The Chicago Plan Commission approved Galleria 89, a
mixed-use development situated at 8840 S Commercial
Avenue in South Chicago. This proposal will maintain
an existing structure on the site. The development is
spearheaded by 548 Capital, with the design being a
collaborative effort involving Rivetna Architecture and
Farr Associates.
Three-story building set for restoration. The basement
floor will house a modest leasing office, an 80-bicycle
parking facility, and storage dedicated to the residents.
Moving up to the ground floor, there will be 1,900
square feet of retail space, divided into two sections at
the corner. A small residential entrance will provide
access to the 12 residential units above, all comprising
one-bedroom layouts.
As part of the project, efforts will be directed towards
the restoration and replacement of all deteriorated brick,
granite panels, and ornamental features. Additionally,
the side facade will undergo restoration, incorporating
designated areas for the display of public art.

strategically designed to cater to different sports.
The threshold promotes inclusivity, welcoming
enthusiasts from various disciplines. Adjacent to
the sports center, a linear park unfolds,providing a
green expanse for outdoor activities, jogging paths,
and relaxation.
This symbiotic relationship between the sports
center and the linear park aims to foster a holistic
approach to wellness, offering both high-performance
