifestyle Canyon
& 20,000 sq. m office tower

Masterplan Components: District One Residences
District One Residences
• These are the luxury low-rise and
mid-rise apartment buildings built
along the Crystal Lagoons. 

• Over 12 buildings have already
been launched and sold to the
general public. 

• First completion of the buildings
commences in 2021. 

• In addition a number of 4 story
buildings have also been sold to
private investors. 

• There will be a total of about 2,000
apartments in total in this
community when all buildings are
completed.

• This picture is from March 2018 so it
is not updated

• However, it gives an amazing
perspective on the proximity of
District One to the Downtown /

Crystal Blue
• This water is processed with minimal chemicals using a
special technology which gives it its crystal blue look

• This water is just a 1.5 feet deep and temperature controlled.
Residents can swim in it year round; as well as indulge in
non-motorized activities.

• All villas come in three architectural styles: modern,
contemporary or Islamic

• There are 4, 5 and 6 bedroom villas. There are also
7 & 8 bedroom mansions

• These are some images of a 5 bedroom villa. This
villa is for AED 13,000,000

• These pictures are from early 2019
and late 2018. 

• Unlike Dubai Mall which is fairly close
by this mall will have less retail and
more entertainment destinations.

  • 3. In November 2012, just as the real estate market in Dubai was experiencing a revival, Sheikh Mohammad bin Rashid announced the creation of Mohammad bin Rashid City. This vast area was subsequently divided into several major projects including District One, Dubai Hills, Sobha Hartland, District 7, project for Emirates Airlines staff etc. Within this district has now emerged what are considered to be the two most luxurious residential developments in the city: Meydan (blue) and Dubai Hills by Emaar (green) District One is part of Meydan. Masterplan Components: Phase 1 & 2 Phase 1 & 2 • Ready now • These are considered to be among Dubai’s most luxurious villas in terms of size, design and price. • Consists of 4, 5, 6, 7 & 8 bedroom villas & mansions. • Total of 600 ready villas now delivered • These villas were completed in 2018 and 2019 and the first residents are now occupying these homes.

Masterplan Components: Private Island Private Island • This private island is reserved for the Royal family of Dubai. • The Island is ready but no construction has been done on it. • The Island will be customized according to Royal Family specifications • This further adds prestige to this iconic development.

Masterplan Components: Crystal Lagoons Crystal Lagoons • This is one of the most incredible features of District One. • Largest man made lagoon in the world measuring 7 KM in distance and adds about 14KM of shoreline to the community. • The technology behind this crystal lagoons comes from the United States. This is pure, treated water with nearly no chemical input which gives the water its characteristic Bahama blue color. • The lagoon is large enough to accommodate swimmers, paddle boarding and other non-motorized aquatic leisure activities. • The lagoon is completely ready now.

Masterplan Components: Crystal Lagoons Meydan One Mall • Over 550 retail outlets including a 13,200 sq. m hypermarket • Grand Civic Plaza with over 30,000 occupants • 190 Food & Beverages outlets • 21 screen cinema • 1 KM long indoor ski slope & 12,000 sq. m Winter Village • 25,800 sq. m Dancing Water Fountain • 37,000 sq. m entertainment experience • 5,430 sq. m Medical Center • Luxury Plaza Hotel, Lifestyle Canyon & 20,000 sq. m office tower • 12,600 car parking spaces Will be ready in late 2020 or 2021

Masterplan Components: District One Residences District One Residences • These are the luxury low-rise and mid-rise apartment buildings built along the Crystal Lagoons. • Over 12 buildings have already been launched and sold to the general public. • First completion of the buildings commences in 2021. • In addition a number of 4 story buildings have also been sold to private investors. • There will be a total of about 2,000 apartments in total in this community when all buildings are completed. Will be completed in 2021 - 2023.

  • 18. Crystal Blue • This water is processed with minimal chemicals using a special technology which gives it its crystal blue look • This water is just a 1.5 feet deep and temperature controlled. Residents can swim in it year round; as well as indulge in non-motorized activities.
