Ò Understand four factors affecting demand for
asset.
Ò Apply theory of demand asset to analyze
financial asset variations
Ò Understand the relationship between asset
market and forecast market trends.
1. FACTORS AFFECTING DEMAND FOR ASSETS
1.1. Wealth:
Ò All economic resources that a person have
Ò As wealth increases, the demand for financial assets
also increases based on asset demand elasticity related
to welath.
For example, the demand for shares of the Vietnam stock market
is 1.3 meaning that demand for shares increasesby 130% when
investors' wealth increasesby 100%
Ò There are two types of financial assets: necessity
asset(elasticity < 1) and luxury asset (elasticity > 1)

1.2. Expected return: the rate that express how much people
can earn when investing.
Ò A higher expected return results in an increasein demand
for assets (and demand for other assets goes down)
Ò Formula for expected return:
Re = ∑ pi x Ri
∑pi = 1
Re : expected return
Ri: expected return in each case (i)
pi: pribalbility in each case (i)
EXAMPLE
Ò Market return is 8%/yr, Bond A can have
different expected return as follow:
É 15% if market return decrease to 7%/yr, probability
of this case is 30%
É 18% if market return decrease to 6%/yr, probability
of this case is 20%
É 3% if market return decrease to 10%/yr, probability
of this case is 50%

1.3. Risk: uncertainty of asset’s expected return
Ò In financial market, most investors have risk
averse preference. Therefore, When the risk of
an asset goes up, demand for one asset goes
down, thus increasing demand for other assets
(other factors unchanged)
Ò The riskier, the higher return

Ò Diversification:
“The issue is that why investors hold many risky asset
instead of only one?”
§ One of the most important principle in finance is that “Do
not put all eggs in one basket”
§ When investors hold risky assets that have opposite
trend of expected return,the risk of portfolio can be
decreased

§ Risk can be classified into 2 types:
§ Diversification risk
§ Non-diversification risk
=> What is more important?
§ The higher the non-diversificationrisk, the higher the
return
BENEFIT OF DIVERSIFICATION

1.4. Liquidity: the ability to transfer asset to cash
easily and cost low fee.
Ò If liquidity goes up, then demand goes up for
that asset, thus demand falls for the other
assets.
Example: there is two options:
É Buy 100 ounce gold with 34mil/ounce
É Buy one real estate with 3,4 billion.
