Commercial Floors: Only for lease We do not have the rates yet but definitely, it will be at par with the lease rates of other ground floor commercial spaces of other building here in Ortigas. Number of Loft levels = 3
  11. Floor to Celing Height of 3.8 meters will make our lobby grand or hotel-like
  12. - Tip: Make the clients imagine going home from work…stressed…when they get to the driveway, they will feel relaxed as they hear the sound of water coming from the fountain. When they enter the building, they will be greeted not by a security guard, but by a Bell boy (nicely dressed) because we have a condotel. Make the clients feel like going home to a hotel everyday.
  13. Imagine entering the building. On your left, you would find the elevator. On your right, you would find the Reception Area with well-dressed Receptionists (because it is a condotel)
  14. Reiterate difference of loft to bi-level. Each residential floor is Modular in design. This means that you can combine as much units as you want. Even though we have 783 units in the building, do take note that we have a lot of buyers who bought 2 or 3 units to combined. Our 1-Bedroom combined model unit shows how much we are encouraging our buyers to have their units combined.
  15. Tips on memorizing Typical Floor Plan: For Flat levels (6 th to 36 th Floor) All corner na pabilog are 2-bedroom units. On a typical Floor Plan, we have 4 2-bedroom on each level The rest of the units are 1-bedroom For 5 th Floor This is also a level of flat units but only half of the floor was used for residents’ use. On this floor, we only have 15 units (3 2-bedroom and 12 1-bedroom) Why? So that on the 3 rd Floor for amenities, we have high ceiling and the advantages are maaliwalas, maluwag, mahangin, etc…
  16. H+I units in this Floor Plan is exactly what we have in the Model Units. Have you heard of a 4-Bedroom unit being offered by other developers for about P8,000,000.00? With TER, it is possible since we have 1-BRs next to each other and which you can combine for only P1.9M each. Also, since the price of these units is less than P2.5M, you can buy it without VAT and just with separate titles.

IN SUMMARY: All walls are painted in white For Living and Dining of all 1-bedroom: with ceiling or gypsum board and painted in white For Living and Dining of the rest of the units: no ceiling or gypsum board, just cement na makinis and painted in white. Why? Because there are no pipes exposed on these areas. Buyers have the option to do drop-off ceilings and so on. All bedroom and kitchen: with ceiling because of the pipes All T&B: same with all bedroom and kitchen
  19. - These materials are what buyers will see when we turnover their units.
  20. Pressurized Fire Exits: In case of fire, there’s a system that will help tenants move faster without smoke in the fire exits. Smoke Evacuation System in Hallways: same as above, no smoke.
  21. Fire-Rated Doors for residential Units: It will take 1 hour and 30 minutes before masira ng sunog yung door Garbage Chute with A/C: to avoid easy spoilage of food thrown on the chute (will help eliminate odor) Garbage Chute with Sprinkler: in case of fire
  22. - Sewage Treatment Plant: used water is cleaned first from toxics before throwing it out of the building
  23. - We are not like other developers wherein before you enter the car park, you have to wait first for the other car to exit the building or when you are on your way out of the car park, you have to wait first for the other car to enter the car park because it is only 1 way. Ours is 2 way.
  24. - Topping Off means we have reached the top most floor of the building, which is the roof deck.
  25. Pre-cast concrete: walls of the building Energized building: everything is already working Building Completion: everything is finished Testing & Commissioning: also known as punch listing, wherein before turn over, developer will check if everything is working within each unit (toilet, shower, plumbing, etc…)
