The cost of construction is at an all time high, I've posted a lot of information on the internet in
relation to how UBS and its Integrated Building System can help change the way construction

2. However many readers seam to make a preconceived opinions that UBS products and method of
construction will enable them to only construct some sort of prefabricated building or low cost
housing. They feel the system would be expensive to use within their country, or it will produce
buildings that are inferior compared to products they are currently using. (conventional high cost
building materials and construction methods)
This preconceived option could not be further from the truth. What I would like to do, is to
try and prove to readers that the UBS System will provide a superior, green energy efficient,
Eco friendly, structurally stronger housing and buildings for a vastly lower price, reducing
construction build times by as much as 70 to 80% and reduce build costs between 30 to 50%.
UBS building systems can achieve its claims with cleaver engineering that saves time at every
stage of the construction process and by manufacturing extremely price competitive construction
materials. (low Carbon foot print manufacturing process)
Another obvious point, l would like to bring to your attention is the UBS system can be
combined with normal construction methods to help speed up construction and reduce the dead
load weight of a building. (reducing the cost of the substructure)
A simple example would be, the UBS wall block could be used to infill walls on multi story
buildings, which would not only greatly reduce weight. It would speed up the buildings
completion date and provide energy efficient walls that would lower heating and cooling costs,
reduce sound transfer.......
Every product UBS has designed takes only minutes to install, reduces dead load weight and
reduces the amount of materials used, (Concrete, re-bar, cement, plaster, and so forth) where
the same function using conventional materials takes hours if not days to complete.(massive
savings on labor costs and holding costs)
3. A typical construction job like a 4 x 2 home using the UBS system of constructing, would be
completed within 2 to 4 weeks compare that to a conventional build time of 4 to 6 months.

4. Information regarding base materials used to manufacture UBS products.
What is EPS
Expanded Polystyrene insulation is a lightweight, rigid, closed cell insulation. EPS is available in
several compressive strengths to withstand load and back-fill forces. This closed-cell structure
provides minimal water absorption and low vapor permanence.
Commonly used as insulation for walls, foundations and roofing, there are many benefits to
selecting EPS products:
• Long-term R-Value (“R” is the resistance to heat flow)
• Energy efficiency
• Constant thermal resistance
• Measurable energy savings
• Strength
• Sustainability
• No growth of bacteria, nor will it decay over time
• Dimensional stability
• Chemical inertness

EPS Insulation is composed of organic elements – carbon, hydrogen and oxygen – and does not
contain chlorofluorocarbons (CFCs) or hydro chlorofluorocarbons (HCFCs).
What is MgO
Magnesium oxide or MgO is used as a basic refractory material for crucibles and as a principal
fireproofing ingredient in construction materials.
As a construction material, magnesium oxide cements have several attractive characteristics: fire
resistance, moisture resistance, mold and mildew resistance, and strength.
Before the widespread 20th century use of Portland cement magnesium oxide and magnesium
chloride based cements were numbered amongst the world’s popular cement products. Once the
introduction of Portland cement essentially cornered the market in the latter part of the 19th
century, serious public health issues began to be quietly recognized, documented, and
scientifically verified as being directly linked to the use of limestone/gypsum based cement and
concrete products. In contrast to this sobering reality magnesium cements have consistently
proven to be superior in strength, versatility, and environmental integrity.
5. Availability and Benefits of Magnesium/Phosphate based cements:
Magnesium deposits exist in abundance in every corner of the earth and cover roughly 8% of the
world’s surface. Depending upon where they are mined, magnesium oxide and magnesium
oxide/magnesium chloride cements require only 20%-40% of the energy required to produce
Portland cement. Phosphates are available from many sources ranging from phosphoric rock to
animal wastes and fermented plants, which historically were used to “react” with various oxides
to produce these environmentally friendly, non-toxic cements.
EPS Pod System used to form a Raft slab and foundation.
Raft slab systems are easy to set up and dramatically reduce the amount of concrete required to
construct a slab . These pods are used to form a series of vertical beams running perpendicular
providing strength and stability while a bond beam or footing is formed around the external edge
of the slab.
Pods can range in various sizes and EPS density which effects the price (EPS can be
manufactured in a density range from 8kg up to 40kg)

6. Wall Block System (Standard wall blocks.)
Blocks coated both side to a machine finish with 3mm of MgO material which is fiberglass mesh
reinforced. (Each blocks weight is approximately 35 – 37 kg)
Standard blocks have structural core holes that are 100mm wide and 200mm long at 300mm
centers (set apart) which are used as the form work to form the structural skeleton of the
building.
Note: Core holes can be cut to and spaced apart as required to suit project and engineers
requirements.
Standard block size is 2 m long x 1meter high and 186mm thick

