Luminaire is a high quality, contemporary, air‐
conditioned headquarter office space totalling
48,880 ft². Construction work on this project
started in May 2007 with demolition of the
internal and external fabric of the building while
maintaining the core steel frame. In terms of M&E
Services this was effectively a new build.
The electrical works included connection of the
existing mains power supply to a new intake
panel and the provision of sub‐mains to
individual office floor distribution boards. Small
power installations were required in the core
areas including toilets, lobbies, staircases and the
main reception/entrance. Trinity were also asked
to provide a full lighting scheme (which included
emergency and external lighting) fire alarm
installations and lightning protection.
Trinity fully designed the M&E Services from an
initial performance specification and scheme
drawings, prepared by Wright Engineering
Consultants. The mechanical works included 3
pipe heat recovery cooling/heating installations to
offices and the reception plus balanced
mechanical supply and extract ventilation with
radiator heating to toilets, shower rooms and
circulation areas including internal staircases.