19 kg density US$26.60 per meter
UBS has developed many unique manufacturing process, one such process is where we can cut
the structural core holes within our wall block system, at any size or spaced apart as specified by
the engineer for specific projects. (unlike other block system available with a one block fits all
applications mentality)
7. These other systems often require their block to be modified on site to suit the job at hand (takes
time which cost money) or they simply leave the core holes empty. (which removes insulation
material unnecessarily which can also cause a hollow drum sound within the wall) Because our
core hole cutting process is undertaken after the surface coating procedure has been completed
UBS blocks can be manufactured to only have core holes cut where the concrete structural infill
material is required. (Manufactured to job specifications)
This flexibility enables engineers to specify exactly how many core holes at what spacing's are
required within a wall block to provide the structural skeleton of the building. (less concrete and
rebar steel equals even lower construction costs and faster build times)
Buildings can be engineered to suit such requirements as soil and ground conditions or
Earthquake and Cyclonic regions, our blocks can be manufacture to suit all your specific
requirements.
Core holes cut into the block which provide the form work for the structural skeleton of the
building.
8. Construction Panel
Standard construction panel.
Each panel is steel tube reinforced with 2 x 40mm x 60mm patio tubing that are laminated into
the panel. The panel is 4 meters long 600 mm wide and 120 mm thick.
15 Kg panel is US$24.60 per meter
19 Kg panel is US$27,60 per meter
Each standard panel with steel strengthening tubes weight is 57kg however this weight may vary
due to engineers specifications on the size of steel tubes laminated into it . Standard panels are
easy to maneuver into place without the need for heavy lifting equipment. There large size makes
any job quick and easy to cover.
9. UBS construction panel can be used for ceilings, roofing, additional floors and decking, its fully
trafficable and can support the weight of workers with ease.
Floor & roof panel average weight is 57 – 60kg making them easy to handle and install. (heavy
lifting machinery is not required)
Column and Beam
UBS can manufacture light weight columns and beams to suit all construction requirements, (All
we require is the desired specifications)
Standard wall thickness of a column or beam, MgO coated form work is 40mm.
Cost of columns or beams

15 Kg density is US$7.25 square meter
19 Kg density is US$7.65 square meter
This time saving product removes the need for form work as the product itself is the form work .
Columns and beam can be set into place within a few minutes, ready for re-bar and concrete
(lightweight and easy to install, heavy lifting equipment is normally not required) Which again
saves time and money.
The buildings walls, internal columns and beams are all tied together using a bond beam system
around the entire structure. Windows and doors have a complete reinforced concrete surround
that encapsulates the entire frame. The bond beam system is used to secure additional levels or
the roofing system by securing steel connection fitting to the bond beams re-bar before the
concrete is poured.
10. Advanced feature of UBS products
MgO coating - UBS has developed extra strong coatings for its construction material system.
(2-3 times stronger and impact resistant than cement) Using specially formulated Magnesium
Oxide based mixtures that provide , mold , mildew, insect , water and fire resistance, with
strength and durability far stronger than cement coatings. These coating are considered Eco
friendly and environmentally friendly, it's extremely safe to use – unlike cement based
materials.
Fiberglass mesh reinforced - In addition to the many benefits this building system delivers, the
coating that's applied to the EPS panels has been, fiberglass mesh reinforced (this preventing any
cracking of the walls and ceiling coatings)
11. EPS Block and Panel preparation - All EPS is specially prepared prior to coating (to minimize
any chance of coating delaminating) Which means a lot less maintenance to our building
structures in the future.
EPS Block and Panel density variation - EPS can be manufactured is many density variations,
they can range from 8kg up to 40kg, the lower the density of the EPS the least cost. Low density
EPS effects its performance as a insulator and sound barrier. UBS prefers to use mid-range
density fire retardant EPS on all our standard product range however this can be change at a
customer's request for a specific order. (Prices will reflect changes to specification)
EPS Block and Panel size and thickness - UBS machinery and manufacturing process are
extremely flexible, we can alter almost every aspect of our machinery configuration set up to
accommodate the requirements of an Engineer or Architect. Our products can range from 40mm
in thickness up to 350mm (Prices will reflect changes to specification)
Coating thickness - UBS manufacturing processes and machines are fully adjustable, the
thickness of coating applied to the EPS is dependent upon the application our products are being
used for (standard 3mm) Coating can be varied in ranges between 3mm to 20mm in thickness if

12. Conclusion
